 We were asked to assist our clients with big-picture-planning for their newest investment property. Upon initial walk through of the home, it was immediately evident there were many previous ‘bandaid-type’ updates that it had gone through over the years. This house was in prime need of an overhaul inside and out: - multiple dropped Ceilings with layers of Plumbing add ons - wall to wall Carpet -a tired Bathtub directly inside the Master Bedroom - a “dreaded” Corner Kitchen Sink -multiple add ons involving three confusing front entry doors Discovering what was previously done and the quandary of why these things were done is always so interesting to discover and can be very overwhelming for clients. A big part of what we love most about Design is helping to propose new ideas to revitalize and improve all that has come before. It is one of the most challenging and rewarding parts of our work. Our Renovation Strategy began in Layout Design for optimizing Interior & Exterior flow, moving into Concept & Style Planning, Millwork and Finish Selections. We then created an ordered implementation sequence which would allow the homeowners to live on one floor while the other was being renovated Later they would move to the finished floor and renovate the remaining areas. Once complete, the home quickly sold and we look forwards to assisting these happy investors on their next endeavour.

Sutter Photographers 2014 CotY Award - Entire House Under $250,000 -The original kitchen door to the left of the range was replaced with a new Marvin corner window. We kept the original header and incorporated the style of nearby windows. It looks original to the home. -The 100 yr old home needed some structural repair, which encroached upon the initial budget. To keep the look, we had the hood faux painted to look like Zinc. This decision saved thousands without compromising the aesthetic. -3x6 travertine tile and a glass + stone mosaic tile were used to enhance the cabinets and stove area. -Display cabinets above the peninsula carries light between rooms while displaying items. -A simple yet effective light detail adds a finished look to the kitchen.

Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. With most homes located in the South of Grand area being of a certain vintage, this newer 90’s era ranch style home is unique in this neighborhood. The homeowners set out to remodel their kitchen and master bathroom with all the most up to date conveniences while adding some character and whimsy. French Country style elements including cabinetry and tile were selected for the kitchen & master bathroom. The kitchen features a top of the line 48” commercial style range, two drawer dishwashers and an island prep sink. These updates make cooking, prep and clean up a breeze. The master bath now has a convenient space saving laundry unit and added a larger shower by removing the tub. History: Client was given a property, that was extremely difficult to build on, with a very steep, 25-30' drop. They tried to sell the property for many years, with no luck. They finally decided that they should build something on it, for themselves, to prove it could be done. No access was allowed at the top of the steep incline. Client assumed it would be an expensive foundation built parallel to the hillside, somehow. Program: The program involved a level for one floor living, (LR/DR/KIT/MBR/UTILITY) as an age-in-place for this recently retired couple. Any other levels should have additional bedrooms that could also feel like a separate AirBnB space, or allow for a future caretaker. There was also a desire for a garage with a recreational vehicle and regular car. The main floor should take advantage of the primary views to the southwest, even though the lot faces due west. Also a desire for easy access to an upper level trail and low maintenance materials with easy maintenance access to roof. The preferred style was a fresher, contemporary feel. Solution: A concept design was presented, initially desired by the client, parallel to the hillside, as they had originally envisioned. An alternate idea was also presented, that was perpendicular to the steep hillside. This avoided having difficult foundations on the steep hillside, by spanning... over it. It also allowed the top, main floor to be farther out on the west end of the site to avoid neighboring view blockage & to better see the primary southwest view. Savings in foundation costs allowed the installation of a residential elevator to get from the garage to the top, main living level. Stairs were also available for regular exercise. An exterior deck was angled towards the primary SW view to the San Juan Islands. The roof was originally desired to be a hip style on all sides, but a better solution allowed for a simple slope back to the 10' high east side for easier maintenance & access, since the west side was almost 50' high! This house was in prime need of an overhaul inside and out: - multiple dropped Ceilings with layers of Plumbing add ons - wall to wall Carpet -a tired Bathtub directly inside the Master Bedroom - a “dreaded” Corner Kitchen Sink -multiple add ons involving three confusing front entry doors Discovering what was previously done and the quandary of why these things were done is always so interesting to discover and can be very overwhelming for clients. A big part of what we love most about Design is helping to propose new ideas to revitalize and improve all that has come before. It is one of the most challenging and rewarding parts of our work. Our Renovation Strategy began in Layout Design for optimizing Interior & Exterior flow, moving into Concept & Style Planning, Millwork and Finish Selections. We then created an ordered implementation sequence which would allow the homeowners to live on one floor while the other was being renovated Later they would move to the finished floor and renovate the remaining areas. Once complete, the home quickly sold and we look forwards to assisting these happy investors on their next endeavour.

Sutter Photographers 2014 CotY Award - Entire House Under $250,000 -The original kitchen door to the left of the range was replaced with a new Marvin corner window. We kept the original header and incorporated the style of nearby windows. It looks original to the home. -The 100 yr old home needed some structural repair, which encroached upon the initial budget. To keep the look, we had the hood faux painted to look like Zinc. This decision saved thousands without compromising the aesthetic. -3x6 travertine tile and a glass + stone mosaic tile were used to enhance the cabinets and stove area.
