The best of past and present architectural styles combine in this welcoming, farmhouse-inspired design. Clad in low-maintenance siding, the distinctive exterior has plenty of street appeal, with its columned porch, multiple gables, shutters and interesting roof lines. Other exterior highlights included trusses over the garage doors, horizontal lap siding and brick and stone accents. The interior is equally impressive, with an open floor plan that accommodates today’s family and modern lifestyles. An eight-foot covered porch leads into a large foyer and a powder room. Beyond, the spacious first floor includes more than 2,000 square feet, with one side dominated by public spaces that include a large open living room, centrally located kitchen with a large island that seats six and a u-shaped counter plan, formal dining area that seats eight for holidays and special occasions and a convenient laundry and mud room. The left side of the floor plan contains the serene master suite, with an oversized master bath, large walk-in closet and 16 by 18-foot master bedroom that includes a large picture window that lets in maximum light and is perfect for capturing nearby views. Relax with a cup of morning coffee or an evening cocktail on the nearby covered patio, which can be accessed from both the living room and the master bedroom. The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S.
Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building.
On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property.
Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day.
In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house.
From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

• A busy family wanted to rejuvenate their entire first floor. As their family was growing, their spaces were getting more cramped and finding comfortable, usable space was no easy task. The goal of their remodel was to create a warm and inviting kitchen and family room, great room-like space that worked with the rest of the home’s floor plan.
The focal point of the new kitchen is a large center island around which the family can gather to prepare meals. Exotic granite countertops and furniture quality light-colored cabinets provide a warm, inviting feel. Commercial-grade stainless steel appliances make this gourmet kitchen a great place to prepare large meals.
A wide plank hardwood floor continues from the kitchen to the family room and beyond, tying the spaces together. The focal point of the family room is a beautiful stone fireplace hearth surrounded by built-in bookcases. Stunning craftsmanship created this beautiful wall of cabinetry which houses the home’s entertainment system. French doors lead out to the home’s deck and also let a lot of natural light into the space.
From its beautiful, functional kitchen to its elegant, comfortable family room, this renovation achieved the homeowners’ goals. Now the entire family has a great space to gather and spend quality time.
