This 1927 home in historic Dilworth underwent extensive renovations after our client closed on the house in early 2016. For an almost 100 year old house, it has an excellent flow. It boasts a rare open floor plan with connected kitchen, dining room and den without sacrificing an ounce of charm but the wall colors and finishes were a disaster when we took possession. Fresh paint and a brand new kitchen created the perfect backdrop for blending her existing furniture with infusions of newness. The entire den seating area was brand new. his timeless home was built in 1909 in Seattle’s Capitol Hill historic district. The house features gorgeous architectural details from the turn of the century including sculpted moldings, custom wood cutouts, and hand-made tiles. The kitchen was previously remodeled in a style that departed from the home’s historic period. Each room was thoughtfully curated to ensure aesthetic beauty inspired by the home’s original style. We renovated the kitchen, powder room, and restored the butler’s pantry with period details. Generous casement windows were added in the kitchen that flood the room with sunlight. The kitchen design needed to be functional for a family of eight, so we paid great attention to appliance placement, storage, and flow. The furniture and light fixtures selected throughout the home are simple and elegant, allowing the detailed architectural features to shine.

It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply. The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch. The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. Slabs of Italian Sequoia Brown marble were carefully book matched on the monolith to create perfect mirror images of each other, and are as much a piece of art as the local pieces showcased elsewhere. A stone and shingle facade and graceful lines highlight this expansive single-level home. Custom details can be found throughout the plan with elegant ceiling treatments in many rooms and built-in cabinetry flanking the great room fireplace. The chef's kitchen opens to the large dining area and to the great room, providing a focal point for family life and entertaining. One wing houses secondary bedrooms and utility space, helping to keep clutter out the formal living areas. The bedrooms each have a tray ceiling and their own walk-in closet. Just off the garage lies a utility room with ample work space, a large pantry, and convenient e-space. The oversized bonus room provides flexibility and access to plenty of attic storage. The opposite wing of the home plan is devoted to a roomy master suite with an attached sitting area to the rear. The suite accesses the rear porch, and includes two large walk-in closets. The highlight of the stunning master bath is the unique barrel vaulted ceiling over the garden tub. Dual vanities, a walk-in shower, and private privy complete the suite.

The industrious clients came to us with dreams of a new garage structure to provide a home for all of their passions. The design came together around a three car garage with room for a micro-brewery, workshop and bicycle storage – all attached to the house via a new three season porch – and a native prairie landscape and sauna structure on the roof.
