Previously renovated with a two-story addition in the 80’s, the home’s square footage had been increased, but the current homeowners struggled to integrate the old with the new. An oversized fireplace and awkward jogged walls added to the challenges on the main floor, along with dated finishes. While on the second floor, a poorly configured layout was not functional for this expanding family. From the front entrance, we can see the fireplace was removed between the living room and dining rooms, creating greater sight lines and allowing for more traditional archways between rooms. At the back of the home, we created a new mudroom area, and updated the kitchen with custom two-tone millwork, countertops and finishes. These main floor changes work together to create a home more reflective of the homeowners’ tastes. When our clients purchased this home, their main focus was updating both the primary and guest bathrooms while adjusting the layout to be more functional on the second floor. They also wanted to make some other improvements to include adding a runner to the staircase for increased safety and refinishing all of the floors in the home. We brought some new life to the powder room on the first floor with a fun wallpaper and a sink that has an integral backsplash. Upstairs we made the layouts much more functional by making a few slight changes that had a very large impact.

Mike and Anne of Barrington Hills desperately needed to update and renovate both their kid’s hall bath and guest bath, and in their 1980’s home each project presented a different set of unique challenges to overcome. When they set out to identify the right remodeling company to partner with, it was important to find a company that could help them to visualize design solutions for the bath renovations. When they came across Advance Design Studio’s website, they were immediately drawn to the solution-oriented remodeling process and the family friendly company. They say they chose Advance Design because of the integrated approach of “Common Sense Remodeling”, making the design, project management and construction all happen in one place. When they met with Project Designer Michelle Lecinski, they knew they chose the right company. “Michelle’s excellent work on the initial designs made it easy to proceed with Advance Design Studio,” Mike said. Like most homeowners anticipating a big renovation project, they had some healthy fears; with two bathrooms being remodeled at the same time they worried about timeframes and staying within budget. With the help of Michelle, and the “Common Sense” guidelines, they were confident that Advance Design would stay true, orchestrating all the moving parts to stay within both the estimated timeline and budget. The guest bath offered the biggest design challenge. A dormer obstruction made the already cramped shower awkward to access. Mike and Anne also wanted the shower size to be expanded, making it more accommodating. Working with Advance’s construction expert DJ Yurik, Michelle relocated the shower concealing the original dormer and creating a larger, more comfortable and aesthetically pleasing guest shower. The unsightly and not at all user-friendly closet was removed and replaced with elegant White Maple Dura Supreme cabinetry with much improved function featuring dual tall linen cabinets, a special makeup area and two sinks, providing a dual vanity which was extremely important for better guest use. The Fossil Brown quartz countertop is in pleasing contrast to the white cabinetry, and coordinates nicely with the mocha porcelain tile gracing the shower for an accent. The decorative glazed turquoise tile backsplash, tile border, and bottle niche adds a taste of marine green to the room, while marble-looking porcelain tile makes guests feel they are staying in a 5-star hotel. Polished nickel Kohler plumbing fixtures were chosen to add a touch of sophistication. This renovated guest bath is comfortable and elegant, and Anne and Mike’s house guests may never want to leave! “The end result was updated and restyled bathrooms that the client will enjoy and increase the value of their home,” Designer Michelle said. The children’s hall bath had its own set of challenges. The current placement of the sink was not conducive to the best use of the existing space, nor did it allow for any visual interest, something Advance’s designers always work to achieve even within the tight confines of a small bath. Advance removed the linen closet and used the gain in wall space to create a dramatic focal point on the vanity wall. They also took additional space that wasn’t being used for new Storm Gray Dura Supreme tall built-in linen cabinets, creating functional storage space that the former bath lacked. A customized glass splash panel was created for the bath, and the high ceilings with skylights were accented with a custom-made track lighting fixture featuring industrial pipe and cage materials. Authentic cement encaustic tile was used wall to wall surrounding the vanity to create a dramatic and interesting back drop for the new elegant and stately furniture-like double sink wall. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color. Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. Easy to maintain Blanca Arabescato Quartz countertops add practicality and natural beauty and compliments the warm wood porcelain tile floors. This handsome bath has generated praise from friends and family even before it’s complete unveiling as photos of the space leaked out on social media! It’s not only completely functional to use, but especially pretty to look at. “Advance Design Studio did a terrific job for us. We really appreciated how easy it was to work with them on a complex project of the complete remodeling of two bathrooms. They very capably handled all the details from design, to project management, to construction. It is a great group of people to work with and we would welcome the opportunity to work with them again anytime,” Mike said.

A busy family of 5 needed a new space for entertaining. The layout proved functional, and with an easy switch of the range and seating areas, a kitchen for entertaining was made. A built in 48" range with a griddle top allows for plenty of space for cooking in the large 10' x 5' island, topped with Taj Mahal Quartzite. Behind the range are fridge and freezer towers, flanked by mirrored pantries that hold everything from spices to canned goods. When approached by the client for this particular project, their primary goal was a comprehensive kitchen remodel that also involved transforming an underused closet into a hidden walk-in pantry. Recognizing the potential of this space adjacent to the kitchen, we aimed to seamlessly integrate it into the overall design, offering practical storage solutions and enhancing functionality. The addition of a walk-in pantry not only addressed the need for increased storage but also allowed us to declutter the main kitchen area. Items such as the microwave, beverage fridge, coffee maker, and various baked goods found a designated place, optimizing the kitchen's efficiency and organization.

This traditional 1980's Texas kitchen was not only in need of a face lift, but was also in need of minor rearranging. The main issues were too many appliances jammed into one area and the homeowner needed to incorporate a home office into the kitchen as well. In order to keep a double oven, increase workspace, and allow for more food storage, we suggested replacing all the existing appliances with a 48" range, 42" built-in refrigerator, and built-in microwave. We also removed the peninsula and continued cabinets towards the breakfast area which opened up the kitchen to the eating area. We elongated the island adding more usable storage and working space, leaving open area on the end for seating. Lastly we integrated an office workspace by lowering the countertop, creating a seating area, and space for a pull out printer.

Architecture that Frames the View At the heart of the design is a careful orchestration of sightlines and natural light. Large black-framed windows punctuate the façade and interior spaces, deliberately positioned to capture iconic San Francisco vistas while flooding the home with daylight. The architecture prioritizes openness, allowing rooms to flow seamlessly while maintaining a strong visual connection to the surrounding landscape. A dramatic skylight above the central stairwell anchors the vertical circulation of the home. The owners of this beautiful home in Montlake desperately needed more space for their growing family. We gave them the breathing room they craved by putting an addition on the back of the house that extended the square footage across all three floors (basement, main floor and second floor). This allowed for a more spacious kitchen that opens to the backyard and offers plenty of natural light. We refreshed the existing cabinets with new paint and added more storage with built-in cabinets and a casual dining area with integrated bench seating. We also reconfigured the entire second floor to allow ample space for an airy master suite, plus two more bedrooms and a shared bathroom. In the basement, we lowered the floor to increase the ceiling height, and transformed it into a comfortable space for entertaining friends or relaxing with the family. The remodeled basement now includes a family media room with plenty of built-ins, a wet bar, a guest bedroom, and a bathroom.

Contact us today to discuss Translating Your Visions into Reality The client was interested in new appliance technology, cabinetry to the ceiling, and an Island large enough to seat 3. They also wanted a built-in breakfast nook, improved pantry space, more functional storage on either side of their fireplace, and a built-in appearance for the TV above the mantel. The original built-in desk was not used, and they preferred for that space to serve as a small bar area with refrigeration and a place to store their printer. We designed several plans for the space before selecting the final layout. The new design required the removal of the soffit over the old sink, as well as a small wall beside the old refrigerator. The wall beside the stairwell had to be shortened 13 inches and a new beam installed to carry the load of the home’s 2nd story to gain enough space for the large central island. The existing closet pantry walls were also reconfigured as per the new plan. This serves as a great reminder that Dimensions In Wood is much more than just custom cabinets. Central to the entire custom kitchen is an 8-foot Walnut island. The huge island, which comfortably seats three, is topped with Essenza Blue quartzite. The stone’s natural striations are beautiful. Quartzite is harder than granite, and less likely to stain than other stones because of its density. The couple had to look through multiple slabs to find a piece they LOVED. The island’s custom Walnut cabinetry, built to resemble a piece of custom furniture, was stained Bronzed Walnut by Sherwin Williams. The 4-foot Galley Workstation in the island, handles all the kitchen’s prep, serving, and cleanup needs. The Galley’s culinary tools include an upper tier cutting board, upper tier drying rack, 2 lower tier platforms, 11″ colander with non-slip handles, and 11” mixing bowl with lid and non-slip bottom. Learn more about the amazing Galley Workstation here. A Waterstone gantry faucet in a pewter finish combines a pull-down sprayer for maximum mobility and a articulated swivel spout. A water tap with reverse osmosis filter provides the highest quality drinking water. To keep a clean and sleek counter we installed a raised air switch for the garbage disposal and integrated soap dispenser. The island also houses the Thermador Sapphire 7-Program Dishwasher with a hidden touch control panel and a custom Walnut wood front. The cabinetry under the Galley Workstation features a trash roll out, as well as storage for the culinary tools. Shortening the stairwell wall, and reframing around the stairs, which included shortening the handrail, also made room for a bi-fold door walk-in pantry with extra roll out storage and space for a small microwave. Above the panty doors is a remote controlled, electric motor powered, lift up cabinet door which hides a flat screen TV, used while the family is cooking. To the right of the walk-in pantry is cold food storage. The Thermador, 30-inch Freedom Collection refrigerator and 24-inch built-in freezer column with internal ice maker are covered with matching cabinetry fronts. An open display space was designed above the units, creating an aesthetically beautiful wall. To the right of the refrigerator & freezer columns is a tall cabinet designed for the built-in Thermador steam and convection oven. The convention steam oven is a relatively new technology for homes, but its versatility and food quality is amazing. To the right of this is a pull-out appliance pantry which provides easy access and storage for a stand mixer, blender, and any other appliance you do not want to clutter the counter. The most visible wall of the kitchen features the 36-inch Thermador Professional Series Harmony Gas Range with Griddle. Between the range and custom designed wood hood, a framed mosaic tile accent in the backsplash, creates a focal point. To clear the air, the Professional Series Thermador 42-inch ventilation insert provides excellent exhaust capabilities, as well as providing multi-level, vivid LED lights for beautiful illumination. The wall cabinetry symmetrically flanks the custom hood, utilizing deeper wall cabinetry on each end, allowing for storage of oversized dishware. The base cabinetry on this wall is made up of drawers, except for the corner, which is a Kesseböhmer LeMans II. This specially designed shelf system allows ease of access in underutilized blind corners. The dual action articulation system with soft close mechanism ensures a smooth open and close. Rounding the corner to the outside wall, the base cabinetry was built to a narrower depth, providing additional space for the island, as well as easier access to the new larger pass-thru window which serves the screen porch. The client selected Black Vermont granite countertops with an ogee edge to contrast the Linen White painted cabinetry. The door to the screen porch was replaced with a Marvin Exterior Door with a raised panel at the bottom of the 3⁄4 glass door. Marvin Windows replaced the other windows in the space increasing the energy efficiency and value of the home. To establish the breakfast nook, a bench with drawers and an upholstered seat was built into the bay area of the room. Custom bookshelves were built with open shelves, cabinet doors, and drawers on either side of the fireplace. A new stone hearth and fireplace surround were installed. Above the existing mantel we built a recessed space for the flat screen television hiding all wiring inside the walls for a completely clean look. The space that was once a desk was transformed into a bar area. The glass shelves and glass cabinet front liquor cabinet stand out. But this bar area has hidden secrets. Tucked beneath the black granite is a Thermador under-counter double drawer refrigerator with matching wood front panels. They blend in perfectly with the cabinets. A wireless printer is easily accessed on a slide out drawer. Plus, what looks like merely wooden panels on the wall are concealing recessed storage for more bottles and glasses! Overhead recessed lighting and speaker system provide illumination and entertainment through the entire space. This luxury home had original, solid oak flooring through most of the first floor which the homeowner obviously wanted to keep but were in desperate need of repair and refinishing. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. We were lucky to be contacted by a client who designed their own dream home directly abutting a stunning nature preserve. When the homeowners were considering making some adjustments to their property, maintaining the connection between the home and its natural surroundings was of the utmost importance. The couple wanted to create a space where they could drink in the beauty of the preserve. But what spurred the project was the need to make functional improvements. There was erosion on a hill sloping away from the house that needed to be addressed. Poor drainage saw rainwater was threatening the driveway and deck access on the side of the house. As careful thinkers, they came into this project brimming with creative ideas for how to transform the space into something functional and worthy of its surroundings. They called us to help tie the project together and execute it. Initial ideas were for a 3 or 4 season porch that would provide unmatched views of the surroundings, but with the functional aspects of the project, the dream porch was out of budget and still did not address the eroding hillside. Not to worry the team at Lotus was able to take inspiration from the couples’ ideas, and together, we developed a stunning space truly worthy of the nature preserve around it. PRACTICAL SOLUTIONS In landscaping, the importance of water management cannot be overstated. Our first job in the landscape design process was to improve the drainage for the site. Improved drainage protects not just the landscaping, but the home itself. In fact, estimates indicate that water problems are responsible for 85% of home repair expenses in the US annually. To ensure the drainage problems were fixed permanently, Lotus constructed a retaining wall to protect the foundation of the house. Once we fixed the broken drainage, we moved on to the slope at the side of the house. The hillside was badly eroding, making it another area of concern for the homeowners. Almost immediately, our team of experts saw the eroding hillside not as a problem, but as an opportunity. We fixed some grading issues and then planted the slope with native plants. These served a number of different functions: Native plants tied the home and its landscape to the nature preserve. The Ann Arbor area features a diverse and beautiful array of plant life and this was something the Lotus team and the homeowners were excited to celebrate. The plants’ root structure protects the integrity of the hillside. Plant roots act as anchors, gripping the earth and making the soil much more resistant to erosion. Native plants are especially good for this because they evolved alongside the native soil. Plants on the hillside provided privacy from the neighbors. Look, we love our neighbors. But sometimes, in those quiet moments life affords us all too infrequently, it is nice to have a bit of peace and quiet. While a fence could do the job just as well, a fence isn’t suited to every environment. When your backyard is a nature preserve, you want to feel as connected to the land as possible. Tall native plants add to the feeling of connectedness in a way a fence simply can’t. BEAUTIFUL RESULTS The couple had a deck and a walkout patio, but these spaces felt disconnected. Many of the solutions they put forward were attempts to address this separation. Working with our designers, we created a beautiful, tiered walkway that connected the deck and the walkout using modern bluestone from Rock Bottom Stone Supply, right here in Michigan. We added lighting features that would increase the feeling of connectivity between these spaces. We set out to create a space that would hover between the patio and the deck. This space would make our homeowners feel connected to the nature preserve around them while allowing them to feel creative and comfortable. To start, we made benches, stairs, and a built-in table. From there we finished with a cedar pergola that would give them shade in the summer months. We ended up making the pergola curved so it would relax into the space and provide a bit of the wow factor. We connected the deck and the walkout and paid homage to the slope and the preserve by installing still more native plants. All in all, the space completely rejuvenated the couple’s yard. It proved an elegant solution to a number of practical problems and served as a connection between the house and the stunning property onto which the house was built.
