This project included a Patio Cover Addition, Outdoor Kitchen, Gas-Burning Fireplace, and Stamped Concrete walking surface with a custom pattern. The attention is immediately drawn to the Ledgestone fire place with a rustic cedar mantel. The Ledgestone flows continuously throughout the space, found on the base of the patio columns and outdoor kitchen. The kitchen sparkles with Stainless Steel appliances, containing storage compartments, refrigerator, and grill. Topped with Venetian Gold Granite, this cooking space provides ample counter space that is easily maintained. The overall appeal of this Outdoor Living area remains beautifully traditional, with cedar-trimmed columns and beams. Also, though it has custom features, this addition is built to look original to the home with matching paint, shingles, gutters, and framing materials. The elaborate, pre-stained Tongue and Groove ceiling is quite an attractive feature to this patio cover, and the recessed lighting illuminates the evening. The fans provide adequate air-flow and the sound system keeps the patio atmosphere in tune.

The Clients contacted Cecil Baker + Partners to reconfigure and remodel the top floor of a prominent Philadelphia high-rise into an urban pied-a-terre. The forty-five story apartment building, overlooking Washington Square Park and its surrounding neighborhoods, provided a modern shell for this truly contemporary renovation. Originally configured as three penthouse units, the 8,700 sf interior, as well as 2,500 square feet of terrace space, was to become a single residence with sweeping views of the city in all directions. The Client’s mission was to create a city home for collecting and displaying contemporary glass crafts. Their stated desire was to cast an urban home that was, in itself, a gallery. While they enjoy a very vital family life, this home was targeted to their urban activities - entertainment being a central element. The living areas are designed to be open and to flow into each other, with pockets of secondary functions. At large social events, guests feel free to access all areas of the penthouse, including the master bedroom suite. A main gallery was created in order to house unique, travelling art shows. Stemming from their desire to entertain, the penthouse was built around the need for elaborate food preparation. Cooking would be visible from several entertainment areas with a “show” kitchen, provided for their renowned chef. Secondary preparation and cleaning facilities were tucked away. The architects crafted a distinctive residence that is framed around the gallery experience, while also incorporating softer residential moments. Originally a concrete pad for parking a car, the floor has been transformed into a "work of art"... an original design, hand painted, and finished with a clear-coat, industrial epoxy finish. This space serves multiple purposes - an inviting entry, it also serves the owner with an area for exercise, yoga, and meditation, as well as storage space.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. When the client reached out to assemble the team to execute their dream backyard, they chose Williamson Landscape Architecture, Coburn Construction, and Terrain Seattle to bring their vision to life. The work included a custom pool, hot tub, bocce ball court, and multiple seating areas with detailed flatwork.

The home maintains beautiful original detail including lovely arched double entry way doors, thick frames and pocket doors and elaborate crown moldings. There is also a lovely, very large garden.

Our client wanted an outdoor living space for her Border Collies and rescued cats. We used her existing patio and gave it a good power washing, fresh paint and we brought in Rough Sawn Redwood to create the fence and cat walks. We also added the trellis to support her healthy plants that would provide shade during the hotter months and bring several hummingbirds to home. PC: Aaron Gilless
