This project's goal was to creatively design for family lounging, urban gardening, and managing vehicular movement using architectural cues, wood and stone detailing to develop a seamless, unique layout with limited barriers. Taking advantage of mature vegetation, shade and view into the rear yard beyond the oversized sliding glass doors, we wanted to achieve a yard with limited barriers, soft edges, long vistas and a gentle transition between elevations. Stacking the two air conditioners and integrating elongated raised planters between deck landings with variegated semi-shade grasses anchored in the corner by a Japanese Maple allowed for an open view of the yard. The frosted glass panels increased the amount of light needed while providing the desired privacy for private entertaining and dining. We installed lightweight concrete patio slabs with long gaps to allow water to pass through, reducing pooling water and improving water flow to the large shade tree the client wished to retain. As shade gardens provide challenges, we could capitalize on the morning sun for a vegetable garden. The garden was also a transition corridor to access the custom play feature, lawn and zip-line behind the existing garage. The addition of a custom BBQ and charcoal grill embedded into the counter against the east side property limits stepped with the deck includes storage and additional seating. Finished with stone veneer, wood slats, and multi-sized pebbles retained by a gabion basket was a great contrast of natural finishes seamlessly blended together. Bon Appetit!

Built in the 1970s by a hardworking family patriarch, this Portland-area ranch home had been the backdrop for generations of memories. When the homeowners inherited the property from their grandparents, they saw an opportunity to honor its history while creating a modern sanctuary for their growing family. The original built-in desk was not used, and they preferred for that space to serve as a small bar area with refrigeration and a place to store their printer. We designed several plans for the space before selecting the final layout. The new design required the removal of the soffit over the old sink, as well as a small wall beside the old refrigerator. The wall beside the stairwell had to be shortened 13 inches and a new beam installed to carry the load of the home’s 2nd story to gain enough space for the large central island. Shortening the stairwell wall, and reframing around the stairs, which included shortening the handrail, also made room for a bi-fold door walk-in pantry with extra roll out storage and space for a small microwave. Above the panty doors is a remote controlled, electric motor powered, lift up cabinet door which hides a flat screen TV, used while the family is cooking. Custom bookshelves were built with open shelves, cabinet doors, and drawers on either side of the fireplace. A new stone hearth and fireplace surround were installed. Above the existing mantel we built a recessed space for the flat screen television hiding all wiring inside the walls for a completely clean look. The space that was once a desk was transformed into a bar area. The glass shelves and glass cabinet front liquor cabinet stand out. But this bar area has hidden secrets. Tucked beneath the black granite is a Thermador under-counter double drawer refrigerator with matching wood front panels. They blend in perfectly with the cabinets. A wireless printer is easily accessed on a slide out drawer. Plus, what looks like merely wooden panels on the wall are concealing recessed storage for more bottles and glasses! Overhead recessed lighting and speaker system provide illumination and entertainment through the entire space. This luxury home had original, solid oak flooring through most of the first floor which the homeowner obviously wanted to keep but were in desperate need of repair and refinishing. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. This Santa Barbara Bungalow, located in an historical area of Santa Barbara, had tons of charm, but the kitchen was small, cramped and lacked modern day function and storage. The kitchen you see today was achieved in 2 phases, by 2 different homeowners. It’s bright and sunny, with ample storage, generous amounts of countertop space and an Island perfect for meal prep. This is a classic kitchen, with white inset Shaker style doors, which continues to be the hottest look on the market. Phase 1 improved the small kitchen by eliminating a side door and taking out a built-in banquette, thus increasing kitchen size. A small island was added and a washer & dryer area was included. Perfect for a young family. Phase 2 enlarged the kitchen even more. A back bedroom was opened up to the kitchen, providing space for the office and bookcase areas. The laundry was moved to another part of the house, thus allowing for more cabinetry and countertop space. Two pantries were added, along with open shelving, plus alcoves for a microwave and a kitchen TV. A maple free standing Island is a classic contrast to the white cabinetry. By specifying maple countertops for the office area, it ties the kitchen and office areas together. Hahka Kitchens handled both phases of the kitchen remodel, and we were able to order matching cabinets and obtain the same countertop material. The result is that the kitchen is completely integrated with no evidence that this amazing kitchen was done in 2 stages, 8 years apart. The new homeowner did replace knobs and pulls from phase 1, and more ordered for the new cabinets, thus putting her mark on the kitchen. And the new homeowner found the sturdy and functional Island, which was a perfect complement to the white shaker cabinets. The Ritz-Carlton Residences Miami Beach is a peaceful, purely residential, (no hotel component) condominium community surrounded with green, natural landscapes. It was developed by 4701 North Meridian, LLC and designed by internationally-acclaimed architect Piero Lissoni. Ritz-Carlton Miami Beach offers 110 condominium residences, one of them, Ritz 401, is part of our historical own for the realization in collaboration with Misuraemme of a large linear closet facing the Living area, custom-made with a special metal frame that characterizes the doors and makes them unique. Again, the design of the product integrates very well with the surrounding environment, increasing that sense of 'home' and luxury at the same time.

This East Troy home on Booth Lake had a few drainage issues that needed to be resolved, but one thing was clear, the homeowners knew with the proper design features, their property had amazing potential to be a fixture on the lake. Starting with a redesign of the backyard, including retaining walls and other drainage features, the home was then ready for a radical facelift. We redesigned the entry of the home with a timber frame portico/entryway. The entire portico was built with the old-world artistry of a mortise and tenon framing method. We also designed and installed a new deck and patio facing the lake, installed an integrated driveway and sidewalk system throughout the property and added a splash of evening effects with some beautiful architectural lighting around the house. A Timber Tech deck with Radiance cable rail system was added off the side of the house to increase lake viewing opportunities and a beautiful stamped concrete patio was installed at the lower level of the house for additional lounging. Lastly, the original detached garage was razed and rebuilt with a new design that not only suits our client’s needs, but is designed to complement the home’s new look. The garage was built with trusses to create the tongue and groove wood cathedral ceiling and the storage area to the front of the garage. The secondary doors on the lakeside of the garage were installed to allow our client to drive his golf cart along the crushed granite pathways and to provide a stunning view of Booth Lake from the multi-purpose garage. Installed in Miami, Florida, the Stockholm 107563 door and its integrated side window were designed to combine modern architecture with enhanced functionality and security. The impact side window increases natural light and creates a seamless connection between the interior and exterior spaces. Crafted from mahogany with precise workmanship, this custom entry system incorporates a three-point locking system that improves security, structural stability, and everyday performance. The result is a sophisticated and durable entry solution.

Previously renovated with a two-story addition in the 80’s, the home’s square footage had been increased, but the current homeowners struggled to integrate the old with the new. An oversized fireplace and awkward jogged walls added to the challenges on the main floor, along with dated finishes. While on the second floor, a poorly configured layout was not functional for this expanding family. From the front entrance, we can see the fireplace was removed between the living room and dining rooms, creating greater sight lines and allowing for more traditional archways between rooms. At the back of the home, we created a new mudroom area, and updated the kitchen with custom two-tone millwork, countertops and finishes. These main floor changes work together to create a home more reflective of the homeowners’ tastes. The homeowners had just purchased this home in El Segundo and they had remodeled the kitchen and one of the bathrooms on their own. However, they had more work to do. They felt that the rest of the project was too big and complex to tackle on their own and so they retained us to take over where they left off. The main focus of the project was to create a master suite and take advantage of the rather large backyard as an extension of their home. They were looking to create a more fluid indoor outdoor space. When adding the new master suite leaving the ceilings vaulted along with French doors give the space a feeling of openness. The window seat was originally designed as an architectural feature for the exterior but turned out to be a benefit to the interior! They wanted a spa feel for their master bathroom utilizing organic finishes. Since the plan is that this will be their forever home a curbless shower was an important feature to them. The glass barn door on the shower makes the space feel larger and allows for the travertine shower tile to show through. Floating shelves and vanity allow the space to feel larger while the natural tones of the porcelain tile floor are calming. The his and hers vessel sinks make the space functional for two people to use it at once. The walk-in closet is open while the master bathroom has a white pocket door for privacy. Since a new master suite was added to the home we converted the existing master bedroom into a family room. Adding French Doors to the family room opened up the floorplan to the outdoors while increasing the amount of natural light in this room. The closet that was previously in the bedroom was converted to built in cabinetry and floating shelves in the family room. The French doors in the master suite and family room now both open to the same deck space. The homes new open floor plan called for a kitchen island to bring the kitchen and dining / great room together. The island is a 3” countertop vs the standard inch and a half. This design feature gives the island a chunky look. It was important that the island look like it was always a part of the kitchen. Lastly, we added a skylight in the corner of the kitchen as it felt dark once we closed off the side door that was there previously. Repurposing rooms and opening the floor plan led to creating a laundry closet out of an old coat closet (and borrowing a small space from the new family room). The floors become an integral part of tying together an open floor plan like this. The home still had original oak floors and the homeowners wanted to maintain that character. We laced in new planks and refinished it all to bring the project together. To add curb appeal we removed the carport which was blocking a lot of natural light from the outside of the house. We also re-stuccoed the home and added exterior trim.

This custom-built home in The Ridge of North Park Manor was built by Barrington Homes in 2019. We worked with the homeowners early in the building process to create a custom master plan for the entire property. In the front of the home, we made recommend addition contouring to increase the curb appeal and views of the home from the road. The backyard featured a multi-level walkout basement which created unique terraced entertaining spaces. From the covered patio space, we incorporated a large boulder wall to create extra flat usable lawn space for the kids to play. Our design team created a unique swimming pool area mid-level between the basement and the first-floor covered patio. The homeowner requested a small swimming pool with a larger entertaining space around it. The space includes a circular gas firepit surrounded a sitting wall and pillars. The customer chose a natural look by selecting Lampus Desert Blend Country Stone pillars. The homeowner wanted to incorporate a spa into the entertaining space without obstructing the view from the upper level space and pool area. Our design team solved this by integrating the spa into the landscape surrounded by plantings and boulders to mask the look of the bulky spa. The pergola above the spa with a custom drapery created an elegant look and provided a nice cover to incorporate lighting for evening enjoyment.

Reimagining an Urban Classic Perched high above San Francisco’s Cow Hollow neighborhood, this meticulously reimagined residence represents a thoughtful transformation of a classic urban home into a contemporary, light-filled sanctuary. The project involved a comprehensive renovation paired with both vertical and horizontal expansion, dramatically increasing the home’s footprint while enhancing its relationship to sweeping views of the Bay, the Palace of Fine Arts, and the surrounding hillside neighborhoods. By extending the structure upward and outward, the architects created a dynamic four-level residence that unfolds gradually, culminating in expansive living spaces and rooftop terraces oriented toward panoramic city and water views. Architecture that Frames the View At the heart of the design is a careful orchestration of sightlines and natural light. Large black-framed windows punctuate the façade and interior spaces, deliberately positioned to capture iconic San Francisco vistas while flooding the home with daylight. The architecture prioritizes openness, allowing rooms to flow seamlessly while maintaining a strong visual connection to the surrounding landscape. A dramatic skylight above the central stairwell anchors the vertical circulation of the home. This architectural gesture not only brings daylight deep into the interior but also reinforces the sense of spatial continuity between floors. Warm Modern Interiors Inside, the home balances architectural clarity with warm materiality. Wide-plank oak floors run throughout the residence, creating visual cohesion and grounding the interiors with natural warmth. Custom walnut millwork—integrated shelving, cabinetry, and wall panels—introduces depth and texture while complementing the clean lines of the architecture. The interiors are intentionally restrained yet richly layered. Contemporary furnishings, sculptural lighting, and curated artwork add personality while maintaining the calm, sophisticated palette that defines the home.
