A remodel of this contemporary kitchen improved the layout for better function and improved flow to the adjacent areas. Corner windows increase natural light in the kitchen and a new passage into the family room improves traffic flow. A round wooden counter adds seating while retaining the openness of the space.
The main work area consists of an L-shaped layout with an island. This arrangement includes the built-in refrigerator with TV above, an ergonomic elevated dishwasher with appliance garage, curved front corner sink cabinet and the cooktop with integrated curved front stainless chimney and glass backsplash. The view after the remodel looks south from the bar. The camera is in roughly in the same position as the doorway from the dining room to the kitchen used to be. Traffic now moves along the west wall past the fridge without disrupting food prep. The installation of engineered, laminated beams in the ceiling permitted the load-bearing pantry wall and west wall to be removed to include the pantry in the footprint of the kitchen, and to provide a home for the fridge. The front of the fridge is just about where the doorframe to the rear hallway to the bedrooms and master bath used to be. The stove has been moved to its new location from directly in front of the where the fridge is now. A vintage enamel-topped cabinet serves as an island/landing spot midway between the fridge, sink and stove. The faux-wood Formica countertop and backsplash have been replaced with "Absolute Black" granite with a honed (dull) finish, and Daltile white subway tile with contrasting Mapei "Iron" colored grout. The granite counter has been bumped out at the sink (a VIGO Newhall double-basin undermount) from 22" to the modern standard of 25" to accommodate contemporary appliances. Beyond the bump, we kept the 22" depth to permit us to keep using the original bank of drawers. The brick wall left of the pantry has been exposed for textural and color contrast as has the chimney. The more saturated "Golden Chime" paint has been muted by tinting it for a lighter feel. The center panels of the upper cabinets have been replaced with "Mistlite" obscure glass and an additional cabinet added over the sink. The pantry, formerly a cluttered storage area is an attractive, functional storage and prep area. The clutter is hidden by storage cabinets that echo those in the main portion of the kitchen, with the entire bank on the west wall having been salvaged from the wall that used to be between the kitchen and dining room. The undercabinet LED lights/sockets brighten the prep area. The pantry counter, constructed of clear-grain fir salvaged from the kitchen floor (now oak), increases the linear workspace by 6 feet. Two new (old) overhead lights were added. In the kitchen a vintage farmhouse fixture obtained from North End Lampworks replaces a contemporary fixture. In the dining room, (not visible) a 100-year-old wrought iron chandelier purchased from CenturyOfLighting.com's Etsy page was added. The vintage exhaust fan is no longer functional, having been moved to make space for the cabinets above the fridge. But, we hated to lose the architectural interest, so the cast iron grill is mounted to a wood frame backed by a photo of the actual fan, and mounted to the frame with the same hardware that would be used to mount the real fan. The whole assemblage is hung on the wall like a framed picture.

Use smart strategies to make your small living room feel larger.
When carefully planned, a small living room can be both attractive and user-friendly. When you take the time to consider your storage needs and daily lifestyle, you can create a small but smart living room that increases the enjoyment of your home.
Make sure the furniture you choose for your small living room is appropriate for the space, For example, avoid sofas with skirts. You want to go for furniture raised off the floor.
Keep the area free from clutter and allow traffic flow in and out of the room.
A good living room lighting scheme uses different kinds of light, set at different levels, that work together to make the space warm and attractive.
Try to resist the urge to use only small pieces in your small living room. Instead, consider an oversized chair that gives unexpected scale to the space, and balance out the space with a large textured area rug. Or an oversized floor mirror to give depth.
In this space we added wainscotting. and custom built a mantel. to add a design element to the space.

The original kitchen certainly wasn't what this avid baker had envisioned to create her confections. A small closed off kitchen flanked by a small entry area, living room and the main traffic pattern for the house ran right through the middle.
The new design solved all these challenges as well as improved the look of the space. Combining the spaces was achieved by simply removing a wall and increasing the opening to the small entry way. After much re-routing of plumbing, electrical and of course structure, the 3 small spaces where combined into 1 great kitchen, perfect for baking as well as entertaining.

A love for hosting gatherings motivated these homeowners to open up and rework their dimly lit kitchen. The kitchen was land-locked by surrounding rooms.
An island floor plan replaced the preexisting peninsula which allowed the casual seating to move out of the way of the traffic pattern. Cabinets custom painted Sherwin Williams Relaxed Khaki were double stacked floor to ceiling to increase storage. Glass-door top cabinets with LED lighting provided display space for decorative items. Cabinetry pantry space efficiently replaced the traditional closet pantry without sacrificing storage. Colonial Crème granite was used for the counters highlighted by a backsplash of ivory 3x6 travertine in a 45-degree herringbone pattern. LED under cabinet lights and an oversized lantern-style chandelier over the island added extra light and ambiance.

New windows, floors, powder room and basement:
We gave the home new windows, new hardwood floors, and paint throughout. We created a new main floor powder room and a new finished basement containing a living area, three-piece bathroom and new bedroom with egress (tilt and turn) windows.
Flipped around and redesigned kitchen:
We created a new kitchen. The footprint of the kitchen stayed the same, but we flipped it around and redesigned it. Now it has a walk-in pantry area and more floorspace going in and out, which optimized the flow of traffic. We replaced the old non-functioning mudroom with a new one.
Disappearing balcony and drafty door:
To create a new space using a balcony in a bedroom, we extended the second storey out to line up with the first floor, and this increased the square footage. In that room we turned a drafty door into a window.
We reinstated the rear deck, using as many of the original pieces as we could:
There was a leaking roof problem because the original roof pitches were causing ice damming. We designed a new roof to prevent that in the future.
New windows, stucco, and the challenge of asbestos:
Another challenge was installing new windows in the original stucco finish, which contained asbestos. We waterproofed those properly, future proofing them from leaks.
We solved the situation by installing a 5-inch trim around the perimeter of the window. Specialists cut the asbestos back (we had to set up a containment perimeter around each window), and then we placed windows that are five inches wider than the window frames. We used special flashing tapes and sealed them all up behind the stucco.

The Jack + Mare worked with the homeowners of this cool mid-century inspired kitchen from schematic design all the way through construction.
The existing kitchen was demolished all the way to studs, subfloor and ceiling joists and completely rebuilt with custom cabinets, solid oak flooring, task and ambient lighting, new electrical/plumbing, counter-to-ceiling wall tile, new beam (took down wall between living/kitchen), new window and colorful barn door.
The final design maximized storage, increased counter space, improved traffic flow, connected kitchen to adjacent living room (by removing existing wall), and improved the social aspect of the kitchen.
The kitchen is now efficient, beautiful, full of light and a happy place to call home!

We recommend using a UV rated weatherproof sealant twice yearly. This sealant is a crucial step in the life of the decking tiles and can extend the life of the decking tiles, in some cases, pending the climate, by 1 to 2 years.

Our client had a busy life and his Burnaby home was usually his refuge — a place to relax and unwind after a busy day. But, his home was no longer helping him unwind. He called the My House team to do a minimalist home renovation, to transform his home from busy to one free from distraction and clutter.
We started by changing the “vibe” in the kitchen, the homeowner’s favourite place in the home. We removed the kitchen walls, and used a maple-clad beam to match the new maple live-edge bar top. Opening up the kitchen instantly improved sight lines and traffic flow between the kitchen and adjacent rooms. This new layout also allowed us to create much needed additional counter top space and storage in the kitchen.
The kitchen cabinets were replaced with flat panel, square-edge cabinets and the uppers lift-open. To create an elegant minimalist feel, the full height quartz back splash looks almost like concrete. We also removed the kitchen nook and replaced it with a live-edge counter top, making it a haven to enjoy a morning cup of coffee.
Throughout the home, white cabinets help ground and soothe, while the maple accents create warmth without adding unwanted colour or texture.
Minimalist Home Renovation: Bathrooms Too
We gutted all three bathrooms in this minimalist home renovation and started from scratch. As part of the bathroom renovations, we added new energy-efficient windows.
We reconfigured the master bedroom to allow for a full master en suite including a freestanding tub, a usable bench seat for the shower, a wall hung compact toilet, and a minimalist pedestal sink. The new bathtub also has a handheld shower to increase functionality and has a clever built-in ledge to hold a beverage.

The owners of this classic “old-growth Oak trim-work and arches” 1½ story 2 BR Tudor were looking to increase the size and functionality of their first-floor bath. Their wish list included a walk-in steam shower, tiled floors and walls. They wanted to incorporate those arches where possible – a style echoed throughout the home. They also were looking for a way for someone using a wheelchair to easily access the room.
The project began by taking the former bath down to the studs and removing part of the east wall. Space was created by relocating a portion of a closet in the adjacent bedroom and part of a linen closet located in the hallway. Moving the commode and a new cabinet into the newly created space creates an illusion of a much larger bath and showcases the shower. The linen closet was converted into a shallow medicine cabinet accessed using the existing linen closet door.
The door to the bath itself was enlarged, and a pocket door installed to enhance traffic flow.
The walk-in steam shower uses a large glass door that opens in or out. The steam generator is in the basement below, saving space. The tiled shower floor is crafted with sliced earth pebbles mosaic tiling. Coy fish are incorporated in the design surrounding the drain.
Shower walls and vanity area ceilings are constructed with 3” X 6” Kyle Subway tile in dark green. The light from the two bright windows plays off the surface of the Subway tile is an added feature.
The remaining bath floor is made 2” X 2” ceramic tile, surrounded with more of the pebble tiling found in the shower and trying the two rooms together. The right choice of grout is the final design touch for this beautiful floor.
