Inspired by another mid-century modern home the client owned, this new residence represents a much larger 21st-century version built into the gently sloping hillside to take advantage of the sprawling hilltop views of the Sonoma valley. The quiet front facade leads guests into a formal entry that divides the house into private and public spaces. Rounding the corner into the great room, one is immediately hit by the breathtaking view that extends outward beyond the infinity pool and deck through a continuous wall of glass. In the opposite direction, each of the three bedrooms was designed with its own seating area and bathroom, creating private suites for family members and guests alike. The linear design and open, flowing living spaces provide almost every room with outdoor access to the expansive patio, protected from the Sonoma heat by deep overhangs. Warm woods, clean lines, and a rhythmic post and beam ceiling design create a homey feeling of rest and relaxation, evoking the essence of modern California living. Inspiration for a transitional entryway remodel in Dallas

A master bedroom fit for a bed and breakfast! This client wanted to feel at home, yet on vacation at all times in their space. We combined the calming colors of grey blue and green with cream and white to achieve a soft, subtle appearance. Through unique textures such as grasscloth and velvet, we brought different feels throughout the space.

Example of an eclectic bathroom design in Minneapolis

A place where we gather to chat, drink wine, do homework, even cook sometimes ... a kitchen. Or, the core of a house - one place that is never avoided by any dweller. In this modern kitchen, with a farm house twist, I played with textures more than colors. White palette with grey tones are softened by green stools, a sisal rug and Turkish towels. Natural flowers are never a bad idea (daisies hit the spot for me this morning). Textured quartz on the island really made a difference in this space. It bonded the floor and counter top through these organic textures and wave-like ripples. A really interesting way to unify the hard and solid surfaces. Part of a second-storey addition to this 1906 family home, this luxurious bath is part of the new top-floor primary suite. As the homeowner’s first-ever ensuite, the goal was a spacious, relaxing escape with stand-alone soaker tub and walk-in shower, incorporating colour and texture for a mid-century modern feel.

We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:
1) Space heating and Cooling
2) Water Heating
3) Lights and Appliances
4) Wall assemblies and insulation

Like all of our projects, we take pride in looking at the small details of the house. Things like, insulated water lines, domestic hot water heat recovery units, electric car plug-ins, solar power ready, extensive use of environmentally friendly materials, hot water heat pumps and stringent testing and inspection point along the way, led to a successful completion of 2 certified high-performance homes with Built Green Platinum and EnergyStar certifications.
