Boasting amazing city views, this secluded gem of a property was waiting for an exterior space of equal quality and imagination to accompany its prized outlook. Without a doubt, the crowning achievement of this spectacular renovation is the 10 foot by 12 foot stainless steel pool and hot tub situated on the roof. To fully maximize this new outdoor space, the pool was completely surrounded by a deck and a new penthouse entertainment area with kitchenette and bathroom, including a full shower.

This design is a Gulf-side 2nd home in a historically designated area. The simple goals for the home are to create a small interior 3 bedroom 2 bath house, efficient in space and low on maintenance, while maximizing the exterior spaces. The more complicated goals include designing a house that can be open when occupied and closed when not as it is 300’ from the Gulf of Mexico and must be secure from storms. The clients requested that the house could be boarded up as part of the design. They wanted the house to look inviting even when it was closed for a storm.

The best of the past and present meet in this distinguished design. Custom craftsmanship and distinctive detailing give this lakefront residence its vintage flavor while an open and light-filled floor plan clearly marks it as contemporary. With its interesting shingled rooflines, abundant windows with decorative brackets and welcoming porch, the exterior takes in surrounding views while the interior meets and exceeds contemporary expectations of ease and comfort.

Venetian pavers were selected for their ability to integrate with the earthen tones found in the area’s natural grasses, granite, oaks and rust-toned soil. Pavers were tumbled to achieve a weathered and rustic look, complementing the limestone used on the home.
The home’s exterior includes exudes quality and includes limestone as well as both precast and oil rubbed bronze iron accents. Tumbled pavers balance German Schmear grout style used on the limestone walls and the roof tile mudded ridges and bumps. The commitment to craftsmanship necessitated a 2.5 year build process.
Keystone Hardscapes samples were created and brought to the home during the final stages of constructions to ensure critical harmony between the pavers and exterior elements of the home. The paver samples were laid against the stucco, precast, limestone and cedar garage doors to confirm design alignment and flow.
The natural grade of this site was mitigated through a significant backfill and retaining wall; delivering a subtle slope from street to a flat grade driveway. This provided an even surface for vehicles and, with Venetian pavers, a seamless transition from the entry gate in to the inner courtyard.

The objective was to create a landscape that would enhance the features of the home, while creating privacy and eliminating the multitude of neighborhood noises.
A contemporary concrete slab water feature was designed to help reduce the neighborhood noise, and provide an amazing visual from their kitchen windows and doors. Concrete pavers lead the way to a large patio and elevated lounge covered by a custom built shade structure.

The main objective for this project was to turn this Disabled American Veteran’s useless, hilly backyard into a complete outdoor living destination. This meant created a functional place for the client’s needs while being an exciting place for his young family to play and entertain. A major challenge in this project was altering the terrain to suit the design plan. We had to clear-cut the entire backyard and remove over 3,000 cubic yards of earth. Severe drainage issues also had to be corrected before installing the hardscape. To accommodate the elevation changes of the property and to support the necessary ADA compliant ramp, we had to construct two walls. One wall serves as a freestanding and retaining wall specially constructed on a large concrete footer and reinforced with rebar and concrete. We built everything custom; a new deck and pergola to blend the home and hardscape. This included a fully functional outdoor kitchen to meet the entertaining requirements of the clients, a gunite pool & spa large enough to accommodate the client’s ever-growing family, two fire bowls and a fire pit to add the “wow” factor the clients sought. In addition, a shed was built to complement the home while providing much needed storage space. We installed a full landscape; which included five 25 ft Magnolia trees to provide instant privacy in place of the overgrown woody area that was removed. To provide safety at night, we completed the project with strategically placed landscape lighting.

Although this home appears to be a renovated farm house, it is actually new construction. The design concept behind this home was to capture the character and charm of a turn of the century home while providing the client with all the amenities of a modern home. The materials were selected to be period correct for an early 19th century farm house featuring 1/2 round gutters, actual field stone and board on board batten at the garage to create the authentic character of this home.

The main goal of this project was to provide an indoor/outdoor living experience and maximize views of Mount Tamalpais while mitigating the challenges posed by a steep, compact site. The L-shaped plan, placed along the southern border, creates a private lawn area, which functions not only as a play space, but as a visual "anteroom" to the view. The street facing facade has minimal openings, assuring privacy to the residents, while the interior facades facing the courtyard are primarily glass, directing the views of the principal interior spaces toward the mountain. The vertical organization of the house allows the main level to function horizontally, with spaces flowing freely between indoors and out. The entry level provides literal and figurative support, with rooms such as laundry, office and garage supporting the main living functions of the house, while the bedrooms comprise a partial third story, perched atop the long arm of the "L".

The most unique feature of this design is that the covered bar area is designed to incorporate part of the pool. This allows people socializing at the bar to interact with swimmers in the pool without being baked in the sun. The guests who are interested in bathing in the sun can enjoy the shallow tanning ledge at the opposite end of the pool. An ARDA for Outdoor Living Design goes to Studer Residential Designs, Inc. When this non-descript three-story brick row house was purchased by the client, it was stripped completely bare. The owner sought to add additional space, which was achieved by extending the rear of the home by a full 16 feet on the parlor, second and third levels. This not only provided roomier living spaces indoors, it created the opportunity to outfit each reconfigured floor with identical balconies. These outcroppings, finished with matte black railings and full NanaWall folding glass doors, provide the ideal outdoor space for relaxing and entertaining, while creating a harmonious uniformity to the rear façade.
