They also wanted a built-in breakfast nook, improved pantry space, more functional storage on either side of their fireplace, and a built-in appearance for the TV above the mantel. The original built-in desk was not used, and they preferred for that space to serve as a small bar area with refrigeration and a place to store their printer. We designed several plans for the space before selecting the final layout. The new design required the removal of the soffit over the old sink, as well as a small wall beside the old refrigerator. The wall beside the stairwell had to be shortened 13 inches and a new beam installed to carry the load of the home’s 2nd story to gain enough space for the large central island. The existing closet pantry walls were also reconfigured as per the new plan. This serves as a great reminder that Dimensions In Wood is much more than just custom cabinets. Central to the entire custom kitchen is an 8-foot Walnut island. The huge island, which comfortably seats three, is topped with Essenza Blue quartzite. The stone’s natural striations are beautiful. Quartzite is harder than granite, and less likely to stain than other stones because of its density. The couple had to look through multiple slabs to find a piece they LOVED. The island’s custom Walnut cabinetry, built to resemble a piece of custom furniture, was stained Bronzed Walnut by Sherwin Williams. The 4-foot Galley Workstation in the island, handles all the kitchen’s prep, serving, and cleanup needs. The Galley’s culinary tools include an upper tier cutting board, upper tier drying rack, 2 lower tier platforms, 11″ colander with non-slip handles, and 11” mixing bowl with lid and non-slip bottom. A water tap with reverse osmosis filter provides the highest quality drinking water. To keep a clean and sleek counter we installed a raised air switch for the garbage disposal and integrated soap dispenser. The island also houses the Thermador Sapphire 7-Program Dishwasher with a hidden touch control panel and a custom Walnut wood front. The cabinetry under the Galley Workstation features a trash roll out, as well as storage for the culinary tools. Shortening the stairwell wall, and reframing around the stairs, which included shortening the handrail, also made room for a bi-fold door walk-in pantry with extra roll out storage and space for a small microwave. Above the panty doors is a remote controlled, electric motor powered, lift up cabinet door which hides a flat screen TV, used while the family is cooking. To the right of the walk-in pantry is cold food storage. The Thermador, 30-inch Freedom Collection refrigerator and 24-inch built-in freezer column with internal ice maker are covered with matching cabinetry fronts. An open display space was designed above the units, creating an aesthetically beautiful wall. To the right of the refrigerator & freezer columns is a tall cabinet designed for the built-in Thermador steam and convection oven. The convention steam oven is a relatively new technology for homes, but its versatility and food quality is amazing. To the right of this is a pull-out appliance pantry which provides easy access and storage for a stand mixer, blender, and any other appliance you do not want to clutter the counter. The most visible wall of the kitchen features the 36-inch Thermador Professional Series Harmony Gas Range with Griddle. Between the range and custom designed wood hood, a framed mosaic tile accent in the backsplash, creates a focal point. To clear the air, the Professional Series Thermador 42-inch ventilation insert provides excellent exhaust capabilities, as well as providing multi-level, vivid LED lights for beautiful illumination. The wall cabinetry symmetrically flanks the custom hood, utilizing deeper wall cabinetry on each end, allowing for storage of oversized dishware. The base cabinetry on this wall is made up of drawers, except for the corner, which is a Kesseböhmer LeMans II. This specially designed shelf system allows ease of access in underutilized blind corners. The dual action articulation system with soft close mechanism ensures a smooth open and close. Rounding the corner to the outside wall, the base cabinetry was built to a narrower depth, providing additional space for the island, as well as easier access to the new larger pass-thru window which serves the screen porch. The client selected Black Vermont granite countertops with an ogee edge to contrast the Linen White painted cabinetry. The door to the screen porch was replaced with a Marvin Exterior Door with a raised panel at the bottom of the 3⁄4 glass door. Marvin Windows replaced the other windows in the space increasing the energy efficiency and value of the home. To establish the breakfast nook, a bench with drawers and an upholstered seat was built into the bay area of the room. Custom bookshelves were built with open shelves, cabinet doors, and drawers on either side of the fireplace. A new stone hearth and fireplace surround were installed. Above the existing mantel we built a recessed space for the flat screen television hiding all wiring inside the walls for a completely clean look. The space that was once a desk was transformed into a bar area. The glass shelves and glass cabinet front liquor cabinet stand out. But this bar area has hidden secrets. Tucked beneath the black granite is a Thermador under-counter double drawer refrigerator with matching wood front panels. They blend in perfectly with the cabinets. A wireless printer is easily accessed on a slide out drawer. Plus, what looks like merely wooden panels on the wall are concealing recessed storage for more bottles and glasses! Overhead recessed lighting and speaker system provide illumination and entertainment through the entire space. This luxury home had original, solid oak flooring through most of the first floor which the homeowner obviously wanted to keep but were in desperate need of repair and refinishing. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. The homeowners had just purchased this home in El Segundo and they had remodeled the kitchen and one of the bathrooms on their own. However, they had more work to do. They felt that the rest of the project was too big and complex to tackle on their own and so they retained us to take over where they left off. The main focus of the project was to create a master suite and take advantage of the rather large backyard as an extension of their home. They were looking to create a more fluid indoor outdoor space. When adding the new master suite leaving the ceilings vaulted along with French doors give the space a feeling of openness. The window seat was originally designed as an architectural feature for the exterior but turned out to be a benefit to the interior! They wanted a spa feel for their master bathroom utilizing organic finishes. Since the plan is that this will be their forever home a curbless shower was an important feature to them. The glass barn door on the shower makes the space feel larger and allows for the travertine shower tile to show through. Floating shelves and vanity allow the space to feel larger while the natural tones of the porcelain tile floor are calming. The his and hers vessel sinks make the space functional for two people to use it at once. The walk-in closet is open while the master bathroom has a white pocket door for privacy. Since a new master suite was added to the home we converted the existing master bedroom into a family room. Adding French Doors to the family room opened up the floorplan to the outdoors while increasing the amount of natural light in this room. The closet that was previously in the bedroom was converted to built in cabinetry and floating shelves in the family room. The French doors in the master suite and family room now both open to the same deck space. The homes new open floor plan called for a kitchen island to bring the kitchen and dining / great room together. The island is a 3” countertop vs the standard inch and a half. This design feature gives the island a chunky look. It was important that the island look like it was always a part of the kitchen. Lastly, we added a skylight in the corner of the kitchen as it felt dark once we closed off the side door that was there previously. Repurposing rooms and opening the floor plan led to creating a laundry closet out of an old coat closet (and borrowing a small space from the new family room). The floors become an integral part of tying together an open floor plan like this. The home still had original oak floors and the homeowners wanted to maintain that character. We laced in new planks and refinished it all to bring the project together. To add curb appeal we removed the carport which was blocking a lot of natural light from the outside of the house. We also re-stuccoed the home and added exterior trim.

Mike and Anne of Barrington Hills desperately needed to update and renovate both their kid’s hall bath and guest bath, and in their 1980’s home each project presented a different set of unique challenges to overcome. When they set out to identify the right remodeling company to partner with, it was important to find a company that could help them to visualize design solutions for the bath renovations. When they came across Advance Design Studio’s website, they were immediately drawn to the solution-oriented remodeling process and the family friendly company. When they met with Project Designer Michelle Lecinski, they knew they chose the right company. “Michelle’s excellent work on the initial designs made it easy to proceed with Advance Design Studio,” Mike said. Like most homeowners anticipating a big renovation project, they had some healthy fears; with two bathrooms being remodeled at the same time they worried about timeframes and staying within budget. With the help of Michelle, and the “Common Sense” guidelines, they were confident that Advance Design would stay true, orchestrating all the moving parts to stay within both the estimated timeline and budget. The guest bath offered the biggest design challenge. A dormer obstruction made the already cramped shower awkward to access. Mike and Anne also wanted the shower size to be expanded, making it more accommodating. Working with Advance’s construction expert DJ Yurik, Michelle relocated the shower concealing the original dormer and creating a larger, more comfortable and aesthetically pleasing guest shower. The unsightly and not at all user-friendly closet was removed and replaced with elegant White Maple Dura Supreme cabinetry with much improved function featuring dual tall linen cabinets, a special makeup area and two sinks, providing a dual vanity which was extremely important for better guest use. The Fossil Brown quartz countertop is in pleasing contrast to the white cabinetry, and coordinates nicely with the mocha porcelain tile gracing the shower for an accent. The decorative glazed turquoise tile backsplash, tile border, and bottle niche adds a taste of marine green to the room, while marble-looking porcelain tile makes guests feel they are staying in a 5-star hotel. Polished nickel Kohler plumbing fixtures were chosen to add a touch of sophistication. This renovated guest bath is comfortable and elegant, and Anne and Mike’s house guests may never want to leave! “The end result was updated and restyled bathrooms that the client will enjoy and increase the value of their home,” Designer Michelle said. The children’s hall bath had its own set of challenges. The current placement of the sink was not conducive to the best use of the existing space, nor did it allow for any visual interest, something Advance’s designers always work to achieve even within the tight confines of a small bath. Advance removed the linen closet and used the gain in wall space to create a dramatic focal point on the vanity wall. They also took additional space that wasn’t being used for new Storm Gray Dura Supreme tall built-in linen cabinets, creating functional storage space that the former bath lacked. A customized glass splash panel was created for the bath, and the high ceilings with skylights were accented with a custom-made track lighting fixture featuring industrial pipe and cage materials. Authentic cement encaustic tile was used wall to wall surrounding the vanity to create a dramatic and interesting back drop for the new elegant and stately furniture-like double sink wall. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color. Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. Easy to maintain Blanca Arabescato Quartz countertops add practicality and natural beauty and compliments the warm wood porcelain tile floors. This handsome bath has generated praise from friends and family even before it’s complete unveiling as photos of the space leaked out on social media! It’s not only completely functional to use, but especially pretty to look at. “Advance Design Studio did a terrific job for us. Our client wanted their dream home to be an informal place where they could easily entertain and enjoy themselves. We were awarded the interior design and architectural specification package, which allowed us to recommend substantial alterations prior to construction, including raising the ceiling height, removing walls, reconfiguring rooms and entrances, and specifying appealing ceiling, wall and flooring treatments. In this dining room, we added a partial wall and a dark, wood stained transition arch. The partial wall increases the feel of privacy in the room. We cut wallpaper into squares and turned each square when hanging it, to create a subtle, textured visual effect. Each corner has nail head accents. We added a gothic-inspired valance to the window treatments and integrated the drapery cornices into crown molding. Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

Made from a single piece, chunky 10 cm diameter column, the outdoor shower bends to create its own multi-jet shower head for a steady flow of fresh, warm rinsing water. It is fitted with a simple to use, progressive mixing valve. Turn to the right to start your shower. When you turn the handle more, the flow rate and water temperature increases from cold water and minimum flow to your desired levels. The shower comes with anti-lime nozzles, ground fixing and water supply system and even its own integrated water emptying mechanism. The 2.25 metre high unit is crafted from high grade austenitic stainless steel AISI 316L, which includes molybdenum for markedly increased corrosion resistance, ideal for these kinds of outdoor architectural features. It would combine well with either of our outdoor baths – the Pamela or the Lacus.

THE SETUP Client Background: Our clients, a couple who have transitioned into the empty nest phase, have cherished their home for over three decades without undergoing any significant renovations. With a newfound desire to adapt their living space to better suit their current lifestyle, they’ve embarked on a journey to reimagine their kitchen — the heart of their home. Their aspiration is to cultivate a serene, neutral-toned sanctuary on the first floor that seamlessly merges with their family room, ensuring a harmonious and inviting environment. Design Inspiration: The renovation is inspired by the couple’s penchant for soft, calming neutrals, using their cherished family room and the kitchen’s existing tile flooring as the cornerstone for the color scheme. This approach aims to foster a sense of warmth and tranquility throughout. Design Objectives: Harmonize the kitchen with the family room by adopting a soothing, neutral color scheme, ensuring a seamless flow across the first floor. Enhance kitchen functionality with thoughtfully designed cabinetry, providing a designated place for every item and maximizing storage efficiency. Cultivate an inviting and comfortable atmosphere that reflects the homeowners’ desire for a calm and relaxing space. Design Challenges: The homeowners wish to retain the existing kitchen tile flooring and integrate it into a refreshed, modern design. Accommodating a dining area spacious enough for family visits without compromising the kitchen’s open feel or functional layout. Despite liking the current placement of plumbing and appliances, the homeowners aspire for a more open floor plan to facilitate better movement and interaction. The need to amplify natural light in the kitchen, especially around the sink area, where existing lighting is insufficient. Preserving the half-wall between the kitchen and family room, a feature the homeowners want to keep, while ensuring it complements the new design. THE RENEWED SPACE Design Solutions: By choosing a neutral color palette that complements the existing tile, the design unifies the kitchen with the adjacent spaces. The tile’s grout was cleaned and restored, enhancing the floor’s appearance and integrating it seamlessly with the new kitchen aesthetic. The inclusion of a larger island with seating for two, alongside maintaining a substantial dining table, was achieved by optimizing the spatial layout. This allowed for a sociable yet functional kitchen, accommodating large family gatherings without feeling crowded. Minor adjustments to the kitchen’s layout maintained the preferred locations for plumbing and appliances while introducing an ‘open’ design concept. Strategic modifications, such as angling the pantry wall, improved the flow and accessibility within the space. Replacing the garden window with a broader, standard window significantly increased natural light, transforming the sink area into a bright, welcoming space with enhanced views of the outdoors. The decision to keep the half-wall was ingeniously leveraged to define the dining area while maintaining an open connection to the family room. This feature not only serves as a visual separator but also ties the two spaces together through the shared color scheme and design elements. The homeowners are thrilled with their newly remodeled kitchen, which has become a hub of warmth and hospitality. Hosting a wedding shower and a birthday party, they have shared their renewed space with friends and family, who have been equally enamored. This remodel has not only met their functional and aesthetic desires but has also enriched their home with a fresh sense of serenity and joy. The upstairs part of the home is shaping up nicely. This magnificent project includes: a new front portico; a single car garage addition with entry to a combination mudroom/laundry with storage; a rear addition extending the family room and open concept kitchen as well as adding a guest bedroom; a second storey master suite over the garage beside an inviting, naturally lit reading area; and a renovated bathroom. The covered front portico with sloped ceiling welcomes visitors to this striking home whose overall design increases functionality, takes advantage of exterior views, integrates indoor/outdoor living and has exceeded customer expectations. The extended open concept family room / kitchen with eating area & pantry has ample glazing. The formal dining room with a built-in serving area, features French pocket doors. A guest bedroom was included in the addition for visiting family members. Existing hardwood floors were refinished to match the new oak hardwood installed in the main floor addition and master suite. The large master suite with double doors & integrated window seat is complete with a “to die for” organized walk in closet and spectacular 3 pc. ensuite. A large round window compliments an open reading area at the top of the stairs and allows afternoon natural light to wash down the main staircase. The bathroom renovations included 2 sinks, a new tub, toilet and large transom window allowing the morning sun to fill the space with natural light. This TVL project focused primarily on a gut of this home's only bathroom and included a facelift in the kitchen as well. This lovely Denver home features a very tiny bathroom with mostly original features. Our client requested a makeover to the bathroom that would improve function & health as well as push the bright white minimalism she loves so much throughout her home. Respecting both budget and timeline, we worked to create a highly functional space with nods toward European bathroom design. We increased space between the toilet and vanity while also increasing storage by integrating a vanity with drawers rather than a pedestal sink. We utilized high gloss white tile on the floors to help expand light and replaced all major plumbing fixtures for a fresh look. The bathroom now features a much deeper alcove tub, elongated white subway tiles on the walls, shiny chrome faucet fixtures, and a new vanity light. In the kitchen, new white shaker cabinets were installed and paired with a simple white subway tile backsplash. White quartz countertops and new hardwood floors were also added. We love the clean, bright, simple nature of every space in this house and are so happy our wonderful client can enjoy these for years to come!

LEED Certification Level: Platinum. Builder: R & S Engineering & Construction. The Cavanaugh Residence is a contemporary split level with a split personality. Totally designed from the ground up to minimize impact and maximize energy and water efficiency, its beautiful facade belies its hard-working, high-producing systems, earning it a LEED Platinum score of 116.5, and a HERS rating of minus 22. The 2774 square foot home produces over 100 per cent of its power with a 10.8 kw pv system, and captures 100 per cent of its freshwater needs from the curved metal roofs through an engineered collection and purification system, stored in an integrated concrete cistern. Constructed of locally made SIP panels on an infill waterfront lot, the home is oriented to maximize the production of the pv panels. Six inch SIP panels work together with a highly reflective, highly emmisive cool standing seam roof, icynene insulation in ceiling and floors, and carefully placed high efficiency windows and doors to create a tightly sealed environment. The 17-seer Trane heat pump variable speed compressors and TAM 7 air handlers, along with a whole house dehumidifier and fresh air intake provide a comfortable, clean indoor environment while using little energy. In the shoulder seasons, natural ventilation cools the home with fresh breezes drawn from lower windows in each room flowing through the curved ceilings to clerestory windows at the top of the house. Natural daylighting, with windows placed in corners and high clerestories, bounce the abundant natural light so that the owners use the interior LED lighting primarily at night. Windows were sited to frame views of the neighboring park and water, and capture the light, but represent a very low percentage of glazing to wall to conserve energy. Primarily native, xeriscaped turfless landscaping sips reclaimed water from its drip and bubbler irrigiation system, and requires little trimming or chemicals. Established trees, protected during construction, shade the home, FSC certified decks, and yard, providing a cool place to enjoy the outdoors at any time of the day, even in Florida's summer heat. Rainwater is diverted from the bay through the engineered collection and filtration system to an integrated concrete cistern hidden beneath the decks. Abundant Florida rainwater supplies 100 per cent of the home's needs, including drinking, bathing, and cleaning. Naturally soft, the highly filtered and UV purified water requires no chemical treatment or water softener. Coupled with minimal hardscape and permeable drive and walkways, almost all ground water remains on the lot, and out of storm sewers and bay runoffs. Designed as a forever home for this active retired couple, an open floor plan provides diagonal interior views along with great circulation space. Wide hallways and doors, curbless showers, an elevator, and extra blocking in the walls for grab rails insures the couple of being able to use their home even if physical disabilities arise. The home's footprint is minimized by building over the conditioned crawlspace and over-sized garage, and the finished floor height, at least two feet above flood code requirements, significantly reduces insurance costs while maximizing storage space for camping and water sports equipment. Materials, fixtures and appliances were carefully selected for energy and water efficiency, local production where possible, recycled content/recyclability, durability, and cost-effectiveness. The owners were very involved in vetting and materials selections, and assisted in just-in-time purchasing to minimize waste. Scrap materials were sorted daily for re-use elsewhere in the project (blocking, concrete forms, drywall scraps as acoustical insulation in interior walls, etc.), resulting in a tiny waste pile at the end of a dumpster-free project. Concrete waste was hauled to a local recycler to become road base, and extra useable materials were returned to the vendor or donated to Habitat Restore. Cost-effective choices, and careful planning, saved significant dollars in construction cost as well as landfill space. One of the biggest challenges was finding qualified subcontractors who would work within the guidelines. With the help of our LEED consultant and meetings and explanations, most subcontractors not only bought into the ideas readily, but offered up new ideas. Highly skilled and professional, the team of subs, LEED consultant, and contractor proved that LEED construction is excellent construction. The team, the owners, and I also found that LEED construction makes great economic sense. Most materials (other than increased insulation and photovoltaic panels) cost no more, and sometimes less, than those employed in construction of a lesser standard. The owners have been living in the home for a year now, and are thrilled with the results. No power bill. No water bill. Extremely low insurance bill. Minimal ground maintenance. No fabric softener. Reduced use of soap, detergents, and shampoos and cleaning supplies. Less time cleaning with spot-free rainwater. Careful planning and materials selection brought the project in under budget, and the home operates at an extremely low cost, both to the homeowners, and the environment. Who wouldn't be thrilled?
