The 800 square-foot guest cottage is located on the footprint of a slightly smaller original cottage that was built three generations ago. With a failing structural system, the existing cottage had a very low sloping roof, did not provide for a lot of natural light and was not energy efficient. Utilizing high performing windows, doors and insulation, a total transformation of the structure occurred. A combination of clapboard and shingle siding, with standout touches of modern elegance, welcomes guests to their cozy retreat. The cottage consists of the main living area, a small galley style kitchen, master bedroom, bathroom and sleeping loft above. The loft construction was a timber frame system utilizing recycled timbers from the Balsams Resort in northern New Hampshire. The stones for the front steps and hearth of the fireplace came from the existing cottage’s granite chimney. Stylistically, the design is a mix of both a “Cottage” style of architecture with some clean and simple “Tech” style features, such as the air-craft cable and metal railing system. The color red was used as a highlight feature, accentuated on the shed dormer window exterior frames, the vintage looking range, the sliding doors and other interior elements. A.Kist A 750 square foot top floor apartment is transformed from a cramped and musty two bedroom into a sun-drenched aerie with a second floor home office recaptured from an old storage loft. Multiple skylights and a large picture window allow light to fill the space altering the feeling throughout the days and seasons. Views of New York Harbor, previously ignored, are now a daily event. Featured in the Fall 2016 issue of Domino, and on Refinery 29.

Kitchen addition | The original home had many of the features that you would expect from the 1950's: expert craftsmanship, beautiful hardwood floors, and understated charm; but also a small secluded kitchen, small windows, and small closets. The renovated home features a master bedroom addition with windows designed to capture the views of the stunning site, a master bathroom with a lofted ceiling, walk-in shower and soaking tub, a new kitchen addition, and a 2nd floor bedroom expansion. The redesign also provided clarity to the entry sequence.

An Old Town loft gets a chic, minimalist kitchen redesign with high-gloss acrylic, flat panel cabinetry and stainless steel appliances. Upstairs, our designer, Kapan Shipman, created an earthy, minimal master bathroom with a built-in floating double vanity. She also worked with the homeowners to redesign their walk-in closet adding built-in drawers, open shelving, and plenty of new storage space.

Budget demanded keeping the whirlpool tub and existing plumbing locations while transforming the space to a serene environment in keeping with the house. All drawers are functional on the floating vanity not allowing the plumbing trap to take away storage space. Mirrors conceal storage and have contemporary styling and LED lighting. The undulating limestone backsplash adds textural interest with a minimal design. Sleek large-scale brick patterned flooring creates a more tranquil space than the previous black and white checkerboard environment. The clients desired a ‘his and her’ arrangement in this closet that required more organization. Faux wenge melamine doors, instead of wood veneer, met budget requirements. Lucite hardware up the style and frosted glass door panels lighten up the dark finishes and provide neatness and functionality by allowing an orderly way to glimpse what is hidden inside. The kitchen, entry, and living room is all contained at the front of the house facing the ocean. To get up to the loft space a ships ladder was built. The ladder can be raised and lowered with the push of a remote. The custom painted (Benjamin Moore White Dove) shaker cabinets were built and finished in our shop. A bench seat with storage was integrated into the island. Pine was used to cover the entire cathedral ceiling. A White Oak wide plank engineered floor was installed throughout the home. A staircase is so much more than circulation. It provides a space to create dramatic interior architecture, a place for design to carve into, where a staircase can either embrace or stand as its own design piece. In this custom stair and railing design, completed in January 2020, we wanted a grand statement for the two-story foyer. With walls wrapped in a modern wainscoting, the staircase is a sleek combination of black metal balusters and honey stained millwork. Open stair treads of white oak were custom stained to match the engineered wide plank floors. Each riser painted white, to offset and highlight the ascent to a U-shaped loft and hallway above. The black interior doors and white painted walls enhance the subtle color of the wood, and the oversized black metal chandelier lends a classic and modern feel. The staircase is created with several “zones”: from the second story, a panoramic view is offered from the second story loft and surrounding hallway. The full height of the home is revealed and the detail of our black metal pendant can be admired in close view. At the main level, our staircase lands facing the dining room entrance, and is flanked by wall sconces set within the wainscoting. It is a formal landing spot with views to the front entrance as well as the backyard patio and pool. And in the lower level, the open stair system creates continuity and elegance as the staircase ends at the custom home bar and wine storage. The view back up from the bottom reveals a comprehensive open system to delight its family, both young and old!

A super simple attic to bedroom conversion for a very special girl! This space went from dusty storage area to a dreamland perfect for any teenager to get ready, read, study, sleep, and even hang out with friends. New flooring, some closet construction, lots of paint, and some good spatial planning was all this space needed! Hoping to do a bathroom addition in the near future, but for now the paradise is just what this family needed to expand their living space. Furniture by others.
