Inspiration for a transitional light wood floor living room remodel in Phoenix with a corner fireplace and a tile fireplace

This contemporary farmhouse is located on a scenic acreage in Greendale, BC. It features an open floor plan with room for hosting a large crowd, a large kitchen with double wall ovens, tons of counter space, a custom range hood and was designed to maximize natural light. Shed dormers with windows up high flood the living areas with daylight. The stairwells feature more windows to give them an open, airy feel, and custom black iron railings designed and crafted by a talented local blacksmith. The home is very energy efficient, featuring R32 ICF construction throughout, R60 spray foam in the roof, window coatings that minimize solar heat gain, an HRV system to ensure good air quality, and LED lighting throughout. A large covered patio with a wood burning fireplace provides warmth and shelter in the shoulder seasons.

Our goal on this project was to create a live-able and open feeling space in a 690 square foot modern farmhouse. We planned for an open feeling space by installing tall windows and doors, utilizing pocket doors and building a vaulted ceiling. An efficient layout with hidden kitchen appliances and a concealed laundry space, built in tv and work desk, carefully selected furniture pieces and a bright and white colour palette combine to make this tiny house feel like a home. We achieved our goal of building a functionally beautiful space where we comfortably host a few friends and spend time together as a family.

The new backyard is perfect for entertaining large groups, hosting intimate dinners, or relaxing. Birdhouses and plants line the new space and a pergola shades a table for al fresco dining. A pass-through into the basement allows guests to pull a stool right up to the bar.

Owned by a long-time client of Pulp, this home reflects the owner's personal style -- well-traveled and eclectic -- while also serving as a landing pad for her large family. With spa-like guest bathrooms equipped with robes and lotions, guest bedrooms with multiple beds and high-quality comforters, and a party deck with a bar/entertaining area, this is the ultimate getaway.

This custom home was built for empty nesting in mind. The first floor is all you need with wide open dining, kitchen and entertaining along with master suite just off the mudroom and laundry. Upstairs has plenty of room for guests and return home college students.

The genesis of design for this desert retreat was the informal dining area in which the clients, along with family and friends, would gather.
Located in north Scottsdale’s prestigious Silverleaf, this ranch hacienda offers 6,500 square feet of gracious hospitality for family and friends. Focused around the informal dining area, the home’s living spaces, both indoor and outdoor, offer warmth of materials and proximity for expansion of the casual dining space that the owners envisioned for hosting gatherings to include their two grown children, parents, and many friends.
The kitchen, adjacent to the informal dining, serves as the functioning heart of the home and is open to the great room, informal dining room, and office, and is mere steps away from the outdoor patio lounge and poolside guest casita. Additionally, the main house master suite enjoys spectacular vistas of the adjacent McDowell mountains and distant Phoenix city lights.
The clients, who desired ample guest quarters for their visiting adult children, decided on a detached guest casita featuring two bedroom suites, a living area, and a small kitchen. The guest casita’s spectacular bedroom mountain views are surpassed only by the living area views of distant mountains seen beyond the spectacular pool and outdoor living spaces.

Existing mature pine trees canopy this outdoor living space. The homeowners had envisioned a space to relax with their large family and entertain by cooking and dining, cocktails or just a quiet time alone around the firepit. The large outdoor kitchen island and bar has more than ample storage space, cooking and prep areas, and dimmable pendant task lighting. The island, the dining area and the casual firepit lounge are all within conversation areas of each other. The overhead pergola creates just enough of a canopy to define the main focal point; the natural stone and Dekton finished outdoor island.

Set for an afternoon gathering, the Ciacchis' picnic table is nothing less than effortlessly elegant. Pulling from her inspirations toward southern charm and hospitality, Jennifer combines treasures from her "junking" adventures with vintage Eva Zeisel china to create a mood befitting of the most perfect summer day.
The 12-foot table was hand made from barn siding. Jennifer picked the chairs from a dumpster, later realizing that each one had a name on it. "Because on the back of each one is a name of the person's chair, it makes it fun for parties because everyone gets a new name at dinner!" she says. Woven votives hang overhead, ready to create evening ambiance.

Living Room and Family Room are one large room with a vaulted ceiling separated by a brick fireplace pillar.
New skylights are double insulated with safety glass. The challenge was the technical work required to install a vaulted skylight.
All new trims, baseboards and doors in the redone living room. All new, modern lighting was installed.
Heated du chateau flooring was added.
