The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

The owners of this beautiful home in Montlake desperately needed more space for their growing family. We gave them the breathing room they craved by putting an addition on the back of the house that extended the square footage across all three floors (basement, main floor and second floor). This allowed for a more spacious kitchen that opens to the backyard and offers plenty of natural light. We refreshed the existing cabinets with new paint and added more storage with built-in cabinets and a casual dining area with integrated bench seating. We also reconfigured the entire second floor to allow ample space for an airy master suite, plus two more bedrooms and a shared bathroom. In the basement, we lowered the floor to increase the ceiling height, and transformed it into a comfortable space for entertaining friends or relaxing with the family. The remodeled basement now includes a family media room with plenty of built-ins, a wet bar, a guest bedroom, and a bathroom.

The homeowners had just purchased this home in El Segundo and they had remodeled the kitchen and one of the bathrooms on their own. However, they had more work to do. They felt that the rest of the project was too big and complex to tackle on their own and so they retained us to take over where they left off. The main focus of the project was to create a master suite and take advantage of the rather large backyard as an extension of their home. They were looking to create a more fluid indoor outdoor space. When adding the new master suite leaving the ceilings vaulted along with French doors give the space a feeling of openness. The window seat was originally designed as an architectural feature for the exterior but turned out to be a benefit to the interior! They wanted a spa feel for their master bathroom utilizing organic finishes. Since the plan is that this will be their forever home a curbless shower was an important feature to them. The glass barn door on the shower makes the space feel larger and allows for the travertine shower tile to show through. Floating shelves and vanity allow the space to feel larger while the natural tones of the porcelain tile floor are calming. The his and hers vessel sinks make the space functional for two people to use it at once. The walk-in closet is open while the master bathroom has a white pocket door for privacy. Since a new master suite was added to the home we converted the existing master bedroom into a family room. Adding French Doors to the family room opened up the floorplan to the outdoors while increasing the amount of natural light in this room. The closet that was previously in the bedroom was converted to built in cabinetry and floating shelves in the family room. The French doors in the master suite and family room now both open to the same deck space. The homes new open floor plan called for a kitchen island to bring the kitchen and dining / great room together. The island is a 3” countertop vs the standard inch and a half. This design feature gives the island a chunky look. It was important that the island look like it was always a part of the kitchen. Lastly, we added a skylight in the corner of the kitchen as it felt dark once we closed off the side door that was there previously. Repurposing rooms and opening the floor plan led to creating a laundry closet out of an old coat closet (and borrowing a small space from the new family room). The floors become an integral part of tying together an open floor plan like this. The home still had original oak floors and the homeowners wanted to maintain that character. We laced in new planks and refinished it all to bring the project together. To add curb appeal we removed the carport which was blocking a lot of natural light from the outside of the house. We also re-stuccoed the home and added exterior trim.

Columns of the bookcases are stylized flowers to bring some harmony between the interior space and the exterior garden located outside the windows. Splayed side panels at the windows increase the visual sense of the windows size and the room's depth. Shelves are fully adjustable and thick enough to hold heavy books. Note the added integrated base vents for the AC system. The coffered ceiling unites the room by inserting a logic to the “L” floor plan. Design and detail are hallmarks of the craftsmanship from Jaeger and Ernst. Design for small spaces can be extremely beautiful when design is serious and imaginitive coupled with dedicated craftsmanship. We should not allow our spaces to be mundane but instead seek to enrich our lives with an experience of everyday beauty.

The Cherry Road project is a humble yet striking example of how small changes can have a big impact. A meaningful project as the final room to be renovated in this house, thus our completion aligned with the family’s move-in. The kitchen posed a number of problems the design worked to remedy. Such as an existing window oriented the room towards a neighboring driveway. The initial design move sought to reorganize the space internally, focusing the view from the sink back through the house to the pool and courtyard beyond. This simple repositioning allowed the range to center on the opposite wall, flanked by two windows that reduce direct views to the driveway while increasing the natural light of the space. The island has a custom steel base with hammered legs, with a natural wax finish on it. The top is soapstone and incorporates an integral drainboard in the kitchen sink. We did custom bar stools with steel bases and upholstered seats.

Our clients for this Silicon Valley remodel wanted us to enlarge their existing kitchen by expanding into their adjacent dinette and family room area and address heat and glare issues caused by the afternoon sun at the rear of the residence. Our remodel eventually addressed almost all of the ground floor rooms. In addition we coordinated the addition of new windows throughout the house and “refreshed” the front entry and rear façade. We expanded the kitchen into the dinette area by creating an informal bar area to replace their existing dinette area. We increased indoor-outdoor flow by creating a wall of French doors and windows at the rear which included solar shading integrated into the rear wall by means of a system of interior wall panels defined by carefully laid out reveals. We created a dropped ceiling between the kitchen and the family room to define the bar counter area. A new, minimalist fireplace design replaced the existing brick fireplace. Wenge-colored cabinets and soft putty-colored walls in the dining/family room create a serene overall unity to the space. PAT RICE KITCHEN This Santa Barbara Bungalow, located in an historical area of Santa Barbara, had tons of charm, but the kitchen was small, cramped and lacked modern day function and storage. The kitchen you see today was achieved in 2 phases, by 2 different homeowners. It’s bright and sunny, with ample storage, generous amounts of countertop space and an Island perfect for meal prep. This is a classic kitchen, with white inset Shaker style doors, which continues to be the hottest look on the market. Phase 1 improved the small kitchen by eliminating a side door and taking out a built-in banquette, thus increasing kitchen size. A small island was added and a washer & dryer area was included. Perfect for a young family. Phase 2 enlarged the kitchen even more. A back bedroom was opened up to the kitchen, providing space for the office and bookcase areas. The laundry was moved to another part of the house, thus allowing for more cabinetry and countertop space. Two pantries were added, along with open shelving, plus alcoves for a microwave and a kitchen TV. A maple free standing Island is a classic contrast to the white cabinetry. By specifying maple countertops for the office area, it ties the kitchen and office areas together. Hahka Kitchens handled both phases of the kitchen remodel, and we were able to order matching cabinets and obtain the same countertop material. The result is that the kitchen is completely integrated with no evidence that this amazing kitchen was done in 2 stages, 8 years apart. The new homeowner did replace knobs and pulls from phase 1, and more ordered for the new cabinets, thus putting her mark on the kitchen. And the new homeowner found the sturdy and functional Island, which was a perfect complement to the white shaker cabinets. One last note about the office area, which is flooded with light from patio doors and large windows. The desk, with white shaker doors that match the kitchen, has loads of functionality. 2 large desk drawers, with hanging file folders, a pull-out trash can, small desk drawers and open shelving meet the needs of a home office. The built-in bookcase, which was fitted into an existing recessed alcove, was expertly installed and provides both open display areas and hidden storage. The “V groove doors” complement the Shaker doors, adding a furniture charm to the office. This expanded kitchen is truly the “heart of this historic home”.
