Gulf-Front Grandeur Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Hufham Farris Construction --- This one-of-a-kind Gulf-front residence in the New Urbanism community of Alys Beach, Florida, is truly a stunning piece of architecture matched only by its views. E. F. San Juan worked with the Alys Beach Town Planners at Khoury & Vogt Architects and the building team at Hufham Farris Construction on this challenging and fulfilling project. We supplied character white oak interior boxed beams and stair parts. We also furnished all of the interior trim and paneling. The exterior products we created include ipe shutters, gates, fascia and soffit, handrails, and newels (balcony), ceilings, and wall paneling, as well as custom columns and arched cased openings on the balconies. In addition, we worked with our trusted partners at Loewen to provide windows and Loewen LiftSlide doors. Challenges: This was the homeowners’ third residence in the area for which we supplied products, and it was indeed a unique challenge. The client wanted as much of the exterior as possible to be weathered wood. This included the shutters, gates, fascia, soffit, handrails, balcony newels, massive columns, and arched openings mentioned above. The home’s Gulf-front location makes rot and weather damage genuine threats. Knowing that this home was to be built to last through the ages, we needed to select a wood species that was up for the task. It needed to not only look beautiful but also stand up to those elements over time. Solution: The E. F. San Juan team and the talented architects at KVA settled upon ipe (pronounced “eepay”) for this project. It is one of the only woods that will sink when placed in water (you would not want to make a boat out of ipe!). This species is also commonly known as ironwood because it is so dense, making it virtually rot-resistant, and therefore an excellent choice for the substantial pieces of millwork needed for this project. However, ipe comes with its own challenges; its weight and density make it difficult to put through machines and glue. These factors also come into play for hinging when using ipe for a gate or door, which we did here. We used innovative joining methods to ensure that the gates and shutters had secondary and tertiary means of support with regard to the joinery. Nautical-themed hybrid swimming pool with raised spa, sunshelf, slide, grotto, and pizza oven (September 2013) – Ask the Pool Guy and his team at Legendary Escapes recently unveiled the newest Legendary Escape, a stunning nautical-themed hybrid swimming pool. The hand-carved concrete waterfall, rock slide, and grotto are the focal point of this incredible project, and designer and builder Al Curtis has truly outdone himself this time. Behind the waterfall sits a grotto that seats 8-10 people comfortably. The waterfall, slide, and grotto area come complete with intricate details and additions that perfectly play into the project’s theme. An immense amount of creativity, talent, and skill is required to take ordinary materials like vinyl and concrete and turn them into the outstanding backyards that Curtis creates, but these details allow his creativity to shine in a different light. Curtis immerses himself completely in just one or two projects at a time, which allows him the opportunity to add those intricate details that take his extraordinary projects to the next level. Some of the details in the grotto area of this hybrid project include real ship portholes that open and close, as well as carvings and lanterns to add visual interest inside of the grotto. The project also includes a raised spillover spa and a sunshelf with a bubbling water feature. The sunshelf has steps leading into the main body of the pool, giving swimmers an easy entry point if they don’t feel the urge to jump off the top of the waterfall or take a ride down the hand-carved, hand-tiled slide. The shelf has just enough water to allow shallow wading or lounging, and the pebbled finish provides a perfect place to set a lounge chair without worrying about damaging the vinyl liner. With the spa nearby, this whole end of the pool is perfect for relaxing, talking, or watching the kids while they swim. This incredible hybrid swimming pool also includes a poolside pizza oven, so fresh, stone-fired pizza is never far away. The brick oven can cook a pizza in about 90 seconds, and produces authentic, outstanding pizzas. The homeowners have spent years perfecting their pizza crust and sauce recipes, as well as growing their own tomatoes and basil. The pizza oven adds another element of their own personality, and makes this project even more perfect for them. With a built-in countertop, it’s easy to get a couple of pies going at one time, or to prep ingredients for personal pizzas. The homeowners are very family-oriented and love to have friends and family over to their home. During the construction process, the Legendary Escapes crew met several friends and family members who stopped in for some quality time and to check out the progress of the pool. The finished product is a perfect place for entertaining, and it feels very comfortable and welcoming. With the sunshelf, spa, grotto, poolside seating, and the pool itself, there are plenty of different places to sit or soak and have conversations or splash around. Curtis is incredibly proud of this project, and he has high hopes for it. He was recently named a Master of Design by Pool & Spa News for a hybrid swimming pool he built in Brighton, MI. This new, nautical hybrid pool fits in beautifully with his portfolio, but also stands out as extraordinary. HVAC company broke fire sprinkler lines in this beautiful McDowell Mountain ranch home and flooded most of the inside. We went in and completed a demo of all the damaged hardwood floors, cabinets, drywall, base boards, and crown moulding. This fourth-floor condo kitchen remodel was completed after the homeowners experienced water damage while away. Thompson Remodeling developed a galley kitchen design featuring clean lines and plenty of storage. Special touches included matching the cabinetry to an existing file cabinet that was to become part of the adjacent office area, special storage for dog food in the peninsula, and leaving an area above the cabinets to display the owner's quilts.

Gardening opportunities are sharply defined by the seasons in New England’s variable climate. Our team was tasked with expanding the growing season for Newtonville, Massachusetts homeowners. The clients envisioned a structure that could perform double duty by serving as both a fully functional four season greenhouse as well as a comfortable home extension. The resulting 24’ x 11’ hybrid addition stunningly captures the sun’s rays while keeping the elements at bay. The project required careful architectural planning. Working in close collaboration with the team at Legault Design LLC of Concord, MA, Sunspace fabricated a custom aluminum framework that complements the home’s existing aesthetic. Our aluminum products have terrific strength-to-weight ratios allowing for slender profile lines that maximize glass areas without sacrificing structural integrity. Aluminum framing is also inherently resistant to the high humidity levels typical of a working greenhouse. This was doubly important given the space’s dual purpose. Another key to this greenhouse’s performance is found in its glazing. A glass structure intended for year-round habitation demands intelligent thermal management. We outfitted the enclosure with Cardinal Low-E 366 high-performance glass. Cardinal’s 1” thick insulated units, filled with argon gas, act as a crucial thermal barrier. These units also feature a specialized coating blocking 95% of damaging UV rays, enabling them to retain heat in the winter while reflecting it during the summer. The best modern glass technology allows spaces like this one to remain temperate sanctuaries in any environmental condition. This greenhouse’s design incorporates three expansive 42” x 60” awning windows to encourage natural airflow, and the 10′ folding glass wall system dissolves the boundary between the interior and exterior yard when fully opened. This Grapevine project was designed to damage a minimum amount of trees on a nice hillside. A raised wall was incorporated on the back of the pool that acts as a retaining wall to provide a flat spot for the pool. On the upper terrace above we built the cabana. Two inch sawcut Limestone was used for all the veneer to give a clean tailored look to the project. The spa was elevated and white precast coping was used along with the pool. A dark pattern concrete was used for the deck color to contrast. On the cabana we tried to match the existing house style, precast columns were used instead of typical stone columns. The cabana was done in pine and painted white instead of the typical cedar application. A comp roof was used. Built in bar & cabinets to recess existing grill carts were installed. A fire pit was placed to the side of the cabana at the pool level. A finger ledge was used on the raised wall to provide safety. Sheer rain was used on the project to provide a focal point - It provides more of a visual effect against the white Austin stone vs. a sheer descent. A vaulted ceiling was done in the cabana to match the existing home. Patio was capped in pattern concrete to match the new pool deck as well. Designed by Mike Farley of Claffey Pools. We loved updating this 1977 house giving our clients a more transitional kitchen, living room and powder bath. Our clients are very busy and didn’t want too many options. Our designers narrowed down their selections and gave them just enough options to choose from without being overwhelming. In the kitchen, we replaced the cabinetry without changing the locations of the walls, doors openings or windows. All finished were replaced with beautiful cabinets, counter tops, sink, back splash and faucet hardware. In the Master bathroom, we added all new finishes. There are two closets in the bathroom that did not change but everything else did. We.added pocket doors to the bedroom, where there were no doors before. Our clients wanted taller 36” height cabinets and a seated makeup vanity, so we were able to accommodate those requests without any problems. We added new lighting, mirrors, counter top and all new plumbing fixtures in addition to removing the soffits over the vanities and the shower, really opening up the space and giving it a new modern look. They had also been living with the cold and hot water reversed in the shower, so we also fixed that for them! In their living room, they wanted to update the dark paneling, remove the large stone from the curved fireplace wall and they wanted a new mantel. We flattened the wall, added a TV niche above fireplace and moved the cable connections, so they have exactly what they wanted. We left the wood paneling on the walls but painted them a light color to brighten up the room. There was a small wet bar between the living room and their family room. They liked the bar area but didn’t feel that they needed the sink, so we removed and capped the water lines and gave the bar an updated look by adding new counter tops and shelving. They had some previous water damage to their floors, so the wood flooring was replaced throughout the den and all connecting areas, making the transition from one room to the other completely seamless. In the end, the clients love their new space and are able to really enjoy their updated home and now plan stay there for a little longer! HVAC company broke fire sprinkler lines in this beautiful McDowell Mountain ranch home and flooded most of the inside. We went in and completed a demo of all the damaged hardwood floors, cabinets, drywall, base boards, and crown moulding. We replaced the old with new in most areas, added some doors to the living room fireplace cabinetry, removed some built ins, and upgraded the multi types of wood floors for Reward Flooring hardwood floors.

his business located in a commercial park in North East Denver needed to replace aging composite wood siding from the 1970s. Colorado Siding Repair vertically installed Artisan primed fiber cement ship lap from the James Hardie Asypre Collection. When we removed the siding we found that the underlayment was completely rotting and needed to replaced as well. This is a perfect example of what could happen when we remove and replace siding– we find rotting OSB and framing! Check out the pictures! Colorado Siding Repair removed the rotting underlayment and installed new OSB and framing. Then further protecting the building from future moisture damage by wrapping the structure with HardieWrap, like we do on every siding project. Once the Artisan shiplap was installed vertically, we painted the siding and trim with Sherwin-Williams Duration paint in Iron Ore. Florida house kitchen renovation after flood damage; all cabinets need to be replaced. We are replacing floor tile throughout the house with Fitch Cloud, 24" squares. Kitchen updates include: Replace appliances with GE cafe; matte white with copper handles & knobs. move refrigerator to current pantry (angled wall); add tall slim pullout (white). straighten kitchen island and possibly move dishwasher to the left of the (copper) sink. Trash/recycle and drawers to right of sink. Faucet: possibly brushed gold or brass. Uppers will all removed and replaced with natural maple shelving. Bulkheads will be removed. Range hood hasn't been decided yet; possibly white wood cover with maple trim, in line with shelves. Lowers: all drawers except sink and trash pullout, spice pullout etc. Considering hidden drawer pullouts in 1-2 banks. Pantry: 3 pullouts in each of 3 lower cabinets. Considering switching the middle cabinet there with a narrower, deeper 2-drawer bank or cabinet with mesh door inserts for root vegetables.
