Tired of doing laundry in an unfinished rugged basement? These homeowner's were as well! They contacted Castle to help them with their basement planning and build for a finished laundry space and new bathroom with shower. After the designer and client walked through ideas to improve flow of space, we decided to eliminate the existing 1/2 bath in the family room, and move the new bathroom into the existing laundry room. The full laundry room was finished to include new walls, ceilings, new plumbing, new Adura luxury vinyl tile flooring, beautiful shaker style cabinetry with beadboard panel, Glossy white Cultured marble countertops, a new Blanco composite sink, and Kohler Bellera faucet. In the new bathroom space, we continued the Adura luxury vinyl flooring. Finishes in the bathroom include Kohler Memoirs pedestal sink, Kohler Archer faucet, custom hex tile shower floor, subway tile walls, and custom frameless glass shower enclosure. Additional improvements were made to improve the health of the home including asbestos tile abatement, new drain tile and sump pump, new spray foam insulation, new glass block window, and a new Panasonic bathroom fan. We also decided to save and restore some original pieces in the home like their existing 5-panel doors and repurposing one salvaged door into a pocket door for the new bathroom. The homeowner completed the basement finish with new carpeting in the family room. The whole basement feels fresh, new, and has a great flow. They will enjoy their happy and healthy home for years to come.

What was once a segmented and closed-off kitchen, dining room, and living room is now a bright & beautiful open-concept space for these Madeira homeowners. Along with better flow, we also improved convenience with a built-in storage seat under the window and an appliance garage that keeps their stand mixer accessible and the countertops clear.

Inside this 1970s vintage residence in Tiburon, we opened up a new media room in the middle of the house, improved the flow, simplified and brightened the materials, and changed an old gas-burning fireplace to an efficient Ortal corner fireplace. To gain the full length view and flow it was discovered that the triple window set in the dining room used to be in the wall between the living and dining room. Again by a simple bit of wall removal the room size was doubled without adding square footage. The flat coffered ceing in the dining room is a simple suspended layer of drywall with 1x6 poplar board attached to the drywall to form the ceiling pattern. Down lights have been integrated into the coffers.

The sink peninsula was widened to make it more functional for food prep and everyday use. Gayler then shortened the peninsula next to the eating area, which improved traffic flow and access from the dining nook to the family room. The existing double oven was removed and replaced with an electric range, a stainless steel hood, and additional cabinetry storage.

Jonathan Salmon, the designer, raised the wall between the laundry room and kitchen, creating an open floor plan with ample space on three walls for cabinets and appliances. He widened the entry to the dining room to improve sightlines and flow. Rebuilding a glass block exterior wall made way for rep production Windows and a focal point cooking station A custom-built island provides storage, breakfast bar seating, and surface for food prep and buffet service. The fittings finishes and fixtures are in tune with the homes 1907. architecture, including soapstone counter tops and custom painted schoolhouse lighting. This award-winning luxury penthouse overlooking Miami’s stunning Biscayne Bay transformed an outdated space and clumsy layout into a breathtaking residence ideal for entertaining guests and welcoming family and visitors. Sanandres intervened to relocate the stair and reorganize the upstairs layout, creating a double-height oceanside view and inviting improved flow and format.

Completed in partnership with LAM Studios Inc., this Fall 2024 renovation transformed multiple areas of a Dilworth home into a cohesive, functional, and beautifully updated living environment. The project included a complete kitchen remodel, living room renovation, bathroom remodel, laundry room update, dining room renovation, fireplace enhancement, and hallway improvements. The kitchen serves as the centerpiece of the renovation, featuring improved functionality, modern finishes, and a layout designed to support everyday living and entertaining. Adjacent living and dining spaces were thoughtfully redesigned to create a seamless flow throughout the home, while the updated fireplace provides a warm and inviting focal point. Additional improvements to the bathroom, laundry room, and hallway enhanced both comfort and efficiency, ensuring every space contributes to the home's overall functionality and style. Brushed nickel and stainless-steel sink, faucet and cabinet hardware are all a nice compliment to the Cherry Cabinets. Notable decor elements include: New connection to a dining area that improved the flow of the space, as well as dark elements that balance the light and airy look.

These homeowners came to us wanting to upgrade the curb appeal of their home and improve the layout of the interior. They hoped for an entry that would welcome guests to their home both inside and out, while also creating more defined and purposeful space within the home. The main goals of the project were to add a covered wrap around porch, add more windows for natural light, create a formal entry that housed the client’s baby grand piano, and add a home office for the clients to work from home. With a dated exterior and facade that lacked dimension, there was little charm to be had. The front door was hidden from visitors and a lack of windows made the exterior unoriginal. We approached the exterior design pulling inspiration from the farmhouse style, southern porches, and craftsman style homes. Eventually we landed on a design that added numerous windows to the front façade, reminiscent of a farmhouse, and turned a Dutch hipped roof into an extended gable roof, creating a large front porch and adding curb appeal interest. By relocating the entry door to the front of the house and adding a gable accent over this new door, it created a focal point for guests and passersby. In addition to those design elements, we incorporated some exterior shutters rated for our northwest climate that echoed the southern style homes our client loved. A greige paint color (Benjamin Moore Cape May Cobblestone) accented with a white trim (Benjamin Moore Swiss Coffee) and a black front door, shutters, and window box (Sherwin Williams Black Magic) all work together to create a charming and welcoming façade. On the interior we removed a half wall and coat closet that separated the original cramped entryway from the front room. The front room was a multipurpose space that didn’t have a designated use for the family, it became a catch-all space that was easily cluttered. Through the design process we came up with a plan to split the spaces into 2 rooms, a large open semi-formal entryway and a home office. The semi-formal entryway was intentionally designed to house the homeowner’s baby grand piano – a real showstopper. The flow created by this entryway is welcoming and ushers you into a beautifully curated home. A new office now sits right off the entryway with beautiful French doors, built-in cabinetry, and an abundance of natural light – everything that one dreams of for their home office. The home office looks out to the front porch and front yard as well as the pastural side yard where the children frequently play. The office is an ideal location for a moment of inspiration, reflection, and focus. A warm white paint (Benjamin Moore Swiss Coffee) combined with the newly installed light oak luxury vinyl plank flooring runs throughout the home, creating continuity and a neutral canvas. Traditional and schoolhouse style statement light fixtures coordinate with the black door hardware for an added level of contrast. There is one more improvement that made a big difference to this family. In the family room, we added a built-in window seat. This created a cozy nook that is used by all for reading and extra seating. This relatively small improvement had a big impact on how the family uses and enjoys the space.

Without increasing the footprint, a doorway was closed and windows added to dramatically improve the appearance, flow and functionality of the space. The original kitchen had only 5 cabinets in the space and a small island.
