A two-level pergola, circular firepit area and outdoor kitchen with a charcoal-gas combo grill star in this Houston patio addition designed for entertaining large crowds in style. "The client was an attorney with a passion for cooking and entertaining," says the project's principal designer, Lisha Maxey of LGH Designs. "Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals." Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone. Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square. "We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks. Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz. "The most unique design item of this kitchen area is the hexagon/circular table we added to the end of the long bar," says Lisha. This enabled the client to add seating for her dining guests." Under the higher, larger tier of the pergola is a seating area, made up of a coffee table and espresso-colored rattan sofa and club chairs with spring-green-and-white cushions. "Lighting also plays an important role in this space, since the client often entertains in the evening," says Wayne. Enter the chandelier over the patio seating arrangement and - over the outdoor kitchen - pendant lamps and an industrial-modern ceiling fan with a light fixture in the center. "It's important to layer your lighting for ambiance, security and safety - from an all-over ambient light that fills the space to under-the-counter task lighting for food prep and cooking to path and retaining wall lighting." Off the patio is a transition area of crushed granite and floating flagstone pavers, leading to a circular firepit area of stamped concrete. At the center of this circle is the standalone firepit, framed at the back by a curved stone bench. The walls of the bench and column bases for the pergola, by the way, are the same ledgestone as the kitchen island. The top slab on the bench is a hearth piece of manmade stone. "I think the finish materials blend with the home really well," says Wayne. "We met her objectives of being able to entertain with 10 to 12 to 20 people at one time and being able to cook with charcoal and gas separately in one unit. And of course, the project was on time, on budget." "It is truly a paradise," says the client in her Houzz review of the project. "They listened to my vision and incorporated their expertise to create an outdoor living space just perfect for me and my family!"

Molly and Greg’s busy lives and their desire to have their children cared for in their home led them to bring in a full-time Nanny to help with child care and day to day home tasks. They wanted to have a comfortable place where she could spend the night and feel at home. Their preferred solution was to add a full bathroom and closet in their finished attic and convert it into an additional bedroom suite. We got to work designing a bathroom layout that would meet current NC Building Codes and find a way to get the main drain from their 3rd story down to the crawl space. We wanted to bring in as much daylight into the bathroom without compromising the amount of daylight in the bedroom, as well as install a larger window that would allow an escape route from the bedroom per building code, and also provide for plenty of storage space. We also converted an old water heater closet into a clothes closet. Our solution was to incorporate interior transom windows in the design of the bathroom to bring in copious amounts of daylight without compromising privacy. The modern 1/4 circle shower with sliding glass doors and cabinetry combined with the luxury vinyl floor tile created a wonderfully light, airy, and comfortable bathroom. The larger exterior window in the bedroom brought in additional daylighting and the addition of the clothes closet rounded the Au Pair Nanny Suite out!

Eastview Before & After Exterior Renovation Enhancing a home’s exterior curb appeal doesn’t need to be a daunting task. With some simple design refinements and creative use of materials we transformed this tired 1950’s style colonial with second floor overhang into a classic east coast inspired gem. Design enhancements include the following: • Replaced damaged vinyl siding with new LP SmartSide, lap siding and trim • Added additional layers of trim board to give windows and trim additional dimension • Applied a multi-layered banding treatment to the base of the second-floor overhang to create better balance and separation between the two levels of the house • Extended the lower-level window boxes for visual interest and mass • Refined the entry porch by replacing the round columns with square appropriately scaled columns and trim detailing, removed the arched ceiling and increased the ceiling height to create a more expansive feel • Painted the exterior brick façade in the same exterior white to connect architectural components. A soft blue-green was used to accent the front entry and shutters • Carriage style doors replaced bland windowless aluminum doors • Larger scale lantern style lighting was used throughout the exterior

2013 NARI CAPITAL COTY, GRAND AWARD WINNER, RESIDENTIAL KITCHEN UNDER $40,000 The homeowners wanted to update their kitchen, improving its traffic flow so more than one person could work in the space at a time. Other goals included lighter cabinetry, better lighting and more storage space. Design solutions incorporated into the remodel include eliminating the peninsula and replacing it with a large island that seats four; adding a prep sink in the island; eliminating a closet and bulkhead to add space for larger appliances and taller cabinets; and replacing vinyl floors with wide plank Brazilian walnut. Soft cream-colored cabinetry and exotic granite countertops make this kitchen lighter and brighter. Additionally, using recessed lighting with three zones and task lighting has also brightened the space. An arched mantel hood with matching corbels over the range created a needed focal point.

As a previous client of Blackline Renovations, we welcomed a third remodeling project with this homeowner. We were tasked with remodeling their boys’ two bathrooms—both located back-to-back and with identical layouts. To accommodate their sons’ growing needs, our clients wanted to remove the existing bathtubs and replace them with stand-alone showers. They also wanted new fixtures and finishes to match the classic-style look of the rest of their home. OUR CREATIVE SOLUTION Because the existing layout of each small bathroom had efficient space, there were minor adjustments needed to accommodate the new showers. By slightly reducing the size of the vanity cabinets and shifting the toilets closer to the vanities, we were able to install the new showers in place of the original bathtubs. Half inch frameless glass was used to enclose each shower to make the spaces feel even larger and more open. To carry out a traditional classic look that the homeowners wanted, we installed classic 3×6 white subway tile in a traditional running bond pattern on the shower walls and as a tile wainscot throughout the bathroom. Polished nickel fixtures and hardware was used to further infuse the space with timeless design details.

A family of four with two young girls and cats needed a brand new master bath to accommodate a family member with MS. They tasked us with creating a luxurious master bath in a modern rustic style that was ADA-accessible and could accommodate the client's walker and wheelchair in the future. Their key issues were that the shower was relatively small, with a curb the client had to step over. They also had a large jacuzzi tub with a tub deck built around it, but the couple never used it. The main bathroom only had one vanity with minimal counter space available, and the dated finishes and materials looked tired - so they were more than ready for a beautiful transformation. To create an ADA-accessible main bath, we relocated the shower to an interior corner, allowing for the addition of a larger ADA-accessible shower with zero entry and a bench the client could easily transfer onto for bathing. The arrangement of this space would also allow for a walker and wheelchair to easily move through the walkways for access to the shower. We moved the toilet to where the shower had been located originally with ADA accessibility features and installed luxurious double vanities along the entire vanity wall, with a modern linen tower cabinet for added storage. Since the client loved the modern rustic aesthetic, we incorporated their chosen style with elements like the Calacatta porcelain tile, cabinet hardware, mason jar lights, and wood-framed mirrors.
