A young family with a wooded, triangular lot in Ipswich, Massachusetts wanted to take on a highly creative, organic, and unrushed process in designing their new home. The parents of three boys had contemporary ideas for living, including phasing the construction of different structures over time as the kids grew so they could maximize the options for use on their land. They hoped to build a net zero energy home that would be cozy on the very coldest days of winter, using cost-efficient methods of home building. The house needed to be sited to minimize impact on the land and trees, and it was critical to respect a conservation easement on the south border of the lot. Finally, the design would be contemporary in form and feel, but it would also need to fit into a classic New England context, both in terms of materials used and durability. We were asked to honor the notions of “surprise and delight,” and that inspired everything we designed for the family. The highly unique home consists of a three-story form, composed mostly of bedrooms and baths on the top two floors and a cross axis of shared living spaces on the first level. This axis extends out to an oversized covered porch, open to the south and west. The porch connects to a two-story garage with flex space above, used as a guest house, play room, and yoga studio depending on the day. A floor-to-ceiling ribbon of glass wraps the south and west walls of the lower level, bringing in an abundance of natural light and linking the entire open plan to the yard beyond. The master suite takes up the entire top floor, and includes an outdoor deck with a shower. The middle floor has extra height to accommodate a variety of multi-level play scenarios in the kids’ rooms. Many of the materials used in this house are made from recycled or environmentally friendly content, or they come from local sources. THE DOOR NAME ORIGIN - "ALLUMINIO ELIVIA VERTICAL WOOD GRAIN 4HS" Of all the interior door models in the Elivia collection, this one is perhaps the most unapologetically elegant. Why? Hmm … That which is self-evident can be the most difficult to explain. Is it because it is built using the latest breakthroughs in interior door making technology? Look at the finish: the process of applying it utilizes something called “stretching” by professionals, which is to say that instead of simply slapping the finish on top of the interior door’s surface, our company fuses (for lack of a better word) the materials (on molecular level, no less), the result being that the finished product is more warp-resistant, scratch-resistant, and fade-proof than any interior door put together in the past. This is especially important in climates known for their high humidity levels. Yes, but this has more to do with engineering than aesthetics, right? Okay, so, is this interior door super-elegant because it features all the wonderful state-of-the-art hardware, specifically, the 3D adjustable, self-lubricating concealed hinges (made in Italy, by the way – a country which is, arguably, the birthplace of elegance as a concept)? Self-lubricating means your interior door will never creak. 3D-adjustable means that the installation is quick and precise (far more so than what you’d expect from ordinary hinges). Concealed means, of course, that the pin will not be visible from either side of the interior door when it’s closed. Actually, there is no pin. Neat, isn’t it? Would that be it? Perhaps. Elegance in interior doors is a tricky concept. It combines (well, at least in the case of this particular interior door model it does) the “wow!” effect with the long-term agreeability. How so, you might ask. Well. It gets your favorable attention the first time you set eyes on it (the “wow” part); after which, you’ll never get tired of looking at it. For as long as you own it, it’ll always be easy on the eyes. That must be it. Maybe. Maybe not. There’s more. This interior door is almost certainly Italian in spirit. Italian culture is rooted in Greco-Roman (Italian designers are very proud of that fact). Look at the vertical latitudinal orientation (which is to say the direction) of the wood grain. Pointing upward means creating additional visual space, pushing the ceiling higher (because your ceilings can never be too high). This is a time-proven architectural trick which ancient Greeks, with their characteristic tongue-in-cheek humor, referred to as “optical correction.” (By the way, if you’d sooner increase, the visual horizontal space of your room, you should look into this interior door’s sister – with the appropriate direction of the wood grain). And then there’s the 4HS part, which stands for four horizontal stripes – resembling the four strings on the violin: the ultimate elegant musical instrument if there ever was one. In its present form, the violin appeared in early Sixteenth Century in (guess …) northern Italy. Of course. To be fair, it quickly gained popularity throughout Europe, and the rest of the world soon after. It’s elegance (the appearance as well as the sound) agreed with both street musicians and the nobility. The French king Charles IX ordered an Italian master to construct twenty-four violins for him in the year 1560. Was the violin the source of inspiration for our designers? Let’s move on to the finish.

The design of this home drew upon historical styles, preserving the essentials of the original movement while updating these elements with clean lines and modern materials. Peers Homestead drew upon the American Farmhouse. The architectural design was based on several factors: orientation with views and connection to seasonal water elements, glass cubes, simplistic form and material palette, and steel accents with structure and cladding. To capture views, the floor to ceiling windows in the great room bring in the natural environment into the home and were oriented to face the Spanish Peaks. The great room’s simple gable roof and square room shape, accompanied by the large glass walls and a high ceiling, create an impressive glass cube effect. Wine is one of the few things in life that improves with age. But it can also rapidly deteriorate. The three factors that have the most direct impact on a wine's condition are light, humidity and temperature. Because wine can often be expensive and often appreciate in value, security is another issue. This basement-remodeling project began with ensuring the quality and security of the owner’s wine collection. Even more important, the remodeled basement had to become an inviting place for entertaining family and friends. A wet bar/entertainment area became the centerpiece of the design. Cherry wood cabinets and stainless steel appliances complement the counter tops, which are made with a special composite material and designed for bar glassware - softer to the touch than granite. Unused space below the stairway was turned into a secure wine storage room, and another cherry wood cabinet holds 300 bottles of wine in a humidity and temperature controlled refrigeration unit. The basement remodeling project also includes an entertainment center and cozy fireplace. The basement-turned-entertainment room is controlled with a two-zone heating system to moderate both temperature and humidity. To infuse a nautical theme a custom stairway post was created to simulate the mast from a 1905 vintage sailboat. The mast/post was hand-crafted from mahogany and steel banding.

The couple who embarked on this Lake Zurich Illinois home renovation spent years planning a move from Virginia to the rolling hills of Northern Illinois when their first grandchild was born. Wanting to be closer to their grown children so they could enjoy their new role, they first embarked upon finding the right realtor and the right home. They settled on the “perfect” home; perfect that is to transform. The seriously outdated 1,800 square foot ranch had a closed outdated kitchen, 3 bedrooms, a living room with a fireplace, a full basement and 2 baths. Although it had “good bones”, it was straight out of a builder’s catalog with wall to wall carpet, standard tile and honey oak everywhere you looked. But this couple had big plans for this home. In tandem with their home purchase, they began the search for the just the right renovation company. The team they chose needed to be cohesive, as the whole house renovation would be designed hundreds of miles from their home several states away. She found Advance Design Studio, Ltd. online, and was quickly enamored by the team and by Common Sense Remodeling, simply by studying the website. Ryan worked with the couple remotely, exchanging 3D color renderings and floorplans with detailed budget updates until the project took on the very image they had envisioned. “Working with them was a change from our normal meeting process since they were literally in a different state. It was a fun process that necessitated lots of detail and careful coordination, but we made it happen and the process was as smooth as if they were right here like normal”, says Nicole. Ever notice how your iron fence looks more rust than paint after another brutal Chicago winter? The fence was original to the building - likely installed in the 1910s or 1920s - and had gone through multiple paint cycles without any rust conversion work. By the time Windy City Painters arrived, the horizontal rails showed active pitting, the vertical spindles had surface rust under lifting paint, and two corner posts had minor joint separation. The homeowner wanted the fence restored to a sharp satin black finish that would hold through multiple Chicago winters. MATERIALS AND PRODUCTS Ospho Rust Converter - phosphoric acid formula that chemically neutralizes iron oxide and converts it to iron phosphate, a stable paintable surface. Used on all pitted and actively corroded areas before primer application. Rust-Oleum DTM Rust-Inhibitive Primer - direct-to-metal primer that bonds to both converted rust zones and bare metal, blocking moisture intrusion at the substrate level. Sherwin-Williams DTM Acrylic Topcoat - flexible, moisture-resistant finish formulated to expand and contract with metal through temperature cycling. Applied in two finish coats in satin black. For cases with deeper rust penetration, Corroseal Water-Based Rust Converter and Metal Primer is an alternative that combines conversion and priming in a single product, useful on complex ornamental profiles where two-product systems are harder to apply. THE PROCESS Step 1 - Mechanical Preparation. Windy City Painters wire-wheels all loose rust, flaking paint, and scale using angle grinders fitted with wire wheel attachments. On heavily pitted sections, needle gun descaling is used to reach rust in tight ornamental grooves. This step is non-negotiable. No coating bonds reliably to iron oxide, and skipping this step is the single most common reason iron fence paint fails within a year. Step 2 - Rust Conversion. Ospho is brushed into all pitted and bare metal areas and allowed to fully react. The surface shifts from orange to a grayish-black iron phosphate layer. This stable base accepts primer without the risk of rust migrating upward through the paint film over time. Step 3 - Primer Coat. Rust-Oleum DTM rust-inhibitive primer is applied full coverage over the entire fence surface, including areas that appeared clean but showed minor surface oxidation. DTM primer acts as a moisture barrier and mechanical adhesion layer for the finish coats. Step 4 - Finish Coats. Two coats of Sherwin-Williams DTM acrylic topcoat are applied in satin black, with adequate dry time between coats. The DTM formula remains flexible after cure, allowing the iron to expand and contract through Chicago temperature swings without the topcoat cracking or peeling at joints. CHICAGO-SPECIFIC CHALLENGES Ornamental iron on Chicago greystones, two-flats, and Victorian brownstones was almost never hot-dip galvanized. It was painted from installation and has relied on continuous paint maintenance ever since. Chicago winters add specific stress: freeze-thaw cycles force water into any paint film crack, expanding it; road salt spray elevates corrosive chloride exposure; and humidity during spring thaw keeps metal surfaces wet for extended periods. This combination accelerates rust spread beneath paint films that appear intact on the surface. WHAT TO EXPECT LONG-TERM A properly prepped and primed iron fence finished with a DTM topcoat system should hold 5-8 years in Chicago conditions before any touch-up is warranted. Annual inspection of joints, welds, and areas near grade level will catch early moisture entry before it becomes a larger rust issue. The option to downsize was not an option for the empty nesters who have lived in this home for over twenty-five years. Situated in TMR, the sprawling home has been the venue for many social events, dinner parties and family celebrations. With grown children living abroad, and grand children on the way, it was important that the new kitchen be highly functional and conducive to hosting informal, yet large family gatherings. The kitchen had been relocated to the garage in the late eighties during a large renovation and was looking tired. Eight foot concrete ceilings meant the new materials and design had to create the illusion of height and light. White lacquered doors and integrated fridge panels extend to the ceiling and cast a bright reflection into the room. The teak dining table and chairs were the only elements to preserve from the old kitchen, and influenced the direction of materials to be incorporated into the new design. The island and selected lower cabinetry are made of butternut and oiled in a matte finish that relates to the teak dining set. Oversized tiles on the heated floors resemble soft concrete. The mandate for the second floor included the overhaul of the master ensuite, to create his and hers closets, and a library. Walls were relocated and the floor plan reconfigured to create a luxurious ensuite of dramatic proportions. A walk-in shower, partitioned toilet area, and 18’ vanity are among many details that add visual interest and comfort. Minimal white oak panels wrap around from the bedroom into the ensuite, and integrate two full-height pocket doors in the same material.
