DOWNLOAD NOW   Lakefront property in the northwest suburbs of Chicago is hard to come by, so when we were hired by this young family with exactly that, we were immediately inspired by not just the unusually large footprint of this 1950’s colonial revival but also the lovely views of the manmade lake it was sited on. The large 5-bedroom home was solidly stuck in the 1980’s, but we saw tons of potential. We started out by updating the existing staircase with a fresh coat of paint and adding new herringbone slate to the entry hall. The powder room off the entryway also got a refresh - new flooring, new cabinets and fixtures. We ran the new slate right through into this space for some consistency. A fun wallpaper and shiplap trim add a welcoming feel and set the tone for the home. Next, we tackled the kitchen. Located away from the rest of the first floor, the kitchen felt a little isolated, so we immediately began planning for how to better connect it to the rest of the first floor. We landed on removing the wall between the kitchen and dining room and designed a modified galley style space with separate cooking and clean up zones. The cooking zone consists of the refrigerator, prep sink and cooktop, along with a nice long run of prep space at the island. The cleanup side of the kitchen consists of the main sink and dishwasher. Both areas are situated so that the user can view the lake during prep work and cleanup! One of the home’s main puzzles was how to incorporate the mudroom and area in front of the patio doors at the back of the house. We already had a breakfast table area, so the space by the patio doors was a bit of a no man’s land. We decided to separate the kitchen proper from what became the new mudroom with a large set of barn doors. That way you can quickly hide any mudroom messes but have easy access to the light coming in through the patio doors as well as the outdoor grilling station. We also love the impact the barn doors add to the overall space. The homeowners’ first words to us were “it’s time to ditch the brown,” so we did! We chose a lovely blue pallet that reflects the home’s location on the lake which is also vibrant yet easy on the eye. Countertops are white quartz, and the natural oak floor works well with the other honey accents. The breakfast table was given a refresh with new chairs, chandelier and window treatments that frame the gorgeous views of the lake out the back. We coordinated the slate mudroom flooring with that used in the home’s main entrance for a consistent feel. The storage area consists of open and closed storage to allow for some clutter control as needed. Next on our “to do” list was revamping the dated brown bar area in the neighboring dining room. We eliminated the clutter by adding some closed cabinets and did some easy updates to help the space feel more current. One snag we ran into here was the discovery of a beam above the existing open shelving that had to be modified with a smaller structural beam to allow for our new design to work. This was an unexpected surprise, but in the end we think it was well worth it! We kept the colors here a bit more muted to blend with the homeowner’s existing furnishings. Open shelving and polished nickel hardware add some simple detail to the new entertainment zone which also looks out onto the lake! Next we tackled the upstairs starting with the homeowner’s son’s bath. The bath originally had both a tub shower and a separate shower, so we decided to swap out the shower for a new laundry area. This freed up some space downstairs in what used to be the mudroom/laundry room and is much more convenient for daily laundry needs. We continued the blue palette here with navy cabinetry and the navy tile in the shower. Porcelain floor tile and chrome fixtures keep maintenance to a minimum while matte black mirrors and lighting add some depth the design. A low maintenance runner adds some warmth underfoot and ties the whole space together. We added a pocket door to the bathroom to minimize interference with the door swings. The left door of the laundry closet is on a 180 degree hinge to allow for easy full access to the machines. Next we tackled the master bath which is an en suite arrangement. The original was typical of the 1980’s with the vanity outside of the bathroom, situated near the master closet. And the brown theme continued here with multiple shades of brown. Our first move was to segment off the bath and the closet from the master bedroom. We created a short hall from the bedroom to the bathroom with his and hers walk-in closets on the left and right as well as a separate toilet closet outside of the main bathroom for privacy and flexibility. The original bathroom had a giant soaking tub with steps (dangerous!) as well as a small shower that did not work well for our homeowner who is 6’3”. With other bathtubs in the home, they decided to eliminate the tub and create an oversized shower which takes up the space where the old tub was located. The double vanity is on the opposite wall and a bench is located under the window for morning conversations and a place to set a couple of towels. The pallet in here is light and airy with a mix of blond wood, creamy porcelain and marble tile, and brass accents. A simple roman shade adds some texture and it’s top-down mechanism allows for light and privacy. This large whole house remodel gave our homeowners not only the ability to maximize the potential of their home but also created a lovely new frame from which to view their fabulous lake views. I am proud to present New, Stylish, Practical, and just Awesome ) design for your new kid's room. Ta -da... The space in this room is minimal, and it's tough to have two beds there and have a useful and pretty design. This design was built on the idea to have a bed that transforms from king to two tweens and back with ease. I do think most of the time better to keep it as a single bed and, when needed, slide bed over and have two beds. The single bed will give you more space and air in the room. You will have easy access to the closet and a much more comfortable bed to sleep on it. On the left side, we are going to build costume wardrobe style closet On the right side is a column. We install some exposed shelving to bring this architectural element to proportions with the room. Behind the bed, we use accent wallpaper. This particular mural wallpaper looks like fabric has those waves that will softener this room. Also, it brings that three-dimension effect that makes the room look larger without using mirrors. Led lighting over that wall will make shadows look alive. There are some Miami vibes it this picture. Without dominating overall room design, these art graphics are producing luxury filing of living in a tropical paradise. ( Miami Style) On the front is console/table cabinetry. In this combination, it is in line with bed design and the overall geometrical proportions of the room. It is a multi-function. It will be used as a console for a TV/play station and a small table for computer activities. In the end wall in the hallway is a costume made a mirror with Led lights. Girls need mirrors ) Our concept is timeless. We design this room to be the best for any age. We look into the future ) Your girl will grow very fast. And you do not have to change a thing in this room. This room will be comfortable and stylish for the next 20 years. I do guarantee that ) Your daughter will love it!

The interior renovation began with the master bath, which included a glass-partitioned bathtub accented by glass shelving. A drop ceiling that is highlighted by recessed lighting fixtures and finished with minimal trim. The half wall mirror houses a hidden large plasma TV wall screen with audio/visual and remote control elements. The sleek white marble flooring in the hallway leads to a refinished deco staircase and handrail. “Museum” quality paint throughout and refined custom-millwork calls attention to the grand feel of the space. On the exterior, Empire City Construction repointed new mortar joints (cement lines) and replaced decaying bricks in the archways and walls of the corner patio. Preserving the classic hexagon bays and European style arches in this setback terrace of the penthouse suite.

The detailed plans for this bathroom can be purchased here: https://www.changeyourbathroom.com/shop/felicitous-flora-bathroom-plans/ The original layout of this bathroom underutilized the spacious floor plan and had an entryway out into the living room as well as a poorly placed entry between the toilet and the shower into the master suite. The new floor plan offered more privacy for the water closet and cozier area for the round tub. A more spacious shower was created by shrinking the floor plan - by bringing the wall of the former living room entry into the bathroom it created a deeper shower space and the additional depth behind the wall offered deep towel storage. A living plant wall thrives and enjoys the humidity each time the shower is used. An oak wood wall gives a natural ambiance for a relaxing, nature inspired bathroom experience.

The large master bath included a walk in shower with two styles of marble tile paired to create an inviting and rich style alongside the vintage style tub and lighting. The black cabinetry with white quartz counters match other areas of the home. Large round mirrors and sconce lights give a bit of drama to a large open space.

In the hills of San Anselmo in Marin County, this 5,000 square foot existing multi-story home was enlarged to 6,000 square feet with a new dance studio addition with new master bedroom suite and sitting room for evening entertainment and morning coffee. Sited on a steep hillside one acre lot, the back yard was unusable. New concrete retaining walls and planters were designed to create outdoor play and lounging areas with stairs that cascade down the hill forming a wrap-around walkway. The goal was to make the new addition integrate the disparate design elements of the house and calm it down visually. The scope was not to change everything, just the rear façade and some of the side facades. The new addition is a long rectangular space inserted into the rear of the building with new up-swooping roof that ties everything together. Clad in red cedar, the exterior reflects the relaxed nature of the one acre wooded hillside site. Fleetwood windows and wood patterned tile complete the exterior color material palate. The sitting room overlooks a new patio area off of the children’s playroom and features a butt glazed corner window providing views filtered through a grove of bay laurel trees. Inside is a television viewing area with wetbar off to the side that can be closed off with a concealed pocket door to the master bedroom. The bedroom was situated to take advantage of these views of the rear yard and the bed faces a stone tile wall with recessed skylight above. The master bath, a driving force for the project, is large enough to allow both of them to occupy and use at the same time. The new dance studio and gym was inspired for their two daughters and has become a facility for the whole family. All glass, mirrors and space with cushioned wood sports flooring, views to the new level outdoor area and tree covered side yard make for a dramatic turnaround for a home with little play or usable outdoor space previously. This master bathroom renovation transforms a builder-grade standard into a personalized retreat for our lovely Stapleton clients. Recognizing a need for change, our clients called on us to help develop a space that would capture their aesthetic loves and foster relaxation. Our design focused on establishing an airy and grounded feel by pairing various shades of white, natural wood, and dynamic textures. We replaced the existing ceramic floor tile with wood-look porcelain tile for a warm and inviting look throughout the space. We then paired this with a reclaimed apothecary vanity from Restoration Hardware. This vanity is coupled with a bright Caesarstone countertop and warm bronze faucets from Delta to create a strikingly handsome balance. The vanity mirrors are custom-sized and trimmed with a coordinating bronze frame. Elegant wall sconces dance between the dark vanity mirrors and bright white full height mirrors flanking the bathtub. The tub itself is an oversized freestanding bathtub paired with a tall bronze tub filler. We've created a feature wall with Tile Bar's Billowy Clouds ceramic tile floor to ceiling behind the tub. The wave-like movement of the tiles offers a dramatic texture in a pure white field. We removed the existing shower and extended its depth to create a large new shower. The walls are tiled with a large format high gloss white tile. The shower floor is tiled with marble circles in varying sizes that offer a playful aesthetic in an otherwise minimalist space. We love this pure, airy retreat and are thrilled that our clients get to enjoy it for many years to come!
