This 5687 sf home was a major renovation including significant modifications to exterior and interior structural components, walls and foundations. Included were the addition of several multi slide exterior doors, windows, new patio cover structure with master deck, climate controlled wine room, master bath steam shower, 4 new gas fireplace appliances and the center piece- a cantilever structural steel staircase with custom wood handrail and treads. A complete demo down to drywall of all areas was performed excluding only the secondary baths, game room and laundry room where only the existing cabinets were kept and refinished. Some of the interior structural and partition walls were removed. All flooring, counter tops, shower walls, shower pans and tubs were removed and replaced. New cabinets in kitchen and main bar by Mid Continent. All other cabinetry was custom fabricated and some existing cabinets refinished. Counter tops consist of Quartz, granite and marble. Flooring is porcelain tile and marble throughout. Wall surfaces are porcelain tile, natural stacked stone and custom wood throughout. All drywall surfaces are floated to smooth wall finish. Many electrical upgrades including LED recessed can lighting, LED strip lighting under cabinets and ceiling tray lighting throughout. The front and rear yard was completely re landscaped including 2 gas fire features in the rear and a built in BBQ. The pool tile and plaster was refinished including all new concrete decking.

Ms. Homeowner’s townhome Primary Bathroom was a cookie-cutter, builder-grade space that she wanted upgraded and updated. The shower tile was discolored and mildewed; the traditional vanity tile floor and tub deck were also outdated. Our client wanted an accessible bathroom she could age in place in featuring an updated, modern yet timeless and elegant design, with better storage all within a conservative budget. The main challenge in this project was to transform the space and raise the design quotient within the requested budget. We kept the basic footprint, preserved the existing maple doors and trim, saved and re-used the bathtub, purchased a sleek pre-fabricated, vanity which included the countertop and sinks. We reserved some of the budget for high impact items, upgrading fixtures and finishes in every area. We made the shower safer and more visually open by installing a curbless, barrier-free floor, and a frameless glass shower door and panels. We extended the tub deck into the shower area which is a functioning bench and product shelf. We replaced all of the tile, faucets, hardware and accessories with sleek chrome components. A client-requested, high quality commode with a remote controlled Toto washlet seat was installed. The eye-catching color scheme, based on the new vanity and countertop is a balance of rich, dark neutrals paired with crisp whites, bright chrome fixtures, and turquoise wall paint which beautifully coordinates with the existing natural maple doors and trim.

The homeowners wanted a sleek, contemporary kitchen that didn't feel cold, and still worked with the style of their classic, red brick colonial home. The design team, consisting of Bilotta senior designer, RitaLuisa Garcés and Billy Ceglia of Billy Ceglia Designs, opted for the warmth of traditional walnut cabinetry done in an exaggerated shaker style with ultra-thin stiles and rails and light textured laminate cabinets with distinct horizontal graining. The cabinetry they selected is Bilotta’s contemporary Artcraft line – European style cabinets manufactured in Canada. This combination of colors and textures helped solve another design issue: a long narrow space that opened directly into the family room. Cabinet colors and finishes helped to create the illusion of width in the space by situating the light cabinetry in an “L” across the rear wall and window wall of the space and “bookending” it with the full height walnut units that read more as paneling than cabinetry when viewed from the adjoining family room. The large simple island outfitted with Donghia counter stools, allows for an uninterrupted work space, storage of tabletop items, and also houses a “snack zone” for the client’s children with cabinetry and roll-outs for snacks, a microwave, and a beverage center all within easy reach, but outside of the main work area. The custom stainless steel exhaust hood and handcrafted tile backsplash also add subtle visual interest to the space, reinforcing the idea that the back walls of the kitchen recede into the background creating the illusion of more space. The centerpiece of the breakfast room is the multi light, hand blown chandelier from Niche Modern hanging above a blue lacquered breakfast table with stainless steel detailing and vintage Saarinen dining chairs. The microwave is a microwave drawer by Wolf and is 24". The double oven and the warming drawer are lined up vertically and all 30" by Wolf. The wine refrigerator is an under counter 24" by Subzero. The main sink is Oliveri 33" x 21" single bowl apron sink. There is an instant hot and an instant cold faucet, both by WaterINC. The island sink is by Franke and in the Peak Series. The island sink faucet is by KWC and is a single pull down faucet. The pendant lights over the island are by Niche and are the Modern Stamen Pendants in Smoke. The backsplash is 12" x 12" Koshi tile, with a blend between light grey and white. The wall and ceiling paint colors are by Benjamin Moore and are Chantilly Lace. The trim paint color is Swiss Coffee by Kelly Moore. All of the cabinet hardware is by Atlas Homewares. The flooring throughout the great room is by Boen and is a Oak Traditional in Chaletino.

This comprehensive renovation project encompassed both architectural and construction components. On the architectural front, it involved a legal combination of the two units and layout adjustments to enhance the overall functionality, create an open floor plan and improve the flow of the residence. The construction aspect of the remodel included all areas of the home: the kitchen and dining room, the living room, three bedrooms, the master bathroom, a powder room, and an office/den. Throughout the renovation process, the primary objective remained to modernize the apartment while ensuring it aligned with the family’s lifestyle and needs. The design is primarily Craftsman-style with a few modern touches, some retro components, and a lot of fun. The main level consists of an oversize single-car garage/man-cave, a spacious foyer, a fun half-bath with a hammered-copper fish vessel lavatory bowl, a large kitchen with custom cabinets offering lots of storage, and a functional island with seating which flows into the dining and living areas. The second level houses 2 bedrooms, a flex room, and a spacious Master Suite with private balcony, walk-in closet, office, and Master Bath with custom-tiled walk-in steam shower. Re-purposed barn doors and tracks from a family farm were used to compliment the painted craftsman-style interior trim. Red cementitious lap siding adorns much of her exterior, accented with tan cementitious shakes and thin-veneer real stone and brick. Black windows, soffits, fascia and gutters complete the retro look. Awning window units were utilized to maximize some views and offer privacy in other areas. The main house is a waterfront property at the bottom of a steep cliff. All machine and materials are delivered by barge. Concrete is pumped from the top of the cliff down to the bottom with a 400ft line into a boom pump which was delivered by barge. Due to the challenging access to the site, most of the structural backfill is actually Styrofoam (EPS) backfill. The garage is built from the top of the cliff, with a 27ft tall foundation wall. We needed to excavate to solid bedrock in order to adequately anchor the foundation into the hillside. This tall foundation wall are 10″ thick with a double grid of rebar to retain approximately 350 cu yards of fill. Styrofoam backfill was also used. Sunday, September 27, 11:00am to 12:30pm | Chicago Historic Wicker Park Mansion by Brian Culliton and Tony Quinn of Culliton Quinn Landscape Architecture Sitting on four city lots in historic Wicker Park, the renovation of this 1879 Victorian home created two front entries with corresponding gardens and a private sitting space, all while integrating traditional Victorian garden elements into the overall design. Salvaged materials gave the new garden an antique character. An aging Joliet stone kneewall surrounded the old property with an original fence by Stewart Iron Works. The fence was meticulously restored and missing components were carefully replicated and replaced. The existing wall could not be reset, therefore, a new kneewall was fabricated to match the original stone profile. Large slabs from the existing wall were reused for the entry steps and kitchen garden copings. Pieces of the kneewall foundation were also recycled as flatwork in the hardscape, mixed with newer Wisconsin flagstone. A traditional boxwood parterre highlights the main entry and two Sargent Crabapples frame the pathway into a large formal lawn. A sunken gravel garden is situated at the far end of the lawn with vegetable beds and ample seating for entertaining. Innovative waste bins ELLETIPI, equipped with a patented mechanism for the automatic opening of the lids when opening the cabinet door. The lid opens and the bin is extracted when you open the cabinet door; the lid also closes automatically when the bin returns in the cabinet when you close the door, guaranteeing odor protection. This object is made of polymers, and the fitting and attachment components are filled and reinforced. This system was designed to be installed on the side of the cabinet and connected to the door (not compulsory). Its main objective is to be used internally in kitchen base cabinets, under the sink. Its installation is practical and rapid, thanks to the instructions that can be used as a drilling guide and the supplied 12 self-tapping screws.
