Taking advantage of the southwest corner of the floor, we were able to incorporate three large balconies, tremendous views, excellent light and a layout that was open and spacious. There is a large master suite with two large dressing rooms/closets, two additional bedrooms, one and a half additional bathrooms, an office space, hearth room and media room, as well as the large kitchen with oversized island, butler's pantry and large open living room. The clients are not traditional in their taste at all, but going completely modern with simple finishes and furnishings was not their style either. What was produced is a very contemporary space with a lot of visual excitement. Every room has its own distinct aura and yet the whole space flows seamlessly. From the arched cloud structure that floats over the dining room table to the cathedral type ceiling box over the kitchen island to the barrel ceiling in the master bedroom, LK Design created many features that are unique and help define each space. At the same time, the open living space is tied together with stone columns and built-in cabinetry which are repeated throughout that space. Comfort, luxury and beauty were the key factors in selecting furnishings for the clients. The goal was to provide furniture that complimented the space without fighting it.

Our client's Tudor-style home felt outdated. She was anxious to be rid of the warm antiquated tones and to introduce new elements of interest while keeping resale value in mind. It was at a Boys & Girls Club luncheon that she met Justin and Lori through a four-time repeat client sitting at the same table. For her, reputation was a key factor in choosing a design-build firm. She needed someone she could trust to help design her vision. Together, JRP and our client solidified a plan for a sweeping home remodel that included a bright palette of neutrals and knocking down walls to create an open-concept first floor. Now updated and expanded, the home has great circulation space for entertaining. The grand entryway, once partitioned by a wall, now bespeaks the spaciousness of the home. An eye catching chandelier floats above the spacious entryway. High ceilings and pale neutral colors make the home luminous. Medium oak hardwood floors throughout add a gentle warmth to the crisp palette. Originally U-shaped and closed, the kitchen is now as beautiful as it is functional. A grand island with luxurious Calacatta quartz spilling across the counter and twin candelabra pendants above the kitchen island bring the room to life. Frameless, two-tone cabinets set against ceramic rhomboid tiles convey effortless style. Just off the second-floor master bedroom is an elevated nook with soaring ceilings and a sunlit rotunda glowing in natural light. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

Our McLean customers wanted to update their home before putting it on the real estate market - they knew one of the key factors was the remodeling of the three bathrooms. All were in desperate need of a design re-do. Despite the small square footage that limited the bathroom sizes, our design team worked carefully to use the space they did have efficiently and to great effect. The use of tile draws the eye to the floor nd walls, and the color choices are minimal but bold. In addition to the bathroom updates, the lower level of the home received all new flooring and, our customer's dream, a sliding barn door to hide away the laundry room area. Heading into a competitive marketplace, this home will be a gem for the next owners.

Modern touch on a traditional layout, giving clients an open statement and beautiful gathering place for friends and family. This kitchen is the heart of the home in concept and actuality, it is the main space between both living rooms, the dining room and their large outdoor entertaining space. Having thoughtful storage, upgraded appliances and easy flow were key factors in the clients design. This kitchen has a two tone design with two different cabinetry styles being utilized from Fieldstone Cabinetry. The main kitchen cabinets are in a decorative shaker style door, Roseburg in Alder Wood with a Driftwood Stain and Ebony Glaze. And the tall pantry cabinets are in a flat panel door, Tempe in a Lyptus Wood with a Slate Stain and Ebony Glaze. Both cabinetry have complimentary gray tones, that also compliments the beautiful MSI Q Quartz Calacatta Arno. The quartz counter top was used not only to create a stunning waterfall edge off of the peninsula, but also used as the backsplash on the cook top wall giving the kitchen a clean and seamless look. The modern black bar pulls from Top Knobs Hardware, stainless steel appliances and apron front sink from E2 Stainless are a great way to mix metals in a kitchen design and give a pop of contrasting colors to the kitchen. New flooring into master bedroom Now this was a fun project! We had the privilege of stopping out to perform a consultation for this client’s bathroom, and what a project it was! The existing bathroom provided plenty of room for a renovation, but the home owner was a little unsure of exactly what they wanted. They presented us with a wish list, and asked for our advice on how to fit everything into their dream master bathroom. The key factor for the hole project centered around the shower. Number one priority was a spacious, luxurious shower of their dreams. We worked hand in hand with them to provide the perfect layout, which included moving the toilet across the bathroom to make room. The old layout included a shower room that housed the toilet. To provide the biggest possible space, we converted the WHOLE room into one large shower. While the shower size was adequate for the typical home owner, it simply was not what our client wanted. We replace the window with glass block and moved the toilet out of the room. Then we proceeded to install 2 separate shower faucets with diverter valves and slide bar mounted hand-held shower wands The tile our client selected paired perfectly, and provided an eye-popping tiled shower enclosure. The closet was originally sectioned off into 2 rooms with an entrance from not only the bedroom, but also the bathroom. We eliminated this separating to allow a better flow and more storage options. The tub was completed deleted to make room for a longer, more elegant vanity to take its place. Our client liked the idea of continuing water proof vinyl plank flooring from the bathroom through their master bedroom as well. We enjoy all of the projects that we are blessed to participate in. However, there are some that just stand apart from the field. We thoroughly enjoyed bringing this client’s dream to reality, and look forward to them enjoying their dream master bathroom for years to come.
