This home was designed with a clean, modern aesthetic that imposes a commanding view of its expansive riverside lot. The wide-span, open wing design provides a feeling of open movement and flow throughout the home. Interior design elements are tightly edited to their most elemental form. Simple yet daring lines simultaneously convey a sense of energy and tranquility. Super-matte, zero sheen finishes are punctuated by brightly polished stainless steel and are further contrasted by thoughtful use of natural textures and materials. The judges said “this home would be like living in a sculpture. It’s sleek and luxurious at the same time.”

The Packer Residence sits on a sloped, mountain side. One drives up a curving driveway to the entry and is welcomed by retaining walls and natural boulders. Guests receive a sense of arrival and the owners have open usable space.
On the entry level, one walks through a breezeway to view the expansive valley, as well as the relaxing fireplace and living area below. Walking down the stairway of natural slab cut stone, one enjoys a landscaped garden patio. This 6,200 square feet project uses concrete pavers.
On the other side of the living area are raised planters and a greenhouse. Leaving the fenced area, natural slab stone risers along a waterfall flows down to a natural firepit to view the lower front yard and property entrance.

2018 HNA Awards Honorable Mention - Concrete Paver - Residential (size more than 3,000 sf)
Contractor: Go Pavers

The homeowner wanted to create a luxurious outdoor space. A one-of-a-kind design, the company combined Orco Villa stones and arranged them in a random pattern to create the outline of a small airplane which accents the shape of the swimming pool. The subtle earthy tones of the stones together create the perfect contrast between the rich blue of the pool water and green tones of the artificial turf installation.
What truly takes this design to the next level is the propeller design that was created using Holland stone in Charcoal. The company had the idea of creating a "starburst" effect with the colors, where the dark grey bursts into the a lighter brown (Chateau). To create the symmetrical, rounded shape the company used high end cutting machines to precisely cut each and every edge stone, ensuring they all lay perfectly together.
The company also installed red, green and white lights into the system which are reminiscent to the tail lights on a real airplane to create the some of the final touches. Despite being the statement design, the company tied in an alternating runner border in the Manor colorway to truly tie in the pool to the rest of the yard. By incorporating different elements of the back patio, such as the turf, water and overall shape, the company was able to accent the homeowner's front driveway as well.
Approximately 3,700 square feet in total, the company combined Orco Villa with Orco Antique Cobble Circle to create an open, welcoming entrance to a lovely home. The company took advantage of the naturally rounded edges of the home and created accents with the circle kit and border detail near an existing water fountain.
Similar to the "starburst" effect on the plane propeller, this was replicated on the each circle kit on the front entryway. The artificial turf border around the fountain paired with the Antique Cobble circle kit truly make this piece stand out.

Purchased by the current owner in 2013, this property had been gutted to exposed brick and subfloors, leaving nothing but an open shell behind. While an extensive remodeling project was undertaken across the property as a whole, a brand-new cozy cocoon was meticulously crafted within the property’s cellar. Originally described as "A cold, dark, damp cellar where people kept mechanical equipment and not much else," this below-ground level is now a premier swim/spa/steam/sauna oasis.

Neighboring Alamo Square Park, a historic San Francisco landmark, this three-story residence is a house with two faces. From the street, the original 1889 façade is faithfully restored, and appears to be dipped in a modern bath of silver paint, hinting at the transformation within. The rear façade reveals the building’s new identity in a multi-layered composition of sliding aluminum screens and glass. Upon entering, light punctures through from above and the house centers around a sculptural staircase. The form of the stair is a twisted volume, alternating between wood-clad solids and light-filled voids. The stair rises to the rooftop where a sweeping San Francisco view awaits and connects the house to the historic city and to the Bay and beyond.

The most unique feature of this design is that the covered bar area is designed to incorporate part of the pool. This allows people socializing at the bar to interact with swimmers in the pool without being baked in the sun. The guests who are interested in bathing in the sun can enjoy the shallow tanning ledge at the opposite end of the pool. An ARDA for Outdoor Living Design goes to Studer Residential Designs, Inc. Despite the billion-dollar views, premium homes are scant atop the Palisades. When the designer set out to create the perfect Palisades aerie, complete with a private pool, it proved to be quiet the undertaking. This property is situated just behind the cliff's edge with fantastic views, but equally as many challenges. After nearly three years of arduous renovations and improvements, it's now a sophisticated retreat with modern, industrial finishes throughout. Without a doubt, the crowning achievement of this spectacular renovation is the 10 foot by 12 foot stainless steel pool and hot tub situated on the roof.

In this remodel, the client wanted more space for recreation and entertaining as well as a peaceful retreat in their existing home. A detached two-car garage provided the ideal medium for this purpose, in which the biggest challenge was minimizing the visual impact of the transformation. A gable-ended addition to the garage and a half-story above allowed for a sport court and a large entertaining space, without appearing too massive from the street. A bridge creates an interior connection between the home and the garage’s upper level.

Upon entering the front door, instead of walking into the home’s interior, you enter the lanai and view the home’s “Palm Court”. The palm court doubles as a putting green and opens to the home’s interiors on three sides. The home’s extensive indoor/outdoor floor plan, pool, lanais, rooftop terrace and outdoor amenities make this home the ultimate experience in luxury outdoor living. The judges said “Outdoor living doesn’t get better than this.”
