Waterfall steps lead to the lower deck's artificial turf area. The ground level features custom concrete pavers, fire pit, open framed pergola with day bed and under decking system.

"I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."

The key to this project was to create a kitchen fitting of a residence with strong Industrial aesthetics. The PB Kitchen Design team managed to preserve the warmth and organic feel of the home’s architecture. The sturdy materials used to enrich the integrity of the design, never take away from the fact that this space is meant for hospitality. Functionally, the kitchen works equally well for quick family meals or large gatherings. But take a closer look at the use of texture and height. High wainscot paneling add formality and character. A hidden slide-out coat closet built into the wall takes advantage of an unused chase next to the fireplace. At the far end of the hallway, a small powder room was relocated out of the kitchen area to allow privacy within the powder room, as well as create more useable space in the kitchen.

This project included a whole first floor and basement remodel. With the first floor, the space where the laundry room was originally located was converted and instead utilized for the kitchen area. A new floor system was framed to provide a new laundry room in the garage. Several walls were removed to open up the space of the kitchen to the rest of the first floor. Granite counter tops, custom glazed cabinetry, and hand scraped wood floors were included in this kitchen. For aesthetics and style, the island in the middle of the kitchen was stained to provide a contrast to the cream-colored cabinets throughout the kitchen. The material over the fireplace was removed, new tile was installed, and the walls, ceiling, and woodwork were repainted. Like the kitchen, the basement included a new hand scraped wood floor. The basement was completely gutted, framed, drywalled, and finished like the first floor as well. A new bar with custom cabinetry was installed. Along the foot of the cabinets of the bar a new metal bar was installed to provide a commercial feel. Pendant lights were installed to hang just above those seated at the bar. A simple front facade consisting solely of ten-foot shuttered French doors radiates elegance in this new traditional foursquare home in Washington, D.C. Featured in Country Living magazine, the airy plan offers spaciousness in a limited-fronted site of the American foursquare house. The goal for the design was creating a contemporary foursquare style house. The family room and kitchen of this American foursquare interior are separated by a glassy built-in rather than walls, encouraging visual connection between the spaces in the four square house. Though nestled in the city, this American foursquare home feels like a classic country home.

Reclaimed wood beams on the vaulted ceiling create the look that this beach house has been around for awhile, rather than being newly built. They also enhance the sense of nature already provided by the large glass doors on one side of the room. Used vertically, they also help create a visual separation between the main living room and the open kitchen.
