Our clients put a lot of thought and detail into these small, but functional, bathrooms. The goal with continuity, so the same materials were used in each space. Because of limitations with space, wall hung vanities with under cabinet lighting were used to create an increased visual area. A nice special feature in the bathrooms is the Schluter linear drain in the ensuite bathroom.

We took our Boulder clients through an amazing transformation! Almost every room in their home has been remodeled to better reflect their tastes and create spaces that functions better for their family. We utilized natural materials every step of the way and designed a balance of mid-century inspired touches and cool contemporary finishes. In the living room we removed the existing half-wall to open up the entry and dining room and create an easier transition between spaces. To make the fireplace the focal point of the living room we designed a beautiful wall of honed sandstone and sourced a reclaimed wood mantel. Increasing storage was a necessity for this home, so we added a much needed closet to the dining room, and designed semi custom floating cabinetry for the living room & dining room. We added a custom barn door to their family room to give them the option of closing the television off from the rest of their home. The clients really wanted to brighten up their dark kitchen, so we removed the black cabinets and red backsplash to make room for beautiful natural wood cabinets and a custom clay tile backsplash. Contemporary touches like a zero radius stainless steel sink, concrete light fixtures, and a double waterfall counter-top continue to echo the clean lines utilized through out the rest of the home. For the two first floor bathrooms we removed barrels full of mosaic tile and installed large scale white and grey tiles, making the rooms feel larger and reign in the visual texture. We continued to use the cool tones and clean lines in the bathrooms to tie them in with the rest of the home and give us a unified feel between spaces.

we removed the fiberglass tub'shower fixture and replaced it with a traditional shower, used subway tile to the ceiling, increased the height of the frameless shower enclosure and used a combination of recessed and pendant light fixtures. the existing cabinets were painted with new hardware.

We reworked both fireplaces in the home to create warm nooks for gathering: both fireplaces feature large format stone and are flanked with display shelving. The master bathroom upstairs was completely reworked as well. We eliminated the oversized drop-in tub and in-wall fireplace, and took away the steam shower that had been causing water and mildew issues for years. We relocated the toilet and developed a gorgeous vanity area in the space where the old bathtub and fireplace used to be. We then created a massive shower room in lieu of a tub/shower combination. The bathroom is adorned with warm tones and natural textures: marble subway tile runs up the entire wall behind the vanity, wood-look porcelain covers the floor and back wall of the shower, and simple artisan subway tiles in a creamy vanilla tone cover the shower walls. This small bathroom remodel in Los Angeles was designed to improve layout, increase storage, and create a clean modern look without changing the footprint. The space was originally tight and lacked functionality. We upgraded the layout by installing a floating wood vanity to open up the floor area and make the room feel larger. A mirrored cabinet and built-in wall niche were added to improve storage while keeping the design minimal and uncluttered. The shower was remodeled with a glass enclosure to remove visual barriers and allow more light into the space. Tile selection focused on durability and slip resistance while maintaining a clean, modern finish. Scope of work included demolition, tile installation, vanity installation, plumbing fixtures, and glass shower installation. All work was completed following Los Angeles building standards. This project is a good example of a small bathroom remodel in Los Angeles where smart design and proper execution can significantly improve both function and appearance without expanding the space.

This bathroom was a must for the homeowners of this 100 year old home. Having only 1 bathroom in the entire home and a growing family, things were getting a little tight. This bathroom was part of a basement renovation which ended up giving the homeowners 14” worth of extra headroom. The concrete slab is sitting on 2” of XPS. This keeps the heat from the heated floor in the bathroom instead of heating the ground and it’s covered with hand painted cement tiles. Sleek wall tiles keep everything clean looking and the niche gives you the storage you need in the shower. Custom cabinetry was fabricated and the cabinet in the wall beside the tub has a removal back in order to access the sewage pump under the stairs if ever needed. The main trunk for the high efficiency furnace also had to run over the bathtub which lead to more creative thinking. A custom box was created inside the duct work in order to allow room for an LED potlight. The seat to the toilet has a built in child seat for all the little ones who use this bathroom, the baseboard is a custom 3 piece baseboard to match the existing and the door knob was sourced to keep the classic transitional look as well. Needless to say, creativity and finesse was a must to bring this bathroom to reality. Although this bathroom did not come easy, it was worth every minute and a complete success in the eyes of our team and the homeowners. An outstanding team effort. Leon T. As readers of architect/designer Katie Hutchison’s book The New Cottage (Taunton Press 2018), these homeowners approached KHS about designing a second home in Westerly, Rhode Island. Theirs is a double-long lot with street frontage on both ends, a short walk from the water. In addition to the new house, their wish list included a new lap pool (with associated patio) and new garage. Aesthetically, they were looking to create an informally elegant, human-scaled family compound, engaged with the site and connected with the outdoors. They further requested sustainable features/systems and low-maintenance materials. In response, KHS proposed an ell-shaped house that wraps two sides of a lap pool/patio. A porch-fronted two-story gabled component faces the main street and is flanked by the one-story primary suite in one leg of the ell and the one-story kitchen and rear porches in the other leg of the ell. The house is an efficient +/- 2800 square-feet and contains four bedrooms and three and one half bathrooms. A salt-box inspired garage is detached so as not to increase the building massing. It helps shape outdoor spaces and doesn’t block daylight and direct exterior access from the house. It faces the secondary street. Driveways off both streets offer different modes of arrival. The south-facing roof of the two-story volume – which includes three bedrooms and two baths – and the south-facing one-story roof of the kitchen and rear porches, as well as the south-facing roof of the garage support 47 photovoltaic solar panels, providing the bulk of the property’s electric power. Two oversized exterior folding glass doors off the living area and kitchen blur the boundary between indoors and outdoors, welcoming abundant daylight, views of the pool and patio, as well as summer breezes. An airy living/dining area includes a long custom window seat and borders a semi-open kitchen beneath a cathedral ceiling. Living area built-in shelving frames a TV and surrounds a modern efficient pellet stove. A cheerful interior palette of soft hues features pops of color, Scandinavian wallpapers, custom textiles, and a dash of warm wood accents in the form of counters, built-in desks, and custom furnishings. On the exterior, natural shingles side the main volume and environmentally friendly and durable Boral board-and-batten side the one-story components and garage, communicating a legible hierarchy of spaces. The overall effect is a breezy, crisp New England home, pool patio, and garage for today’s living.

We present a conceptual design for a residential complex in Sukošan, designed to meet investor requirements for maximizing the number of residential units in a given space, while ensuring privacy and exceptional sea views for each unit. Send inquiry Inspired by organic forms, we opted for slightly rounded triangular modules, each of which represents a single residential unit. With the innovative rotation of the modules around a vertical circular axis, which ends with a glazed section on the roof – a skylight – bringing natural light into the interior spaces. The facades are dynamically shaped with an alternation of wooden and glass surfaces, which ensured privacy, but also openness to common areas. The settlement consists of six residential units located in the heart of Sukošan, right next to the sea, and represents a refreshing departure from the usual generic housing solutions. With organic forms, we have achieved a close connection with nature, and greenery is richly integrated into the architectural fabric, making this project a unique combination of modern design and natural harmony. Organic forms : The use of slightly rounded triangular modules to create a unique architectural composition. Module rotation : Each residential unit rotates around a vertical axis, contributing to the dynamism of the appearance and a better view of the sea. Skylights : Integration of skylights on the roof for natural lighting of interior spaces. Dynamic facades : A mixture of wooden and glass surfaces to increase privacy and visual attractiveness. Accommodation and communion with nature : Location in the center of Sukošan by the sea and rich integration of greenery into the architectural fabric.
