Nestled in the hills of Orinda, California, this 1951 residence is one of only seven extant homes, now known as “The Magnificent Seven”, designed by architect Olof Dahlstrand, a protégé of Frank Lloyd Wright. With its low-slung rooflines, natural materials, and deep integration with the sloping landscape, the home is a pristine example of mid-century modern design inspired by Wright’s organic principles. Over the years, prior homeowners have emphasized preservation, ensuring that the house remained relatively untouched. Each owner has respected the original architecture and stayed true to Dahlstrand’s intent. When a family of five—two college-aged sons and a middle school-aged daughter—acquired the property, they were captivated by its history, legacy of care, and architectural significance. While they appreciated Dahlstrand’s original vision, they also recognized the need to adapt the home for contemporary living while preserving its design integrity. The remodel was conceived as a thoughtful response to the past—an effort to bring the house into the 21st century without compromising its soul. The primary mandate was to maintain architectural continuity while improving the functionality, comfort, and livability for a modern family. The design team—architects and contractor alike—worked with a shared reverence for the original architecture, allowing that mindset to guide even the most technical or pragmatic decisions. A key objective was to increase natural light in the kitchen—a departure from Wrightian principles of enclosed, intimate cooking spaces—while maintaining the home’s architectural language. The kitchen was reconfigured to foster a stronger connection to adjacent living spaces while retaining the underlying concept of spatial separation. One of the most transformative architectural changes was the removal of a ridge beam that was originally planned to remain visible through the kitchen. During construction, the team collaborated on a better solution: a wide-flanged steel beam concealed within the roof envelope. This subtle move preserved the clean lines and ceiling continuity, a modern update carried out with utmost respect for the existing framework. The home’s original powder room, previously accessible only through the kitchen, was relocated for better flow and privacy. A new powder room was carved out of former kitchen cabinetry—a narrow, interior space that could have felt dark and enclosed. To avoid this, the design extended the line of original transom windows into the new powder room and added a skylight above the vanity. The result is a bright and airy space that feels consistent with the rest of the home. Other updates included the installation of new solid-core interior doors with veneers carefully matched to the original mahogany, enhancing the continuity of the interiors. Even smaller decisions, such as placing the door knobs at 42 inches high, mirrored the original proportions. Every choice reflected a shared belief between the architect, contractor, and client: that new work should serve the integrity of the old. The home’s extensive interior redwood millwork and paneling was meticulously restored. Where new materials were introduced—such as the replacement redwood soffit paneling—the contractor took pains to find finish nails that matched the original, rather than using modern equivalents. This level of craftsmanship and collaboration defined the project. It extended even to the detailing of a blind door to the new powder room, which had to disappear into the existing redwood board-and-batten wall. It was a team effort: the owner found a suitable handle, the architects devised the custom in-swing mechanism, and the contractor executed it so the door aligned precisely with the battens. Throughout, the homeowners were deeply engaged in the design process. One, a meticulous design enthusiast, focused on aesthetic integrity and historic detail. The other brought a practical and function-driven perspective, ensuring that new fixtures and materials would be durable and require minimal maintenance. While the home’s location posed no major site challenges, sustainability was a key concern. The team upgraded the roof insulation, installed solar panels with battery storage, and added ductless mini-split cooling systems. Lighting was another area where modern technology was woven into a historic framework: new square LED fixtures echo the original custom perimeter soffit lights, maintaining the design language while offering advanced performance. A planned expansion of a bedroom into suite with a bathroom had to be shelved due to budget constraints and the high cost of below-grade foundation work. Still, the team focused their efforts on making the most of the existing footprint, resolving constraints through design ingenuity rather than adding square footage. This renovation represents a collaborative achievement in preserving and evolving a historically significant home. Every decision was shaped by a shared ethos among clients, architects, and contractor: to maintain the home’s architectural soul while updating it for contemporary life. VILLAGE CHARMER We significantly expanded this 1900’s Skaneateles Village homes kitchen. We added on a historically appropriate addition to the existing dark and dated kitchen to expand the living space to 3 times the current kitchen size. In this space, we included a large center island, eating nook, wine storage, bar area, and sitting area. Bringing in as much light as possible was key in creating this light and bright space. Our aesthetic goal: was to bring in modern classic elements but keeping it in keeping with the rest of the house. Our palette included lots of whites and natural woods with light tans, navy, and creams that are highlighting with brass and texture from the shiplap.

Accented with oversized Mossrock boulders and mossrock slabs used for steps, naturalized the environment, serving as break points and easy access. Native plants surrounded by natural vegetation compliments the flow with an outstanding lighting show when the sun goes down. Welcome to your home!!!

Nestled in the heart of Boulder, this 1950s ranch home was thoughtfully transformed to embrace modern living while honoring the charm and character of the neighborhood. The client wished for their home to become a place of gathering and community. This design embraces the open-concept floor plan by dissolving boundaries and encouraging organic interactions between the spaces within the home and with the surrounding landscape. At the heart of this transformation stands a strategically positioned wood-burning stove, which can be enjoyed from the dining or living areas, perfect for cozy winter nights. The kitchen dining space emerges as the vibrant epicenter of this family-friendly home with a fluid transition to the patio and garden. Vaulted ceilings accentuated with skylights illuminate the space with natural light, creating an airy, expansive feel; while the French oak flooring introduces a touch of grounding warmth and nature. The bedroom wing, intentionally secluded, offers an intimate sanctuary. En-suite bathrooms feature hints of luxury, including a steam shower and a soaking tub, elevating the space for an indulgent spa experience. Beyond the aesthetics, the fire-wise design includes non-combustible exterior materials, defensible space, and closed soffits. Our clients came to us with the thought of creating a space that could be enjoyed year-round, reinvesting in their backyard space of their forever home. We transformed the space to make it an oasis with a custom design that included a plunge pool with an auto cover and can be used year round in our Chicago climate thanks to the heating and insulation designed in the pool system. No winter outdoor space is complete without heated walkways to automatically melt snow, allowing for quick and easy access from the home to the warm waters of the pool, even in the coldest of winter months! We worked extensively with the client to maximize privacy, screening key viewpoints with a privacy wall and vegetation. Custom features of this transformation included a blend of deck space, integrated LED lighting, stone paver walkways, and natural limestone outcropping to accommodate the site’s topography.

Our client presented us with a unique challenge: to craft a modern, open-plan kitchen in the upstairs open space of their new build. They were looking for a space that wasn’t just functional but also acted as a secondary eating area and transitioned smoothly into the living space. We selected Nolte Stone in Basalt, complemented by an accent in Glacier. The Quartz Grey MatrixArt handleless trims equipped with integrated lighting add a touch of modernity, ensuring a sleek finish. A 20mm thick Silestone Gris Expo solid surface worktop was chosen, and we added a Glacier breakfast bar and Basalt table to align with the colour theme. For appliances, we trusted NEFF to deliver on performance, including their single oven, combination microwave, steam oven, induction hob, and gas domino hob. The downdraft extraction was a key addition, ensuring efficiency without the overhead extractor, and we integrated the client's existing American fridge freezer into the design seamlessly. Special touches include a Blanco 1 ½ bowl undermounted sink paired with a Quooker Flex stainless Steel instant boiling water tap. Laminate flooring was laid to ensure longevity and ease of cleaning. To extend the functionality, we constructed a matching Nolte table and seamlessly moved the design into the living space, adding a contemporary sideboard unit and a media unit in the sitting area. Outdoor furniture from Restoration Hardware really made this Houston outdoor living space design project shine. “It really went well,” says Wayne Franks, owner of Outdoor Homescapes of Houston. “It's not a huge space, but moving the existing two columns about four feet and bringing the roof out only three feet made all the difference in the world.” “This particular client wanted a larger space to entertain,” says senior designer Lisha Maxey, who served as an outdoor furniture consultant while managing construction for the project. The original space, Lisha explains, had two oddly placed columns blocking a clear view of the beautiful pool area from inside the home. “We removed those columns and gave her three more feet of roof, which extended her living area while also giving her the view she wanted.” Since the client - a woman in her mid-50s with grown children who visit frequently - only wanted a small outdoor kitchen island with a 30-inch RCS grill Outdoor Homescapes closed up a French door that led from the master bedroom (which she never used) and created a new stucco wall for the kitchen. “I would definitely call the style of this space ‘transitional,” says Lisha. The client is a very eclectic world traveler and a collector of art, yet wanted her outdoor living space to feel like a warm, homey living room once we placed the furniture and décor. In the end, her finishes centered around rustic stone, detailed columns and furniture leaning towards the contemporary.” Much of the warmth in the space, she says, comes from the colors of the dry-stacked Sunset Canyon ledgestone. “It looks just like it sounds – like the sun setting in a deep canyon!” “The columns are unique – decorative and fluted,” adds Wayne. The client, who’d received five free hours of outdoor furniture consultation as part of an ongoing promotion, also wanted Lisha to help her select, buy and help place furnishings. “I believe that now - more than ever - consumers are looking for turn-key operations in any type of service industry - a ‘one-stop-shop,’ so to speak,” says Lisha. “It gives us a more personal touch with the client, as well as an edge in the industry in terms of selling our designs, as the client is reassured that we’ll work with them in every aspect to give them the outdoor living space of their dreams.” The client ended up choosing the Biscayne collection – including a chair that rocks and swivels - from Restoration Hardware. They also went with a lower, unique teak coffee table from the Belvedere collection. “We mixed wicker with teak for an equally soft and hard look and added pops of color to bring out the beautiful art collection inside,” says Lisha. “The neutral gray wicker, by the way, was the perfect match for the distressed teak coffee table and credenza. The grays of the Key West granite countertop also echoed this color palette.” For the fabric, Lisha helped keep it neutral with a Mocha linen and popped the color with royal blue throw pillows matching the area rug: “To make the space truly her own, we added some unique copper pots from her collection and a few items she's collected abroad.”

At this turn of the 20th century, home badly needed a new kitchen. An old porch had been partially enclosed, and the old kitchen window opened onto that enclosure, a small stretch of hallway 6 feet wide. The room had little in the way of form or function. The appliances all needed to be replaced, the lighting and flooring were in bad repair and the kitchen itself lacked culinary inspiration. The client requested a kitchen with modern top-of-the-line cooking appliances, a well-thought-out plan which would include an island, a desk, eating for 6, custom storage, a "cat" corner for the family pet’s food and bowls as well as a drop-dead design aesthetic. Welcome to the Central Av Kitchen. The old exterior wall was removed and the 6’ hallway was incorporated into the kitchen area providing space for both a table as well as a generous island with seating for three. In lieu of pantry cabinets, a pantry closet was framed to the right of the refrigerator to account for a change in ceiling height. The closet conceals the slope of the old exterior wall. Additional space for the cooktop credenza was found by extending a wall concealing the basement stairs. Custom-screened marble tile covers the wall behind the induction cooktop. A pot filler faucet is an added convenience becoming very popular with clients who cook. The secondary cooking area adjacent to the cooktop has a single convection wall oven and one of my favorite appliances, a steam oven. This is the one appliance no kitchen should be without. An immovable corner chase became part of the design supporting a full counter-to-ceiling cabinet for glasses and cups. Dish drawer storage is located below this cabinet, perfect when unloading the dishwasher. Once again, my favorite culinary sink (Franke) and a professional-style faucet (Brizo) add to the chef’s table experience of the kitchen. The refrigerator is a gorgeous 42” french door-styled Sub Zero. Moving to the island, you will find an under-counter beverage refrigerator, additional storage, and a mixer lift to keep the stand mixer at ready but tucked away. Great for casual dining and ample space for preparing meals, the island is the perfect centerpiece for the kitchen design. A traditional ship lap wood detail was turned on its end to surround the island. The contrasting color and texture of the rustic oak give relief to the smooth painted finish of the kitchen cabinets. The stain color is repeated on the pantry door as well as the family room entrance door to the kitchen. Near the kitchen table, a desk is located for both recipe research as well as homework. The spare dining chair serves as a desk chair. Open shelves are simultaneously practical and decorative. Custom storage details include a spice drawer, pull-out pantry, dish drawer, garbage/recycling cabinet, vertical tray storage, utensil, and flatware drawers, and “cat corner” which holds all things kitty related, while keeping the cat dining area out of the main kitchen. Additional details about the space. The cabinets are a traditional plain inset construction but without visible hinges. Large format “concrete” porcelain floor tiles create a simple canvas for blue-painted cabinets with a black glazed finish. Contemporized matte black hardware provides a beautiful contrast to the cabinet color. The other splash areas are covered in a simple white mottled glazed porcelain subway tile. The “cat corner” which is not visible is realized in distressed black paint with a wood countertop to match the oak on the island. Another key point is the ceiling height. Taller ceilings allow for taller cabinets but need a strong molding detail to balance the tall cabinet doors. To demonstrate that detail, you will notice a combination of moldings (9” high) and double-paneled doors to overcome a “tower effect” in the space.
