Another standout is the custom lasercut screen features a pattern inspired by the kitchen backsplash tile. Through the upstairs corridor, a selection of the original ceiling joists are retained and exposed. A custom made barn door that repurposes scraps of reclaimed wood makes a bold statement on the 2nd floor, enclosing a small den space off the multi-use corridor, and in the basement, a custom built in shelving unit uses rough, reclaimed wood. The rear yard provides a more secluded outdoor space for family gatherings, and the new porch provides a generous urban room for sitting outdoors. With its decorative mouldings and traditional influences throughout the home, this renovation is a classic take on modernism. Approaching the gates to the property, rich red brick surrounds a beautiful traditional white lacquered timber door with lead lite coloured panels on either side. Entering into the home, deep jarrah planked timber floors lead the way through to the kitchen and living areas. The kitchen was small for my client who loved to cook as well as her daughter’s love for baking, needing a re- configure of the space to allow the kitchen to flow and function between the existing kitchen and small meals room. Outdated cabinetry made their home look tired and needed a fresh take on the newly architecturally extended home. Traditional pairings of fresh whites, marbles and glass are delicately detailed within the design, modernising the homes interior. Lacquered chalky slabbed fronts surrounded by marbled benches and splashbacks, the introduction of curves to the isolated hood and island centre piece and depth injected with deep navy to create a monochrome palette. Warmth is then allowed in by brass hardware, reeded glass, a play on texture with tiles and warmly lit surfaces. Now a cook’s kitchen.

Employing design elements that form distinct spaces was key; making a sleek and sophisticated first impression, the distinguished full height double sided fireplace separates the dining and living room without being overbearing. The impressive kitchen island offers a massive gathering and prep space as the pristine double sided waterfall edge draws your eyes to the center of the room. High-Gloss white cabinets reflect the light beaming from the cosmic panoramic door, framed in stately black compliments the living room’s acoustic slate wall. Matte and gloss glass tile randomly placed for texture flank the kitchen walls injecting the perfect balance of pattern and color in this show stealing L-shaped kitchen.

Always wanting an island for dining and prep, this homeowner decided it was time to remodel the kitchen. Removing the peninsula made the room more open and airy, and allowed for the island to create a stunning focal point. We saved on budget by refacing the existing cabinets and building a custom island --this allowed room in the budget to upgrade to a marble backsplash--another classic that will remain timeless for decades. Pulling in some neutrals like whites and greys and then injecting her favorite color blue, the kitchen became an extension of her! Quartz countertops in Torquay and classic shaker-style cabinets make this a coastal classic design. The blue is just the cherry on the cake, or should we say blueberry?

Powder Room : This Edgewater condo renovation by YZDA seamlessly merges Japandi style with serene riverfront living along the Hudson. Featuring stunning panoramic views, soft neutrals, and white oak flooring, the open-concept layout promotes connectivity, while a minimalist kitchen highlights natural materials. Curated Caribbean art injects warmth, and an integrated aroma system enhances tranquility, creating an ideal sanctuary for relaxation and reflection.

LiLu’s most recent work with these long-time clients was to freshen up significant spaces in their Minneapolis home. Staying true to our original concept of creating a traditional, welcoming, and comfortable retreat, these homeowners have expanded on their love for living and entertaining in a sophisticated, yet casual style. The great room is light and bright, featuring two large sofas that anchor the seating areas on both ends of the room. Original pieces of furniture were covered in neutral fabrics that emphasize texture. Accessories inject color and detail into the space. The dining area invites guests to pull up a reupholstered chair and enjoy long conversations around the custom-designed table. A large area rug stretches across the floor as a natural centerpiece of color and pattern. It’s one of several, including the whimsical take on a tree of life, that are custom-designed for the space. The guest room was updated to be more inviting for returning adult children and their spouses. The homeowner wanted to inject some color into this second floor main bath. We started out by selecting White Galaxy granite that had bits of eggplant, black, gray, white, ivory and taupe. These colors were the inspiration of the room’s color palette. The tile store had a narrow deco style tile that coordinated with the granite. The interior designer had the tile setters do a 12” wide vertical feature accent tile strip in the center of the back wall of the tub. 12” x 24” taupe porcelain tile was selected for the bath walls and floor. A subtle shade of lavender was selected for the walls. White hand towels with embroidered lavender and gray accents plus a trio of real rustic amethyst gemstones are an exciting additions to the vanity top. A white flat panel Shaker style double vanity and a large taupe and brown custom framed vanity mirror are the room’s focal point. There is a matching white slip-in cabinet for linens and towel storage. Two horizontal polished chrome bar lights over each vanity sink provide ample light.

Ideally, an ensuite bathroom is a luxurious extension of your bedroom – but for these clients, the space felt dated. We relocated all the fixtures. These changes allowed us to add a larger vanity, a tall linen storage cabinet, and a doubled-in-size make-up area (which the client dubbed “her new favourite seat in the house”). Large vintage-inspired tiles, floating rustic shelves, and sleek grey cabinets inject style; a steam shower and modern fixtures add another layer of luxe.

Creating your dream space in a rental home can sometimes feel limiting, but for this project we focused on unlocking colorful possibilities for our clients. Originally, both office spaces were bare and clean but lacked personality. Our goal was to level everything up while injecting more fun and flavor into the office spaces so they had Zoom-friendly backdrops that made them look forward to going into the office each day. Her space was crafted to be fun, playful and full of texture. A gorgeous wooden bookcase with a unique design accent at the bottom became one of the more practical features of the room while the Zoom-worthy artwork behind her desk gave her colleagues and clients an instant conversation starter.
