Grout haze or grout smears as it is often called can be a huge problem when laying tiles. Grout haze is basically grout that has been left to dry on the surface of the tile after installation. It’s a common problem which is exacerbated by the use of quick drying products. Take for example this interesting Wood Effect Ceramic Tile installation at a house in Guildford following installation by a builder.
I was a bit slow in following up on the initial enquiry as we had been very busy so by the time, I got in touch I was told they had employed someone else to carry out the work. I apologised for my late response and said to call me if he needed help in the future. Three days later I got a call so we arranged a visit so that I could carry out a test and quote a price.
As it turns out the builder had returned and failed to remove the grout haze and so had a rival firm that seemed more interested in selling unnecessary sealer than fixing the problem. I was astonished to see what a state the builder had left his floor. Grout was all over the floor with footprints walked across thresholds and more. I could understand it if there was some grout was missed after installation but not to this level!
I carried out a successful test and confirmed to the customer that there was absolutely no need to rip and replace his £2k floor. We agreed a date to resolve the problem and to say he was relieved was an understatement!
The builders had used Mapei grout which contains polymers. Polymers offer better flexibility and adhesion, however in order to remove the grout haze we would first need to break down the polymers in the grout first and this is why the rival firm failed.
With that in mind, my first action was to apply Tile Doctor Remove and Go to the floor and leave it to dwell for five to ten minutes. I then worked it into the tile using a scrubbing pad fitted to a rotary machine.
After washing the soil away with warm water and extracting with a wet vacuum I applied Tile Doctor Grout Clean-up to treat the grout. Grout Clean-up is an acid-based product that breaks down the grout so it can be rinsed away and extracted as before. Afterwards I rinsed the floor with warm water and extracted again to remove any trace of product and neutralise the floor. After removing as much moisture as possible with the wet vacuum I speed dried the tiles with a blower.
Ceramic tiles won’t accept a sealer so once the floor had dried the job was finished and it took less than a day.
The customer was over the moon with the difference. While his floor was in such a state, he has been unable to bring in new furniture as the serious possibility of removing the tiles was hanging over him.
Relieved that the problem was now resolved he kindly left the following review:
“I had a floor that had just been laid with very heavy grout haze. I had already had advice from two other professional floor cleaners who had advised me that the floor was irreparable and would need to be pulled up. As soon as I spoke with Rupert, it was clear he was extremely knowledgeable. He asked questions none of the other companies had. By understanding the specific nature of the problem, he was able to solve it by first removing the grout polymers and then applying an acid wash. The floor came up brilliantly. Rupert was the only person I spoke to that could fix this, everyone else told me I needed to replace my floor! Superbly knowledgeable, professional and did an excellent job. We really wanted an open design which completely reversed the claustrophobic feel of the old kitchen. The U-shape design is turned 90 degrees from the original kitchen. Now it faces the dining area which nicely blends the bar seating with kitchen table. For parties the kids can use the bar while the adults use the table.
We find having the range on the island allows the cooking to be done in front of guests while providing an abundance of work space and great flow around the island. The challenge in this design is avoiding the range hood blocking the view. We solved this problem by choosing an in-ceiling hood, the Cirrus by Best. This hood required more space in the ceiling than we had so a 6" drop box was made to accommodate the hood height. The box was made the same size as the island and included color LED lighting to provide an accent to the kitchen.
Instead of putting pendants over the island, which we had originally wanted, we installed mini pot lights to ensure the view across the island isn't disrupted. Four mini pot lights compliment the four bar seats and mini pendants were hung by the window over the sink instead.

Often times some of the best features cannot be seen or captured on film. That is the case with this indoor water adventure. Seconds later, the swimmers are saturated with hundreds of gallons of water carrying them quickly back to the tropical lagoon where they first began; and then do it all over again. The project is located in Chantilly, VA in the rear yard of a new home and was virtually a blank slate. The Chantilly Entertaining Terrace space is elevated off the existing grade by approximately three feet allowing direct access by the existing French doors. The space incorporates a built-in outdoor kitchen complete with gas grill, storage and a refrigerator. The grill faced in local chocolate grey stone and topped by a honed Virginia Mist locally quarried granite. The cabinetry and appliances are all low maintenance stainless steel. The terrace is large enough for everyday dining area along with a lounge space that includes a custom built-in gas fire table with the base faced in same stone as grill and the same Virginia Mist honed granite. The terrace spaces backs up to a natural wooded area so it was determined that an open railing system was important to preserve the views. So a custom hammered metal and tempered glass railing system was designed to allow view and add an elegant solution. Landscape lighting is subtly placed below the stone pier caps to provide ambient light and highlight the stone work at the same time.
The unique problem was locating a granite that was dark blending with the other masonry and did not heat up and crack in full sun-exposure and would also winter well in an exterior application. The granite grill counter top and fire table top all had to be replaced due to this issue.

A Gilmans Kitchens and Baths - Design Build Project (REMMIES Award Winning Kitchen)
The original kitchen lacked counter space and seating for the homeowners and their family and friends. It was important for the homeowners to utilize every inch of usable space for storage, function and entertaining, so many organizational inserts were used in the kitchen design. Bamboo cabinets, cork flooring and neolith countertops were used in the design.
Storage Solutions include a spice pull-out, towel pull-out, pantry pull outs and lemans corner cabinets. Bifold lift up cabinets were also used for convenience. Special organizational inserts were used in the Pantry cabinets for maximum organization.

This walk through Master Dressing room has multiple storage areas, from pull down rods for higher hanging clothes, organized sock storage, double laundry hampers and swing out ironing board. The large mirrored door swings open to reveal costume jewelry storage. This was part of a very large remodel, the dressing room connects to the project Master Bathroom floating wall and Master with Sitting Room.

interconnected the interior, and courtyard / pool spaces with the beautiful colorado sky above.
simple clean, walnut wall paneling creates a warm and timeless feel that flows through this home.
The kitchen uses the full height of the interior, while staying in proportion to the space. The ease of
access to this dynamic area allows its multi purpose island to function as a pool party bar,
or gourmet kitchen for entertaining large groups… and as always a work zone for daily problem solving.
This extremely functional, but friendly kitchen was kept simple with small precise details to mimic the overall home.

A recent project of ours in Harrison NY had us taking an adequate builder designed kitchen to something much more special. The original layout led to traffic jams while entertaining and valuable storage was lost due to the fact that the cabinets did not go to the ceiling.
The new design moves the refrigerator out of the traffic pattern that often lead to gridlock
in previous years as well as providing ample storage for trays and baking sheets in the slim pantry. Grillwork doors allow for airflow from the air-conditioning vents, while still allowing for cabinets to the ceiling.
A professional grade range replaces the old smaller model, with a heavy-duty hood to assure complete ventilation no matter what the cook creates. The microwave moves farther down the work triangle to assure that the heating of a cup of coffee or bag of popcorn need never interfere with the chef again. Equally of value is the island mini-frig not just to chill the occasional bottle of wine, but to keep the kids sodas out the main refrigerator.
And then there is the desk/ command central area. The formerly blank wall where no piece of furniture seemed to fit, because of the radiator, has become an efficient home office.
With room for two people to work, grown-ups can search Food Network for recipes while the kids do their homework – problem area solved!
