This West Seattle specialties project was driven by an older couple’s vision to create an ADA-friendly DADU for future aging in place. Owning multiple homes in the area, their goal was to complete the build while they were still working and bringing in income, allowing them to rent out the space for additional income until retirement.
The thoughtfully designed DADU features an attached garage with convenient alley access, ensuring easy entry. A wheelchair ramp and an open floor plan provide accessibility and seamless navigation, prioritizing comfort and mobility. The space was carefully crafted to serve as their primary residence in the future, combining functionality with long-term independence while offering rental income flexibility in the meantime.

Complete Home Remodel + Addition
This San Marino home was taken down to the studs and completely reimagined. We added approximately 72 square feet in the primary bedroom to accommodate a new walk-in closet and larger bathroom, reconfigured the original hallway bath into two new bathrooms (a hallway bath + a kids' en suite), and removed select load-bearing walls to create a more open connection between the kitchen, dining, and living areas all while still maintaining defined spaces.
The home received all new electrical, plumbing, insulation, drywall, and flooring throughout, along with 23 new Andersen windows, relocated and upgraded mechanical systems, and a fresh exterior paint finish. A full top-to-bottom remodel designed for a growing family and long-term value.

Wide shot of the main guest bathroom with full glass black grid framed shower partition separating wet and dry zones. A suspended floating double basin vanity cabinet in warm beige tone is fixed on the rear wall, with built-in LED light strip inside the cabinet body for internal storage illumination. Large oversize backlit mirror reflects the outdoor sea view through the window, wall tiles adopt textured stone slab style, wall-hung ceramic toilet saves floor space for easy cleaning. All vanity cabinet panels adopt waterproof and anti-salt fog coating specially customized for Spain coastal humid weather, preventing cabinet deformation and mold growth in long-term seaside use.

This angle highlights the pantry’s role as a true support space for the kitchen, offering expanded storage, additional refrigeration, and a secondary sink for prep and cleanup. Open shelving keeps everyday items within easy reach, while closed cabinetry provides concealed storage to maintain a clean, organized appearance.

Designed with long-term use in mind, this pantry adds flexibility and efficiency to daily routines — a behind-the-scenes space that quietly elevates how the home functions.

For this paver renovation project, our team transformed an outdated, deteriorating flagstone pad into a spacious, high-end outdoor patio extension. We expanded the overall footprint beneath the existing elevated deck, replacing the cracked, uneven stone with premium multi-piece pavers framing a contrasting dark border. To enhance structural definition and functional seating, we constructed matching stone columns and a low sitting wall along the perimeter, creating a clean, architectural transition between the home's screened porch and the backyard.
To ensure long-term durability and prevent settling, our installation team executed extensive excavation and site preparation, replacing soft earth with a properly graded, compacted gravel aggregate base. We integrated the patio seamlessly around the wooden deck staircase and existing home foundation, complete with pitch corrections for optimal drainage away from the house. At Pine Valley Turf Management, we take pride in upgrading underutilized backyard spaces into durable, custom hardscapes built to entertain for years to come.

This Medina, WA completed outdoor living project delivers a seamless blend of structure, comfort, and modern design. At the center is a 16’ x 29’ Sundance louvered pergola, finished in black and installed as a free-standing structure over a new concrete slab. Designed with engineered drawings, the build ensures long-term structural integrity while maintaining a clean, contemporary aesthetic.
The space is anchored by a fully integrated outdoor kitchen, featuring LOC cabinetry and a suite of Aspire appliances, including a built-in grill, refrigeration, storage, and cooling elements. The island is wrapped in cultured stone, adding texture and durability while tying together the overall design.
A custom fireplace feature serves as a focal point, complete with a 36” insert, mounted TV, and matching stone wrap to create a cohesive and inviting gathering space.
Electrical enhancements—including integrated heaters, multiple outlets, and low-voltage wiring for the pergola system—provide year-round functionality and comfort.
The result is a highly functional, resort-style outdoor environment designed for entertaining, relaxation, and everyday living.

Kyra Construction completed this 970 sq ft home addition in Los Angeles to improve comfort, flow, and long-term functionality. The project was planned with 3D design and managed from permits through construction and final finishes.
