As the entryway to the home, we wanted this foyer to be a truly refined welcome to each of its guests. As guests enter they will be greeted with this polished and inviting entry, which contrasts dark colors against stunning tall white millwork along the walls. As a designer there is always the challenge of working with aspects of a room that your clients are not going to be changing. For us this was the flooring, to which we fitted with a custom cut L shaped rug that would allow us to tie together the foyer to the stairs and better coincide with the rest of our designs. We added a touch of bright color in the side table with gold and light yellow elements, while still tying things together with the blue and white detailed vase that mirrors the rug design. As the eye travels up the stairs the iron wrought spindles wonderfully accent the stairway’s dark wood railings. Further upward and this captivating grand chandelier accentuates the whole room. The star of the show, this breathtaking chandelier is enhanced by a beautiful ceiling medallion that we had painted within in gold to capture the elegance and light from this chandelier. We renovated the exterior and the 4-car garage of this colonial, New England-style estate in Haverford, PA. The 3-story main house has white, western red cedar siding and a green roof. The detached, 4-car garage also functions as a gentleman’s workshop. Originally, that building was two separate structures. The challenge was to create one building with a cohesive look that fit with the main house’s New England style. Challenge accepted! We started by building a breezeway to connect the two structures. The new building’s exterior mimics that of the main house’s siding, stone and roof, and has copper downspouts and gutters. The stone exterior has a German shmear finish to make the stone look as old as the stone on the house. The workshop portion features mahogany, carriage style doors. When only one or two people can reasonably be in the kitchen at a given time in a household that is full of people, it’s time to think about possibilities for creating a space where everyone has a spot to fit in. The kitchen in this 1920s Tudor home was dark, constrained, and cut off from the rest of the house. These aspects made for limited functionality when entertaining guests. The goal of this renovation, designed by Kasa Architecture and K&L Interiors, sought to eliminate those characteristics while keeping in the period of the home. One of the first things completed was to widen the opening which connects the dining room and kitchen. This created more space for the movement of people during a gathering and brightened up both rooms. The fixtures, hardware, and wallpaper were thoughtfully chosen by K&L Interiors to unite the spaces in a style reminiscent of the 1920s. The crown molding throughout the kitchen and the entryway was custom made to match the original. Next, an extended island was added to the kitchen to provide versatile counter space for entertaining as well as a casual seating area. The island was designed to accommodate a beverage fridge at one end which in turn saves room in the main refrigerator for other things. Additionally, the doorway at the back of the kitchen was widened and new French doors were installed. This enhanced the kitchen by adding light and easier access to the back deck. In order to widen the back door, the original exterior brick had to be removed. To keep the house looking true to its original appearance, the brick had to be matched and replaced once the doors were installed. In a small kitchen maximizing space is essential. The design of this renovation accomplished this by re-purposing an existing coat closet. One of the walls in the closet was extended into the entryway of the home and then that space was turned into a walk-in pantry. Other ways storage was generated and counter space maximized was to put a knife block and coffee station enclosed behind cabinet doors. The end result of this renovation is a bright and open space defined by the period and style of the 1920s with added functionality and practicality of modern times which encompasses casual and formal gatherings.

These clients reached out to Hillcrest Construction when their family began out-growing their Phoenixville-area home. Through a comprehensive design phase, opportunities to add square footage were identified along with a reorganization of the typical traffic flow throughout the house. All household traffic into the hastily-designed, existing family room bump-out addition was funneled through a 3’ berth within the kitchen making meal prep and other kitchen activities somewhat similar to a shift at a PA turnpike toll booth. In the existing bump-out addition, the family room was relatively tight and the dining room barely fit the 6-person dining table. Access to the backyard was somewhat obstructed by the necessary furniture and the kitchen alone didn’t satisfy storage needs beyond a quick trip to the grocery store. The home’s existing front door was the only front entrance, and without a foyer or mudroom, the front formal room often doubled as a drop-zone for groceries, bookbags, and other on-the-go items. Hillcrest Construction designed a remedy to both address the function and flow issues along with adding square footage via a 150 sq ft addition to the family room and converting the garage into a mudroom entry and walk-through pantry. - The project’s addition was not especially large but was able to facilitate a new pathway to the home’s rear family room. The existing brick wall at the bottom of the second-floor staircase was opened up and created a new, natural flow from the second-floor bedrooms to the front formal room, and into the rear family hang-out space- all without having to cut through the often busy kitchen. The dining room area was relocated to remove it from the pathway to the door to the backyard. Additionally, free and clear access to the rear yard was established for both two-legged and four-legged friends. The existing chunky slider door was removed and in its place was fabricated and installed a custom centerpiece that included a new gas fireplace insert with custom brick surround, two side towers for display items and choice vinyl, and two base cabinets with metal-grated doors to house a subwoofer, wifi equipment, and other stow-away items. The black walnut countertops and mantle pop from the white cabinetry, and the wall-mounted TV with soundbar complete the central A/V hub. The custom cabs and tops were designed and built at Hillcrest’s custom shop. The farmhouse appeal was completed with distressed engineered hardwood floors and craftsman-style window and door trim throughout. - Another major component of the project was the conversion of the garage into a pantry+mudroom+everyday entry. With those storage needs being addressed at the exterior, the space was transformed into a custom pantry and mudroom. A newly installed pocket door divided the dining room area from the designed-to-spec pantry/beverage center. The pantry was designed to house dry storage, cleaning supplies, and dry bar supplies when the cleaning and shopping are complete. A window seat with doggie supply storage below was worked into the design to accommodate the existing elevation of the original garage window. A coat closet and a small set of steps divide the pantry from the mudroom entry. The mudroom entry is marked with a striking combo of the herringbone thin-brick flooring and a custom hutch. Whilst you should let walls share the workload, you should still consider work surface space and low fitted cabinets to maximise storage capacity.

Although expensive Granite makes the most beautiful and practical stone worktop you can install in your kitchen. It gives real wow factor to a room and this kitchen in Folkestone was no different. Normally granite needs little maintenance however Folkestone has very hard water (often referred to as limescale) containing high levels of calcium and over time the calcium in the water gets deposited on nearby surfaces. According to the Affinity Water website the water in Folkestone contains 287.5 mg of calcium per litre which is classed as hard. The owner of the property contacted us explaining that due to this problem the build-up of calcium deposits had overtaken her sink and countertop to a degree that she couldn`t deal with it through normal cleaning and a restoration was required. There are several household products on the market that can remove limescale however you need to be very careful when using these on natural stone as they use acids to break down the calcium and this can etch stone making the problem worse (always read the label). I went and had a look at the problem and gave her a quote for resolving the problem, which she was happy to accept. Before starting the renovation, I protected the floor with dust sheets and the walls with a blue film that is easy to remove. Then to tackle the limescale I carefully went over each part of the Granite counter using a set of six-inch Tile Doctor Burnishing pads applying them in sequence from coarse to extra fine. To give extra cleaning power the coarser pads were applied with Tile Doctor Oxy-Gel which is an alkaline cleaning gel. The pads were fitted to a hand buffer and the soil generated by the abrasive pads was rinsed off between pads with water. For the finer detail such as the groves in the granite draining board, I used diamond encrusted handheld burnishing blocks of various grits. With the combination of diamond tooling and lots of elbow grease the job took around five hours to complete and the granite now has the polished look it deserves. The granite worksurface does not require an actual sealer to be applied. However, maintenance is the key to keeping the stone in great condition so for aftercare I left the owner with a bottle of Tile Doctor Stone Patina Spray. This product is designed for cleaning stone worktops and contains a special ingredient that maintains the lustre. This should ensure the Limescale becomes manageable and can be cleaned more easily.
