This kitchen was designed by Bilotta senior designer, Randy O’Kane, CKD with (and for) interior designer Blair Harris. The apartment is located in a turn-of-the-20th-century Manhattan brownstone and the kitchen (which was originally at the back of the apartment) was relocated to the front in order to gain more light in the heart of the home. Blair really wanted the cabinets to be a dark blue color and opted for Farrow & Ball’s “Railings”. In order to make sure the space wasn’t too dark, Randy suggested open shelves in natural walnut vs. traditional wall cabinets along the back wall. She complemented this with white crackled ceramic tiles and strips of LED lights hidden under the shelves, illuminating the space even more. The cabinets are Bilotta’s private label line, the Bilotta Collection, in a 1” thick, Shaker-style door with walnut interiors. The flooring is oak in a herringbone pattern and the countertops are Vermont soapstone. The apron-style sink is also made of soapstone and is integrated with the countertop. Blair opted for the trending unlacquered brass hardware from Rejuvenation’s “Massey” collection which beautifully accents the blue cabinetry and is then repeated on both the “Chagny” Lacanche range and the bridge-style Waterworks faucet. The space was designed in such a way as to use the island to separate the primary cooking space from the living and dining areas. The island could be used for enjoying a less formal meal or as a plating area to pass food into the dining area.

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home. The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living. The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home. The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play. The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms. Energy Efficient features include: • The majority of the lower level sunk into the site below grade • 6” thick walls utilizing advanced framing techniques • Foil covered roof sheathing • Extensive use of blown in cellulous • All windows & doors are double paned low E argon filed glass • Tank-less water heaters • Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV. Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency. These items include: • 2x6 walls with staggered studs • Extensive use if rock wool acoustic batting • Tempered glass in all exterior doors and windows • ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls. The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

Our latest project in Harlem involves the transformation of the lower two floors of a four-story brownstone into a vibrant and playful duplex apartment. The design balances functionality with whimsy, creating a bright, welcoming home full of character and personality. The main floor is designed as an open-concept living and kitchen area that maximizes both light and space. The living room is anchored by a striking custom-built floor-to-ceiling unit, which serves as a multifunctional centerpiece, combining a TV entertainment center, a bar, and display shelving. This elegant feature also subtly divides the living area from the staircase leading to the lower level. The kitchen, a focal point of the home, features floor-to-ceiling cabinetry that makes full use of the high ceilings, blending grey tones with walnut finishes. A playful multicolored triangular-tiled backsplash adds an element of fun, while large glass sliding doors lead to a newly constructed deck overlooking the backyard. Above the kitchen sink, a generously sized window allows natural light to flood in, transforming what was once a dimly lit space into a bright and inviting area. At the front of the main floor, a small music studio offers flexibility and creativity. This space can be enclosed with floor-to-ceiling aluminum and glass sliding partitions, maintaining the open flow of the layout while offering privacy when needed. A bold powder room further enhances the personality of the space. It features a custom black wall-mounted concrete sink with an angular design that wraps around the toilet. The sink is set against a fullheight mirrored wall, which reflects the dynamic black-and-white graffiti wallpaper, making the compact space both striking and memorable. The lower level is dedicated to the private quarters, designed with comfort and luxury in mind. The primary bedroom suite is a true sanctuary, boasting a spacious ensuite bath with a luxurious open wet-room concept. At its heart is a freestanding white soaking tub, complemented by dark blue hexagonal tiles that cover the floor and extend up the wall behind the double vanities, creating a dramatic and cohesive effect. The toilet is tucked away in a separate room painted in a matching deep blue, adding to the suite’s serene and cohesive ambiance. This level also includes a second bedroom and a guest bath, each reflecting the playful design theme of the home. The guest bathroom is particularly delightful, with sunny white and yellow hexagonal tiles on the walls and a matching yellow tile floor, creating a cheerful and uplifting space. This Maine residence reimagines the traditional coastal cottage, expanding its vernacular across more than 8,000 square feet of thoughtfully designed living space. Every room captures dramatic views of the rugged coastline, complemented by carefully curated fabrics and textures that echo the natural landscape. The grand foyer flows seamlessly into a formal living room and an intimate reading nook. At the heart of the home, a chef's kitchen opens to a custom walk-in pantry and a striking walnut bar. The first floor is completed by an elegant dining room and a four-seasons family room that blurs the boundary between interior and exterior. The primary suite features a custom fireplace crafted from locally sourced stone, while the primary bathroom frames unobstructed ocean vistas. The second floor also includes two guest bedrooms, a luxurious laundry room, and dedicated spaces for both homeowners—an art studio and a sophisticated lounge. The lower level reveals an unexpected delight: a two-lane bowling alley enhanced by custom-designed wallpaper, adding a playful counterpoint to the home's refined coastal elegance.

This project was designed, and developed by Rhodes Architecture + Light while Josh Meharry was a team member. After seeing this roof design the clients dubbed their new house “Garuda” after the Hindu Demi-God with wings so large they darkened the sky, and the name stuck. These clients were a couple who were wanting a house for them and their dogs that could also house each of their parents who came often to visit them from India for prolonged stays. They wanted to have plenty of common space for everyone to spend time together as well as a sense of privacy between each of the three bedroom suites. The resulting design consists of two lower “plinths”, each one housing one of the parent’s ensuite bedrooms which open onto private exterior patios in the rear yard. The upper level that bridges over and cantilevers beyond the lower plinths contains the communal living spaces and the couple’s bedroom suite, while the tops of the lower plinths then become roof decks for the spaces above. The void between the lower plinths serves as the primary entrance, and this space opens into a double height space with skylights that draw you up and make you feel connected to the upper living spaces despite the level change. Other unique spaces and elements were integrated into the design at the client’s request such as a Puja (prayer) room that opened into a screened exterior landscape area with a small fountain, as well as a rock climbing wall in the interior entrance atrium. The garage was tucked below and accessed from the side to keep the doors largely out of view, and a large movie room was also integrated on the lowest level. The clients requested natural and warm materials, which lead to exposing the concrete floors throughout the interior and the use of corten rusting steel panels on the exterior of the lower plinths and wood soffits at the roof and underside of the upper floor.
