The couple has a lifelong love of Arts and Crafts and Modernism, and are the co-founders of PrairieMod, an online retailer that offers timeless modern lifestyle through American made, handcrafted, and exclusively designed products. So, having such a design savvy client was super exciting for us, especially since the couple had many unique pieces of pottery and furniture to provide inspiration for the design. The condo is a large, sunny top floor unit, with a large open feel. The existing kitchen was a peninsula which housed the sink, and they wanted to change that out to an island, relocating the new sink there as well. This can sometimes be tricky with all the plumbing for the building potentially running up through one stack. After consulting with our contractor team, it was determined that our plan would likely work and after confirmation at demo, we pushed on. The new kitchen is a simple L-shaped space, featuring several storage devices for trash, trays dividers and roll out shelving. To keep the budget in check, we used semi-custom cabinetry, but added custom details including a shiplap hood with white oak detail that plays off the oak “X” endcaps at the island, as well as some of the couple’s existing white oak furniture. We also mixed metals with gold hardware and plumbing and matte black lighting that plays well with the unique black herringbone backsplash and metal barstools. New weathered oak flooring throughout the unit provides a nice soft backdrop for all the updates. We wanted to take the cabinets to the ceiling to obtain as much storage as possible, but an angled soffit on two of the walls provided a bit of a challenge. We asked our carpenter to field modify a few of the wall cabinets where necessary and now the space is truly custom. Part of the project also included a new fireplace design including a custom mantle that houses a built-in sound bar and a Panasonic Frame TV, that doubles as hanging artwork when not in use. The TV is mounted flush to the wall, and there are different finishes for the frame available. The TV can display works of art or family photos while not in use. We repeated the black herringbone tile for the fireplace surround here and installed bookshelves on either side for storage and media components. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

Elongated white subway tiles are used in the floor-to-ceiling backsplash for a simple, casual look. Playful vibrant cabinets in Benjamin Moore Bunker Hill Green create a cheerful atmosphere around wood features and marble countertops. A T-shape kitchen island and dining table are combined with Carerra marble and oak countertops. Backless bistro Serena & Lily Riviera Backless Stools are placed at the eat-in island table set under an ivory tiered Made Goods Patricia Chandelier. Stainless steel upgrades include a fridge framed by green cabinets, under counter wine cooler and stove under steel hood. A white corner focuses on a wet bar with floating shelves flanking a window over a set of under counter beverage fridge and wine coolers. Wire brushed oak floors open up the kitchen design in a warm and modern way creating a beautiful design.

The kitchen was at the top of the list for a total overhaul – the worn oak cabinets, dated appliances, and clunky layout all had to go. Removing the decorative soffits allowed us to take the new cabinetry all the way to the ceiling, adding functional storage and visually extending the room’s height. We reconfigured the layout from a modified U to an L-shape which accomplished several things – it opened up the kitchen to the dining room, redirected circulation, and most importantly, created space for an island. A brand new pantry was created for overflow food storage, bulk items, occasional dishware and small appliances, ensuring that our client’s goal of uncluttered countertops was achievable. The finish selections and clean lines give a nod to the home’s mid-century bones. The wood island provides warmth and the light quartz countertops, textured backsplash and white cabinets keep the kitchen feeling light and bright. We opted to install open shelving above the sink which provides display space and needed storage without the bulkiness of an overhead cabinet. The matte black faucet, hardware and decorative pendants add another level of visual interest to the modern kitchen. To unify the kitchen and dining room, we replaced the drab kitchen flooring with select red oak hardwoods that were expertly installed and refinished to match the gorgeous wood flooring throughout the home.

A daring combination of forms and finishes yielded an exciting contemporary/industrial hybrid. In a converted wedge-shaped factory building, this loft’s quirky shape was celebrated, not disguised. Contrasting flooring demarcates what is, in fact, a literal work triangle. The island’s unusual five-sided shape proudly reiterates the room’s footprint; the three waterfall ends accentuate its one-of-a-kind geometry. Four different materials were chosen to establish a playful dialogue between light, dark, and texture: caramel-stained rift cut oak on open cabinets; matte charcoal gray paint on tall and wall cabinets; brushed bronze oil-rubbed wire mesh inserts for bases; and panels in a laminate resembling knotty weathered wood. White quartz countertops provide a unifying feature. Open cabinets are singular for their asymmetrical placement and, in some spots, open-ended configuration within the tall units. The breathtaking dining table was fashioned from two free-form live edge planks, joined by a ribbon of clear epoxy resin, thus creating the illusion of a stream meandering through fallen trees. Black elements contribute an industrial edge: an open-framed metal wall shelf over the sink; iron table legs; a mix of dining chairs in mid-century wire mesh, molded plastic, and retro aluminum; and machinery castors on the low-slung coffee table.
