This is the complete outdoor living package. The project consists of just about everything one would want in their backyard. The large poolside outdoor living project has tons of different features throughout the property. The largest and most noticeable feature being the large timber frame pavilion. The pavilion sits above a massive wood burning fireplace. A large chimney and stone veneer accent this beautiful fire feature surrounded by a spacious outdoor living room. The fireplace hearth also includes wood storage sides.
To the right of the outdoor living room is a one of a kind pool house. The pool house is surrounded by a paver patio area that connects to the existing concrete. The pool house features a natural stone top bar area with stone veneer. inside is room for storage and changing and also includes a restroom.
The pool area is surrounded by stone veneered sitting walls and pillars as well as matching pillars at the base of the pavilion. The seating walls and pillars finish of with thermal flagstone caps.
An outdoor kitchen and dining area was installed under the existing deck. The outdoor kitchen in complete with custom made granite counter top and dining table area. It includes a gas grill and double side burner, as well as a refrigerator and underneath storage areas and in complete with stone veneer.
Next to the outdoor kitchen are is a hillside pondless water feature. The limestone bolder waterfall stretches approximately 15 feet with multiple cascading waterfalls.
Landscape lighting was installed throughout the pool area as well as the surrounding landscape beds and walkway areas.
New landscape beds and plants were installed inside of pool fence as well as beds around front and side foundation of home. Sod was installed on disturbed areas inside of pool fence, and grading and seeding was done to areas outside of the fence. Plantings were also installed in existing beds on front slope and a new bed to left of the driveway entrance. All beds were finished off with a fresh coat of mulch.

A Modern Penthouse on Choctawhatchee Bay

The team at E. F. San Juan worked closely with the homeowner and builder on this bayside penthouse condo to create custom walnut wall paneling, trim, baseboards, and casing, plus twelve-foot hidden doors to match.
Challenges:
The greatest challenge on this project was that the design was very contemporary and had been entirely envisioned by the homeowner. We met the challenge with great enthusiasm by working with the homeowner and the builder (Ron Porter of Regal Stephens Construction) to bring their vision to reality. Ron was an enthusiastic participant in the project, giving us free rein to design and engineer a solution that would provide the look the homeowner desired.
Solution:
To achieve a component of the contemporary look the homeowner sought—inconspicuous trim—we ground custom moulding knives exclusive for this project’s baseboard and casing. The baseboard throughout the residence was designed to be discreet and also includes recessed lighting. The walnut bump-outs on the wall surrounding the fireplace were a great challenge, as were the highly figured, flush walnut doors flanking the fireplace. When open, these twelve-foot-tall doors are hidden and look like paneled sections that blend into a recess in the wall; when closed, the doors also blend seamlessly with the flanking walnut wall. This creates a long, continuous wall of walnut wood when viewed from the kitchen area. E. F. San Juan also created custom leather-covered barn doors between the dining room and the living room.
We thoroughly enjoyed working on this project. The homeowner knew exactly what she wanted from a design perspective, and the builder was an encouraging partner throughout the process. The result is a unique and beautiful reflection of a memorable collaborative endeavor.

Supnik Landscape Architect. Once installation was complete we fine graded and seeded some disturbed areas as well as installed sod. A&E Construction. This Pennington NJ kitchen is a more traditional kitchen remodel that provides ample counter space for both food preparation and entertaining. The rich materials of this room-- including swirling quartz countertops, exposed brick, light hardwood floors, and exposed ceiling beams stained a deep amber-- give this kitchen its warmth.

When meeting with our homeowners for this kitchen renovation project, they presented us with a large wish list. This busy family of five loves to cook and entertain for their large extended family. They felt their current kitchen was not functioning to its fullest potential. It felt cramped, dark, outdated, and had no flair. They wanted more room for storage, and convenient areas to hold their cookware. They had an unorganized pantry that wasn’t working for them, and a desk area that had become a clutter zone. They showed us examples of a cool toned color palette that they loved and asked us to bring in some farmhouse style elements with a modern aesthetic. We could not wait to transform this room!
We began by reimagining the flow of the kitchen. In order to give them more counter space to use for food preparation, we moved the fridge to the wall where the desk was. We eliminated the messy pantry closet, and installed a tall cabinet to house an additional oven and built-in microwave. We added a large pantry cabinet to the right of the refrigerator to give them plenty of organized storage space, allowing easy access to snacks from the family room. On the left side of the fridge, we incorporated a drop zone area where they can leave their keys and mail when coming in from the garage. In the island we included a pull-out trash easily accessible from both the sink and the cooking areas, and added a vegetable sink to create an extended area for food prep. For the perimeter of the kitchen, we moved the range down to allow for a corner lazy susan and drawer bank for pots and pans, and provided them with a deep farmhouse sink to aid in washing larger items. By running the cabinetry up to the ceiling, we were able to provide them with additional storage space. We finished the cabinetry off with a beautiful decorative hood surround and capped the cabinets with a large stacked crown molding.
The finishes we chose for the kitchen help modernize the space while keeping the room feeling warm and inviting. We used a soft grey paint on the perimeter cabinets and infused a warm chestnut stain on the island and decorative hood. We incorporated corbel details at both the hood and island to add some depth to the design. We included a very unique focal point to the ceiling above the island; it is a custom trim detail in the shape of an X, with dark paint as an accent. We topped the cabinetry with a luxurious calacatta quartz counter that created movement with large beautiful veining details. Hand-cut high gloss white subway tiles added brightness and sophistication to the space. Touches of silver were brought in with cabinet hardware and gooseneck faucets. We added an abundance of lighting including recessed lights, a farmhouse style silver pendant over the sink, two vintage style pendants at the island with ribbed glass, and a large wood and silver chandelier over the table, giving ample light and making the room feel bright. Adding under cabinet lighting provided our client with much needed task lighting while doing food prep. We finished the room off by using four comfortable upholstered counter stools with distressed white painted legs, adding to the farmhouse feel. New hand scraped oak plank hardwood flooring was added throughout the first floor along with large baseboard trim to tie the rest of the house in with the new kitchen design. Our client now has a large, updated, modernized kitchen to conjure up delicious meals for their family and friends.

When our client bought their lot in Broken Top they did not build for years. Living in San Diego,they decided in 2011 to build a vacation home/ future retirement abode. Their vision included a welcoming single level with relaxing Master bedroom and bath, a kitchen/living/dining space to entertain family and friends, and an outdoor living space to enjoy the sunsets.Their vision became reality!! It also includes a wonderful second bedroom perfect for guests, with a separate entrance and a private bath with walk-in shower. The third bedroom doubles as an office with lots of windows.
The home is rustic from the front. Upon entering one notices the open floor plan and contemporary kitchen design as well as the beautiful rock fireplace and abundance of light. An extra-large island in the kitchen includes a wine cooler, bar sink, and eating area. The décor of the home is comfortable and warm. And the stunning dark Acacia wood flooring runs throughout the main living area.

The fall has snuck up on us rather quick but not before we had a final summer day to show off this amazing outdoor living project we just recently completed. This outdoor living project included pricing to excavation and installation of a ledge rock retaining wall around the perimeter of the property. The wall included the step area, large retaining walls, proper drainage behind the wall, and wall caps. After the wall was installed we constructed the sitting wall and natural stone ‘dive rock’. the sitting wall was constructed on concrete footings, with concrete block core, faced with natural stone veneer matching stone used on pool, and capped with 2″ natural flagstone. The dive rock was set on existing pool beam and concrete slab poured behind pool beam. Installation of the landscape, grading, seeding, sodding, and landscape lighting was completed around the pool area. All plants and trees were installed in new landscape beds with mulch, decorative river stone was installed between the fence and wall across back of pool area, and all disturbed areas outside of fence were graded and seeded. All lawn areas inside of the fence were sodded. A broken flagstone path was installed from concrete patio to steps in wall, and a low natural limestone boulder wall for raised planter at egress window was also installed. A low voltage LED lighting system (FX Luxor Zoning/Dimming/Color) was installed with under cap lights installed in sitting wall (Zoning/Dimming/Color) and in existing stair treads (Zoning/Dimming) to screen porch, up lights/wash lights installed on select trees (Zoning/Dimming/Color), and path lights (Zoning) installed at concrete steps, along back of patio, and wall steps. Additional drainage including adding a drain box for the Sump pump outlet pipe and adding an underground pipe to the downspout near the pool equipment and fence gate was also installed.
