Exposed curved ceiling beams give an expanded and inviting feel to the sleeping loft. This tropical modern coastal Tiny Home is built on a trailer and is 8x24x14 feet. The blue exterior paint color is called cabana blue. The large circular window is quite the statement focal point for this how adding a ton of curb appeal. The round window is actually two round half-moon windows stuck together to form a circle. There is an indoor bar between the two windows to make the space more interactive and useful- important in a tiny home. There is also another interactive pass-through bar window on the deck leading to the kitchen making it essentially a wet bar. This window is mirrored with a second on the other side of the kitchen and the are actually repurposed french doors turned sideways. Even the front door is glass allowing for the maximum amount of light to brighten up this tiny home and make it feel spacious and open. This tiny home features a unique architectural design with curved ceiling beams and roofing, high vaulted ceilings, a tiled in shower with a skylight that points out over the tongue of the trailer saving space in the bathroom, and of course, the large bump-out circle window and awning window that provides dining spaces.

A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

This once unused bonus room was transformed into a wonderful new bedroom for a boy with lots of room to grow, play and have sleepovers. We took advantage of the attic space either side of the room by recessing the TV / storage area and also on the opposite side with the double desk unit. The room was separated by the sets of drawers that have custom headboards at the back of them, this helping with the great length of this room. Custom bookcase shelving was made for the window wall to also create not only depth but display as well. The clients as well as their son are enjoying the room!

Bedroom - eclectic bedroom idea in New York with white walls

The Broome Street Loft is a beautiful example of a classic Soho loft conversion. The design highlights its historic architecture of the space while integrating modern elements. The 14-foot-high tin ceiling, metal Corinthian columns and iconic brick wall are contrasted with clean lines and modern profiles, creating a captivating dialogue between the old and the new. The plan was completely revised: the bedroom was shifted to the side area to combine the living room and kitchen spaces into a larger, open plan space. The bathroom and laundry also shifted to a more efficient layout, which both widened the main living space and created the opportunity to add a new Powder Room. The high ceilings allowed for the creation of a new storage space above the laundry and bathroom, with a sleek, modern stair to provide access. The kitchen seamlessly blends modern detailing with a vintage style. An existing recess in the brick wall serves as a focal point for the relocated Kitchen with the addition of custom bronze, steel and glass shelves. The kitchen island anchors the space, and the knife-edge stone countertop and custom metal legs make it feel more like a table than a built-in piece. The bathroom features the brick wall which runs through the apartment, creating a uniquely Soho experience. The cove lighting throughout creates a bright interior space, and the white and grey tones of the tile provide a neutral counterpoint to the red brick. photos by Pedro Marti The owner’s of this apartment had been living in this large working artist’s loft in Tribeca since the 70’s when they occupied the vacated space that had previously been a factory warehouse. Since then the space had been adapted for the husband and wife, both artists, to house their studios as well as living quarters for their growing family. The private areas were previously separated from the studio with a series of custom partition walls. Now that their children had grown and left home they were interested in making some changes. The major change was to take over spaces that were the children’s bedrooms and incorporate them in a new larger open living/kitchen space. The previously enclosed kitchen was enlarged creating a long eat-in counter at the now opened wall that had divided off the living room. The kitchen cabinetry capitalizes on the full height of the space with extra storage at the tops for seldom used items. The overall industrial feel of the loft emphasized by the exposed electrical and plumbing that run below the concrete ceilings was supplemented by a grid of new ceiling fans and industrial spotlights. Antique bubble glass, vintage refrigerator hinges and latches were chosen to accent simple shaker panels on the new kitchen cabinetry, including on the integrated appliances. A unique red industrial wheel faucet was selected to go with the integral black granite farm sink. The white subway tile that pre-existed in the kitchen was continued throughout the enlarged area, previously terminating 5 feet off the ground, it was expanded in a contrasting herringbone pattern to the full 12 foot height of the ceilings. This same tile motif was also used within the updated bathroom on top of a concrete-like porcelain floor tile. The bathroom also features a large white porcelain laundry sink with industrial fittings and a vintage stainless steel medicine display cabinet. Similar vintage stainless steel cabinets are also used in the studio spaces for storage. And finally black iron plumbing pipe and fittings were used in the newly outfitted closets to create hanging storage and shelving to complement the overall industrial feel. Pedro Marti
