This detached garage uses vertical space for smart storage. A lift was installed for the owners' toys including a dirt bike. A full sized SUV fits underneath of the lift and the garage is deep enough to site two cars deep, side by side. Additionally, a storage loft can be accessed by pull-down stairs. Trex flooring was installed for a slip-free, mess-free finish. The outside of the garage was built to match the existing home while also making it stand out with copper roofing and gutters. A mini-split air conditioner makes the space comfortable for tinkering year-round. The low profile garage doors and wall-mounted opener also keep vertical space at a premium.

Client wanted a clean, modern, industrial, rustic, with a little bohemian feel for their new loft. Storage was also key here since there is only one closet in this open loft. We wanted plenty of seating for entertaining, pet friendly materials on the furniture and add some storage where we could all while keeping the space clean and organized. A mix of materials made this loft as unique as the client, truly reflecting her personality and style. We created a sleeping area that is somewhat hidden from the public area. In Manhattan’s landmarked Tribeca North, the top floor and roof of an 1884 warehouse are reconceived as a warm and welcoming residence with a fluid connection to the outdoor environment. A relocated mezzanine features a sunken court yard with a retractable glass roof and connects to the new green roof garden above. Embracing the building’s industrial past, a visual discourse between new and old is devised through insertions of modern materials along with restored or reclaimed materials. NASHVILLE LIVE/WORK SPACE From an imagined spare bedroom we created this comfortable space that takes the “home office” concept to the next level— as it is not only about work but also about storing the memories and “stuff” of daily life in a place where you also want to spend time together. • Live/work space for two people—ie. “this is where I work and live”— a place to relax and read, open your laptop, spend time together. • The monochromatic color palette of Tesoro Pietra and Cashmere, natural aluminum metal accents, matte black leather shelves, and great accent lighting create a warm, moody elegance. • For this shot we built a ceiling and angled windows – wanted it to feel like a room in someone’s home that was transformed by this design (vs. adding a storage closet or shelves).

A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.
