Because of limitations with space, wall hung vanities with under cabinet lighting were used to create an increased visual area. The kitchen offers a large amount of counter space and storage opportunity, but also welcomes guests at a sizable island and secondary peninsula. Beyond the kitchen, we designed a work nook where display storage and functional workspace are both present. We reworked both fireplaces in the home to create warm nooks for gathering: both fireplaces feature large format stone and are flanked with display shelving. The master bathroom upstairs was completely reworked as well. We eliminated the oversized drop-in tub and in-wall fireplace, and took away the steam shower that had been causing water and mildew issues for years. We relocated the toilet and developed a gorgeous vanity area in the space where the old bathtub and fireplace used to be. We then created a massive shower room in lieu of a tub/shower combination. The bathroom is adorned with warm tones and natural textures: marble subway tile runs up the entire wall behind the vanity, wood-look porcelain covers the floor and back wall of the shower, and simple artisan subway tiles in a creamy vanilla tone cover the shower walls. These spaces completely transformed the look and feel of the house, and we are so happy our amazing clients get to enjoy this home with their family for years to come!

Contemporary touches like a zero radius stainless steel sink, concrete light fixtures, and a double waterfall counter-top continue to echo the clean lines utilized through out the rest of the home. For the two first floor bathrooms we removed barrels full of mosaic tile and installed large scale white and grey tiles, making the rooms feel larger and reign in the visual texture. We continued to use the cool tones and clean lines in the bathrooms to tie them in with the rest of the home and give us a unified feel between spaces.

Using European construction cabinetry for increased usable interior space, we gave this small kitchen a true beachy feel with white cabinets, blue/green Corian counters and fun red accents. This home is located in the in the heart of Northcenter and situated on an oversized lot with a tremendous view of a landscaped backyard garden. The client’s desire was to open the back kitchen wall to take advantage of the garden view and to incorporate the kitchen into the rest of the home. By adding a 3’-0” deep addition at the sink wall and increasing the overall size of the windows, Vesta was able to expand the views and to open the floor plan to create a functional island. The island in turn, added space for food prep & prep sink along with casual seating. By removing the adjoining Dining Room wall, Vesta created an open floor plan that enhanced the Owners everyday living experiences. The new Dining Buffet added storageand a visual break while maintaining the open feel. By using warm horizontal walnut tones, it allowed a reference back to the original mid-century feel of the décor of the home. Adding playful highlights of apple green, we took advantage of a palette that brought the natural outside elements back into the environment.

Renovations of this 100 year old home involved two stages: the first being the upstairs bathroom, followed by the kitchen and full scale update of the basement. The original basement was used mainly for storage. The ceiling was low, with no light, and outdated electrical and plumbing. The new basement features a separate laundry, furnace, bathroom, living room and mud room. The most prominent feature of this newly renovated basement is the underpinning, which increased ceiling height. Further is the beautiful new side entrance with frosted glass doors. Extensive repairs to the upstairs bathroom was much needed. It as well entailed converting the adjacent room into a full 4 pieces ensuite bathroom. The new spaces includes new floor joists and exterior framing along with insulation, HVAC, plumbing, and electrical. The bathrooms are a traditional design with subway tiles and mosaic marble tiles. The cast iron tub is an excellent focal feature of the bathroom that sets it back in time. The original kitchen was cut off from the rest of the house. It also faced structural issues with the flooring and required extensive framing. The kitchen as well required extensive electrical, plumbing, and HVAC modifications. The new space is open, warm, bright and inviting. Our clients are most exited about now being able to enjoy the entire floor as one. As readers of architect/designer Katie Hutchison’s book The New Cottage (Taunton Press 2018), these homeowners approached KHS about designing a second home in Westerly, Rhode Island. Theirs is a double-long lot with street frontage on both ends, a short walk from the water. In addition to the new house, their wish list included a new lap pool (with associated patio) and new garage. Aesthetically, they were looking to create an informally elegant, human-scaled family compound, engaged with the site and connected with the outdoors. They further requested sustainable features/systems and low-maintenance materials. In response, KHS proposed an ell-shaped house that wraps two sides of a lap pool/patio. A porch-fronted two-story gabled component faces the main street and is flanked by the one-story primary suite in one leg of the ell and the one-story kitchen and rear porches in the other leg of the ell. The house is an efficient +/- 2800 square-feet and contains four bedrooms and three and one half bathrooms. A salt-box inspired garage is detached so as not to increase the building massing. It helps shape outdoor spaces and doesn’t block daylight and direct exterior access from the house. It faces the secondary street. Driveways off both streets offer different modes of arrival. The south-facing roof of the two-story volume – which includes three bedrooms and two baths – and the south-facing one-story roof of the kitchen and rear porches, as well as the south-facing roof of the garage support 47 photovoltaic solar panels, providing the bulk of the property’s electric power. Two oversized exterior folding glass doors off the living area and kitchen blur the boundary between indoors and outdoors, welcoming abundant daylight, views of the pool and patio, as well as summer breezes. An airy living/dining area includes a long custom window seat and borders a semi-open kitchen beneath a cathedral ceiling. Living area built-in shelving frames a TV and surrounds a modern efficient pellet stove. A cheerful interior palette of soft hues features pops of color, Scandinavian wallpapers, custom textiles, and a dash of warm wood accents in the form of counters, built-in desks, and custom furnishings. On the exterior, natural shingles side the main volume and environmentally friendly and durable Boral board-and-batten side the one-story components and garage, communicating a legible hierarchy of spaces. The overall effect is a breezy, crisp New England home, pool patio, and garage for today’s living.
