Exposed brick walls, dark joinery and contrasting textures and soft furnishings allows this space to have a lovely homely feel while still being a contemporary family home. A wood burning fire in the sitting area creates a toasty corner, even in an open plan room. By opening up the huge sliding glazed doors onto the patio you create an even larger space where life can spill out into the garden, and equally lets nature into the home with a breath of fresh air.

I was fortunate to have a young family approach me in desperate need to renovate there only 3 piece bathroom. This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity.
Storage was a must, lighting a necessity, and proper accessibility to the shower bath area.
We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues.
We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space.
Once all the hard stuff was done, the rest is just a matter of smart design. If you have a small bathroom here are some tips to guide you.

Our clients had a dishwasher disaster in their 1950
s galley kitchen last year. The insurance company was sonly willing to pay about half the cost to rebuild. The clients also didn't like the dark, tight kitchen, and wanted to come up up with a way to open it up to the main room of their home. We took out the wall between kitchen and living room, while keeping the flow of the kitchen and saving money on pre-fab cabinets. We also put a large island at the end of the space, with open shelving above to display beloved travel artifacts. One secret - the stair down to the lower floor goes right beneath the island, leaving just enough space for some toy storage shelves on either side. We used hand-crafted Zellige tile for the backsplash, to echo the crafted quality of some of the décor. Not every client has an endless budget, so we work with families to get the most from their resources. In this case, the clients also feel that the space has "California Coastal" light, even in the Pacific Northwest.

Our clients had a dishwasher disaster in their 1950

One secret - the stair down to the lower floor goes right beneath the island, leaving just enough space for some toy storage shelves on either side. We used hand-crafted Zellige tile for the backsplash, to echo the crafted quality of some of the décor. Not every client has an endless budget, so we work with families to get the most from their resources. In this case, the clients also feel that the space has "California Coastal" light, even in the Pacific Northwest.
