This is a whole house renovation and addition in North Seattle. The lovely clients are accustomed to the warm and vibrant colors of their native country. They asked Story to design an addition and whole-house renovation that would be in keeping with the needs of their busy family. We opened up the home on the first floor, giving a loft feel. Black windows and white, high-ceilinged spaces set a backdrop for splashes of color throughout. Warm wood flooring borders mosaic cement tile, and a large pantry has sliding barn doors that also hide an entrance to the family room. Upstairs, we redesigned the Owner’s Suite bathroom to include a high window for light, and a floating vanity with bold tile accents. These clients also asked us to add a guest suite on the first floor for visiting relatives - something that’s becoming quite common in renovations. These clients were very involved in the interiors for the project, and much of the artwork in the home was made by the client and her mother, who uses the guest suite when she visits for long intervals.

This New England home has the essence of a traditional home, yet offers a modern appeal. The home renovation and addition involved moving the kitchen to the addition, leaving the resulting space to become a formal dining and living area. The extension over the garage created an expansive open space on the first floor. The large, cleverly designed space seamlessly integrates the kitchen, a family room, and an eating area. A substantial center island made of soapstone slabs has ample space to accommodate prepping for dinner on one side, and the kids doing their homework on the other. The pull-out drawers at the end contain extra refrigerator and freezer space. Additionally, the glass backsplash tile offers a refreshing luminescence to the area. A custom designed informal dining table fills the space adjacent to the center island. Paint colors in keeping with the overall color scheme were given to the children. Their resulting artwork sits above the family computers. Chalkboard paint covers the wall opposite the kitchen area creating a drawing wall for the kids. Around the corner from this, a reclaimed door from the grandmother's home hangs in the opening to the pantry. Open Sesame! Unlocking the potential in this space involved removing walls around the original kitchen. The new open floor plan was designed to include this large island, custom cabinetry, and a beverage bar. Glass pendant lighting and numerous windows help keep the space bright and airy.

Entertaining and bringing people together is what this family is all about. Birthdays involve amazing cakes like you see on those TV shows, and groups of 30 people or more. Their ideal kitchen needed to accommodate that level of baking and hosting, but also support the daily rhythms of life. Our collaborative design was guided by Vastu Shastra, an ancient architectural tradition that predates feng shui. Based on Vedic traditions that harmonize human behavior with natural forces in the world, Vastu Shanstra basically suggests how to inhabit a place in the best way possible. The objectives were: -Relocate the entire kitchen so the home’s heat source (oven) is in the southeast -Incorporate symmetry into the overall design -Create a large space for entertaining – open and airy with lots of light -Simultaneously separate but join cooking and gathering spaces, allowing the cook to have a cook-specific zone that is still a part of any gathering -Individual storage for small appliances – making them easier to use -Simplicity – the space should be easy to use and maintain Design challenges we solved for: -Incorporate three load bearing points of the house -Provide structural support that was not obvious -Reconfigure kitchen utilities to another part of the home -Maximize storage space Design solutions and mindful innovations became an exciting motivation that drove the project: -Double-horseshoe design features two symmetrical islands that seat 18 people comfortably -Downdraft ventilation behind rangetop allows unobstructed views -Overhead beams for structural support -Equip nearby dining room with locking bar and wine cabinet -Roll-out appliance shelves on back of cooking island are powered for easy use -Symmetrical fridge and freezer columns separated by oven -Cabinets along back of the cooking area for everyday items -Tall pantry cabinet has four drawers for paperwork -Spacious walk-in storage pantry has a counter with power outlets -Coffee station has a trash can directly below for easy clean up -Two sinks and dishwashers for easy cleanup “A lot of relationships are built over food,” the homeowner told us. “This [kitchen] keeps our family close because we all love food. My kids sit in the kitchen all evening long every day – and I’m right there cooking. At this beautiful LEICHT Westchester project, The original design was traditional, with a layout involving many angled corners. The goal was to streamline the design and create a modern and more functional space. We accomplished this first by squaring off all corners, rotating the island and enlarging the main window to add more sunlight and visual balance. In the new design, there is ample pantry space, large pots/pans drawer storage and an appliance garage unit to hide away small items to keep the countertop clutter-free. An open display unit with built-in LED lighting allows the homeowner a place to showcase her beautiful artwork. This late 90’s home was ready for a refresh, and boy did we have fun delivering just that! It shouldn’t be shocking that Mid-westerns are the last to experience the trends trickling in from the east and west coasts. While contemporary styles in white and grey have been flooding their homes over the past 3-5 years, homeowners in the Midwest seem to choose warmer hues in transitional styles. When brainstorming what our next display should encompass, we decided to blend the trends we see emerging in the Midwest with a cool, fun edge. Transitioning modern to Minnesota involves warmer colors, texture and depth to design. Flat panel doors in an off-white paired with a rich and earthy textured melamine encompass just that. Mixing metals, especially with gold is becoming increasingly popular. The display is shown blending stainless steel with fun, accessories in gold. Homeowners are beginning to like both the ease and the look of simplicity. As shown in our display, they are pairing flat-panel doors with a c-channel to take the place of knobs and pulls. Quartz countertops in a 2 cm (3/4”) thickness are almost always paired with this style, sometimes in a matte finish as they are a new trend and also reduce glare. This dark brown, almost black matte quartz top is shown contrasting against the glossy warm-white base cabinets in the display. Who hasn’t been on their hands and knees digging countlessly for the matching container and lid? Interior cabinet accessories save time and energy. Some trends in kitchen organization that the display incorporates include hands-free waste bins, knife/utensil pull-outs, container organizers, corner pull-outs, pull-out towel bars, Keurig cup organizers and dishware drawers. Having an organized kitchen is an upgrade but it without a doubt keeps us sane. What’s a space that doesn’t ignite a spark of interest? Have fun with it! In this space the existing circular soffit was designed around, yet celebrated. A bubble mosaic backsplash layered with bubble glass doors and decorative spheres are a fun way to play with shape. With bold light fixtures being a big trend for 2017, finding the perfect statement fixture for the space was the icing on the cake. Color can always personalize a space. In this case, the Pantone color of the year, Greenery #15-0343, became an inspiration when selecting accessories. Anyone with a sense of humor will appreciate the golden “man handle”. After all, we all love a great conversation piece.

Party Palace - Custom Ranch on Acreage in Ridgefield Washington by Cascade West Development Inc. This family is very involved with their church and hosts community events weekly; so the need to access the kitchen, seating areas, dining and entryways with 100+ guests present was imperative. This prompted us and the homeowner to create extra square footage around these amenities. The kitchen also received the double island treatment. Allowing guests to be hosted at one of the larger islands (capable of seating 5-6) while hors d'oeuvres and refreshments can be prepared on the smaller more centrally located island, helped these happy hosts to staff and plan events accordingly. Placement of these rooms relative to each other in the floor plan was also key to keeping all of the excitement happening in one place, making regular events easy to monitor, easy to maintain and relatively easy to clean-up. A complete kitchen and powder room remodel in Herndon, Virginia, designed around two clear priorities: open up the kitchen to the rest of the main level, and create an experience that felt warm and timeless rather than trendy. The original layout had a wall separating the kitchen from the dining room and an awkward fridge wall that limited both storage and traffic flow. Our solution involved removing the dividing wall (confirmed non-load-bearing), tightening the new dining room opening to 66 inches, and extending the fridge wall 25 inches into the kitchen to create a proper full-height pantry run. The result is a kitchen that breathes — open to the dining and living areas, with clear sight lines from the island to the bay windows at the far end. Design Approach The clients came in knowing they didn't want white. They didn't want navy. They wanted something with real wood character — the kind of finish that ages well and looks more like furniture than stock kitchen cabinetry. Cherry was the answer to that question. We anchored the room around contrast: warm cherry cabinetry against clean white walls and white quartz, black hardware grounding the cherry's warmth, and a single waterfall island acting as the architectural focal point. Stainless appliances, brushed gold pendant accents, and the herringbone hardwood floor pull the room together without any one element shouting for attention. The Cabinetry Medallion Gold Line Sonoma Cappuccino — a stained cherry finish that catches light differently throughout the day. All-plywood box construction, solid wood doors and drawer fronts, soft close everywhere, US-made with a lifetime warranty. Four pull-out drawers built into the pantry bottoms keep the deep storage actually usable rather than a black hole. Cabinet hardware is Top Knobs Riverside Pulls in flat black — 40 pulls across drawers and doors, plus three longer pulls on the 36-inch base drawers. The black was a deliberate decision: with cherry and stainless already providing warm and cool tones, brass or gold would have been one warm tone too many. Black grounds the cabinetry and gives the kitchen its architectural definition. The Island and Countertops MSI Calacatta Miraggio Gold quartz throughout — perimeter counters, island, waterfall ends, and the powder room. The Gold variant has subtle warm veining that pairs with cherry where cooler whites would have fought the wood tone. The island gets a full waterfall edge — slabs book-matched, miters precise, the finished edge essentially seamless. Treating the island as architectural sculpture rather than just functional storage. The black undermount farmhouse-style sink ties back to the hardware throughout the rest of the kitchen. The Backsplash MSI Metro Gold tile — small format white and gold tiles in a herringbone-adjacent pattern with intermittent gold accents. Full height, continuous behind the floating shelves and behind the hood. Four custom floating shelves are spaced above a 3-inch countertop ledge: first shelf 18 inches above the ledge, second shelf 9 inches above that, third 18 inches above the second. The shelves are stained to match the cabinetry. The backsplash continues behind the shelves and behind the hood, so the wall reads as a continuous textured surface that the shelves and hood float in front of. The Appliances This is a serious cooking kitchen. The clients chose a 48-inch Wolf gas range, a Sub-Zero built-in refrigerator integrated into the cherry cabinet wall, a Wolf microwave drawer in the island base, and a Bosch dishwasher. For ventilation, we installed a 1200 CFM hood paired with a make-up air system to balance the negative pressure that hood pulls. New ducting was routed through the exterior siding on the side of the house. The Flooring MSI engineered hardwood throughout the entire main level — approximately 800 square feet — installed in a Bramlett herringbone pattern. Herringbone adds roughly 15-20 percent to material and labor costs because of the angled cuts and waste factor, but the result is a floor that reads as more considered and luxurious than standard plank flooring. Finished with 4.5-inch white wood baseboards throughout. The Powder Room A small room with a big personality. The clients chose a deep blue and teal scallop pattern wallpaper (client-supplied, we installed) and paired it with the same Sonoma Cappuccino cherry vanity used in the kitchen — material continuity between the spaces. Powder room countertop is the same MSI Calacatta Miraggio Gold quartz from the kitchen with a rectangular white undermount sink. Hardware on the powder room vanity is Top Knobs Riverside in honey bronze rather than the kitchen's flat black — the warm bronze pulls the brass tones from the faucet into the millwork and complements the wallpaper. New sconce, kept the existing toilet (refinishing or replacing a working toilet is wasted money in a powder room remodel), and a Panasonic Whisper Green exhaust fan. Ever notice how your iron fence looks more rust than paint after another brutal Chicago winter? That is usually the moment homeowners start searching for a painting contractor who actually understands metal - not just someone who will brush a coat of black paint over active corrosion and call it done. At Windy City Painters, iron fence restoration is one of our most requested services on the North Side and Near West Side, and for good reason. These fences are old, they are beautiful, and they deserve a proper finish system. PROJECT OVERVIEW This project involved a full ornamental iron fence on a North Side greystone property. The fence was original to the building - likely installed in the 1910s or 1920s - and had gone through multiple paint cycles without any rust conversion work. By the time Windy City Painters arrived, the horizontal rails showed active pitting, the vertical spindles had surface rust under lifting paint, and two corner posts had minor joint separation. The homeowner wanted the fence restored to a sharp satin black finish that would hold through multiple Chicago winters. MATERIALS AND PRODUCTS Ospho Rust Converter - phosphoric acid formula that chemically neutralizes iron oxide and converts it to iron phosphate, a stable paintable surface. Used on all pitted and actively corroded areas before primer application. Rust-Oleum DTM Rust-Inhibitive Primer - direct-to-metal primer that bonds to both converted rust zones and bare metal, blocking moisture intrusion at the substrate level. Sherwin-Williams DTM Acrylic Topcoat - flexible, moisture-resistant finish formulated to expand and contract with metal through temperature cycling. Applied in two finish coats in satin black. For cases with deeper rust penetration, Corroseal Water-Based Rust Converter and Metal Primer is an alternative that combines conversion and priming in a single product, useful on complex ornamental profiles where two-product systems are harder to apply. THE PROCESS Step 1 - Mechanical Preparation. Windy City Painters wire-wheels all loose rust, flaking paint, and scale using angle grinders fitted with wire wheel attachments. On heavily pitted sections, needle gun descaling is used to reach rust in tight ornamental grooves. This step is non-negotiable. No coating bonds reliably to iron oxide, and skipping this step is the single most common reason iron fence paint fails within a year. Step 2 - Rust Conversion. Ospho is brushed into all pitted and bare metal areas and allowed to fully react. The surface shifts from orange to a grayish-black iron phosphate layer. This stable base accepts primer without the risk of rust migrating upward through the paint film over time. Step 3 - Primer Coat. Rust-Oleum DTM rust-inhibitive primer is applied full coverage over the entire fence surface, including areas that appeared clean but showed minor surface oxidation. DTM primer acts as a moisture barrier and mechanical adhesion layer for the finish coats. Step 4 - Finish Coats. Two coats of Sherwin-Williams DTM acrylic topcoat are applied in satin black, with adequate dry time between coats. The DTM formula remains flexible after cure, allowing the iron to expand and contract through Chicago temperature swings without the topcoat cracking or peeling at joints. CHICAGO-SPECIFIC CHALLENGES Ornamental iron on Chicago greystones, two-flats, and Victorian brownstones was almost never hot-dip galvanized. It was painted from installation and has relied on continuous paint maintenance ever since. Chicago winters add specific stress: freeze-thaw cycles force water into any paint film crack, expanding it; road salt spray elevates corrosive chloride exposure; and humidity during spring thaw keeps metal surfaces wet for extended periods. This combination accelerates rust spread beneath paint films that appear intact on the surface. WHAT TO EXPECT LONG-TERM A properly prepped and primed iron fence finished with a DTM topcoat system should hold 5-8 years in Chicago conditions before any touch-up is warranted. Annual inspection of joints, welds, and areas near grade level will catch early moisture entry before it becomes a larger rust issue. Windy City Painters recommends scheduling touch-up earlier rather than waiting for full paint failure to protect the prep investment. PRO TIPS Tip 1 - Address joint separation before painting. If fence rails have separated at welds or mechanical joints, water will enter and rust will restart from inside the connection point regardless of the exterior coating. Flag any separated joints for welding before any paint system is applied. Tip 2 - Never use latex house paint on iron fences. Standard exterior latex lacks the adhesion and flexibility for bare metal. Always use a product labeled DTM or specify a rust-inhibitive primer underneath any finish coat applied to iron. Tip 3 - Paint in late spring or early fall. Iron fences exposed to full sun in peak summer heat can reach surface temperatures that cause solvent-based coatings to blister during application. Ideal application conditions are 50-85 degrees Fahrenheit with low humidity and no direct intense sun on the metal surface. When brainstorming what our next display should encompass, we decided to blend the trends we see emerging in the Midwest with a cool, fun edge. Transitioning modern to Minnesota involves warmer colors, texture and depth to design. Flat panel doors in an off-white paired with a rich and earthy textured melamine encompass just that. Mixing metals, especially with gold is becoming increasingly popular. The display is shown blending stainless steel with fun, accessories in gold. Homeowners are beginning to like both the ease and the look of simplicity. As shown in our display, they are pairing flat-panel doors with a c-channel to take the place of knobs and pulls. Quartz countertops in a 2 cm (3/4”) thickness are almost always paired with this style, sometimes in a matte finish as they are a new trend and also reduce glare. This dark brown, almost black matte quartz top is shown contrasting against the glossy warm-white base cabinets in the display. In this space the existing circular soffit was designed around, yet celebrated. A bubble mosaic backsplash layered with bubble glass doors and decorative spheres are a fun way to play with shape. With bold light fixtures being a big trend for 2017, finding the perfect statement fixture for the space was the icing on the cake. Color can always personalize a space. In this case, the Pantone color of the year, Greenery #15-0343, became an inspiration when selecting accessories. Anyone with a sense of humor will appreciate the golden “man handle”.
