The porch is nestled into the overall design by keeping the roofline consistent with the rest of the main level. This gives the porch a different feel than the normal porch. There is a stream that runs around the porch giving that added sound component. The fireplace is seen from the backside.

Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place. This comprehensive renovation project encompassed both architectural and construction components. On the architectural front, it involved a legal combination of the two units and layout adjustments to enhance the overall functionality, create an open floor plan and improve the flow of the residence. The construction aspect of the remodel included all areas of the home: the kitchen and dining room, the living room, three bedrooms, the master bathroom, a powder room, and an office/den. Throughout the renovation process, the primary objective remained to modernize the apartment while ensuring it aligned with the family’s lifestyle and needs. The design challenge was to deliver the modern aesthetics and functionality while preserving some of the existing design features. The designers worked on several layouts and design visualizations so they had options. Finally, the choice was made and the family felt confident in their decision. From the moment the permits were approved, our construction team set out to transform every corner of this space. During the building phase, we meticulously refinished floors, walls, and ceilings, replaced doors, and updated electrical and plumbing systems. The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen. The three bedrooms were elevated with refinished built-in wardrobes and custom closet solutions, adding both usability and elegance. The fully reconfigured master suite bathroom, included a linen closet, elegant Beckett double vanity, MSI Crystal Bianco wall and floor tile, and high-end Delta and Kohler fixtures. In addition to the comprehensive renovation of the living spaces, we've also transformed the office/entertainment room with the same great attention to detail. Complete with a sleek wet bar featuring a wine fridge, Empira White countertop and backsplash, and a convenient adjacent laundry area with a renovated powder room. A 1940’s West End commercial offiice space converted to a modern residential home for a family of four and a dog. The completed space has over 2800 square feet and includes two bedrooms on the lower floor and a master with ensuite on the second, a 600 square foot rooftop deck and a bright and airy main floor with kitchen and great room. Special focus on spaces for art to hang in a gallery like setting, custom built-in storage where you might least expect it and the installation of an aluminum curtain wall window system. Of special note, reclaimed fir joists from the demolition were turned into stunning 11” solid fir flooring, adding character throughout.

The stairs in this iconic golf property have become the main focal point for many of their indoor venues; classically contoured white balusters maintain a bright look in this great interior space, and complement beautifully the detailed railings and magnificent woodwork throughout the clubhouse. The Legendary Rockstar Pool Build — A Backyard Concert Venue and Custom Swimming Pool The Rockstar Pool is one of the most ambitious, imaginative, and large-scale residential pool builds ever completed by Legendary Escapes. Designed and built by Al Curtis, this project was created for a homeowner whose entire life revolves around performance, music, and living boldly. This is far more than a swimming pool. It is a backyard concert venue, a sculpted grotto, a hot tub, a swim-up bar, a VIP lounge, a performance platform, and a fully engineered artistic environment built as a single cohesive experience. A Client With a True Rockstar Life The homeowner’s request was simple in spirit but extraordinary in scale: create a pool environment that matched a life centered on creativity and performance. His background includes jousting at the Michigan Renaissance Festival, on-stage theatrical work, a home rebuilt around music and entertainment, and longstanding connections within the rock world. With a 16-acre horse farm and a passion for bold design, he needed a pool that reflected his personality. His project requirements included a grotto, waterfall, hot tub, swim-up bar, performance area, and multiple lounging zones. Every feature had to feel original, dramatic, and purposeful. The Design Vision Designer and builder Al Curtis immediately recognized that this build needed to be expansive, theatrical, and seamlessly integrated into the landscape. The pool needed to make a statement without obstructing panoramic views of the surrounding farm and open sky. The spark for the design came from an unexpected source: steel grates salvaged from an old carnival tilt-a-whirl ride. This inspired the concept of a floating performance stage built over the pool. What began as a small idea quickly grew into a large-scale platform complete with a concrete stage, integrated lighting, waterfalls, backstage areas, and custom metalwork. As the stage expanded, so did the pool, the patio, and the entire environment—ultimately transforming the backyard into a private amphitheater. Action Kitchen: One of the challenges of the project was to not only have a highly functional space, which meant having the components of a commercial kitchen, all while making it look attractive. Keeping the second floor Action Kitchen space bright and full of light was a main consideration, which is why the palette of light green was chosen for the walls. Housefitters played large role in selecting the cabinetry, tiles and appliances. Ensuring that the noise levels were not distracting to the other parts of the building, an intricate acoustical ceiling panel was designed. Not noticeable to the untrained eye, these panels are covered with a metallic acoustical fabric, which balances the workspace sound. Nantucket Looms supplied the table by Design Workshop - a custom-designed center island with an oak top and steel legs. The legs are on on casters, which allowed flexibility for the space. The AKDO tile from Housefitters was chosen for the stainless steel element and the warm neutral sand tones that remind us of the beautiful beaches of Nantucket, with a hint of stainless to reflect the contemporary feel.

Our innovative approach features a totally independent component design allowing ultimate style exploration and easy panel replacement in the case of damage.

This California residence went from dark and dull to modern and bright with the help of Woodcliff Builders designer Jessica Peters. Remodeled with the thought of entertaining guests in mind, form and functionality played equal roles in the design process. Light cream tones wash over the home, punctuated by the bold statement that Banker Wire’s S-12 makes in it’s Antique Brass plated finish. This woven wire mesh pattern catches the eye throughout the kitchen, living room, and bar as various cabinet door infills. The unique texture of S-12 brings balance to the stark contrasting color scheme throughout the kitchen. While the open-concept room boasts predominantly pale features, the highlights of the Antique Brass finish draw out the deeper rich tones in the white marble backsplash and counter tops. The shadows created by the weave of the wire mesh help tie in the dark accents in the kitchen, including the black light fixtures and the oil-rubbed bronze cabinet and drawer hardware. Across from the kitchen, the eye is drawn to the main focal point of the living room, the built-in bookshelves. Banker Wire’s S-12 clads the four central cabinet doors, creating a unique hideaway for television components and other electronics. The Antique Brass finish brings warmth into the otherwise neutral structure, complimented by the displayed curios and the cozy furniture surrounding it. Both the wire mesh and the oil-rubbed bronze hardware are carried over from the kitchen, making for a cohesive home design. In the home’s custom bar, S-12 adorns the front of the ceiling-high white cabinets. For this area, the former cabinet and drawer pulls have been replaced with brass and ivory colored hardware, underscoring the brass of the cabinet’s panel. Emphasized by the dark stone counter-top, the lowlights of the pattern accentuate the texture of the mesh, while the Antique Brass face coordinates with the wood of the lower cabinets, bringing a consistent appearance to the space. “I just love that extra level of detail that this wire mesh provides for cabinets,” states Peters. “It really takes the design to the next level.” The low open area of woven wire mesh pattern S-12 lends itself well to surfacing, cladding, and other applications where partial coverage is key. At 21.6%, only subtle glimpses will be perceptible through the mesh. Embossed and highly faceted, the highs and lows of this distinctive weave are more defined in plated and powder coat finishes, making Antique Brass plating the perfect choice for this residential cabinetry project.

The homeowners wanted a sleek, contemporary kitchen that didn't feel cold, and still worked with the style of their classic, red brick colonial home. The design team, consisting of Bilotta senior designer, RitaLuisa Garcés and Billy Ceglia of Billy Ceglia Designs, opted for the warmth of traditional walnut cabinetry done in an exaggerated shaker style with ultra-thin stiles and rails and light textured laminate cabinets with distinct horizontal graining. The cabinetry they selected is Bilotta’s contemporary Artcraft line – European style cabinets manufactured in Canada. This combination of colors and textures helped solve another design issue: a long narrow space that opened directly into the family room. Cabinet colors and finishes helped to create the illusion of width in the space by situating the light cabinetry in an “L” across the rear wall and window wall of the space and “bookending” it with the full height walnut units that read more as paneling than cabinetry when viewed from the adjoining family room. The large simple island outfitted with Donghia counter stools, allows for an uninterrupted work space, storage of tabletop items, and also houses a “snack zone” for the client’s children with cabinetry and roll-outs for snacks, a microwave, and a beverage center all within easy reach, but outside of the main work area. The custom stainless steel exhaust hood and handcrafted tile backsplash also add subtle visual interest to the space, reinforcing the idea that the back walls of the kitchen recede into the background creating the illusion of more space. The centerpiece of the breakfast room is the multi light, hand blown chandelier from Niche Modern hanging above a blue lacquered breakfast table with stainless steel detailing and vintage Saarinen dining chairs. The design team, consisting of Bilotta senior designer, RitaLuisa Garcés and Billy Ceglia of Billy Ceglia Designs, opted for the warmth of traditional walnut cabinetry done in an exaggerated shaker style with ultra-thin stiles and rails and light textured laminate cabinets with distinct horizontal graining. The cabinetry they selected is Bilotta’s contemporary Artcraft line – European style cabinets manufactured in Canada. This combination of colors and textures helped solve another design issue: a long narrow space that opened directly into the family room. Cabinet colors and finishes helped to create the illusion of width in the space by situating the light cabinetry in an “L” across the rear wall and window wall of the space and “bookending” it with the full height walnut units that read more as paneling than cabinetry when viewed from the adjoining family room. The large simple island outfitted with Donghia counter stools, allows for an uninterrupted work space, storage of tabletop items, and also houses a “snack zone” for the client’s children with cabinetry and roll-outs for snacks, a microwave, and a beverage center all within easy reach, but outside of the main work area. The custom stainless steel exhaust hood and handcrafted tile backsplash also add subtle visual interest to the space, reinforcing the idea that the back walls of the kitchen recede into the background creating the illusion of more space. The centerpiece of the breakfast room is the multi light, hand blown chandelier from Niche Modern hanging above a blue lacquered breakfast table with stainless steel detailing and vintage Saarinen dining chairs. Ms. Homeowner’s townhome Primary Bathroom was a cookie-cutter, builder-grade space that she wanted upgraded and updated. The shower tile was discolored and mildewed; the traditional vanity tile floor and tub deck were also outdated. Our client wanted an accessible bathroom she could age in place in featuring an updated, modern yet timeless and elegant design, with better storage all within a conservative budget. The main challenge in this project was to transform the space and raise the design quotient within the requested budget. We kept the basic footprint, preserved the existing maple doors and trim, saved and re-used the bathtub, purchased a sleek pre-fabricated, vanity which included the countertop and sinks. We reserved some of the budget for high impact items, upgrading fixtures and finishes in every area. We made the shower safer and more visually open by installing a curbless, barrier-free floor, and a frameless glass shower door and panels. We extended the tub deck into the shower area which is a functioning bench and product shelf. We replaced all of the tile, faucets, hardware and accessories with sleek chrome components. A client-requested, high quality commode with a remote controlled Toto washlet seat was installed. The eye-catching color scheme, based on the new vanity and countertop is a balance of rich, dark neutrals paired with crisp whites, bright chrome fixtures, and turquoise wall paint which beautifully coordinates with the existing natural maple doors and trim.

Double showers are the main feature in this expansive master bathroom. The original shower included double showers but was closed off with 2 waist height walls of tile. Taking down the walls, squaring up the design and installing a full-length glass enclosure, creates more space visually and opens up the shower to more light. Delta fixtures in Venetian Bronze finish are installed throughout. A spacious bench was installed for added comfort and double hand showers make showering a luxurious experience. 6"x6" porcelain Barcelona Collection tiles add a design element inside the upper portion of the shower walls and in the wall niche. Liking the look of wood but not caring for the maintenance that real wood requires, these homeowner's opted to have 8"x48" Scrapwood Wind porcelain tiles installed instead. New Waypoint vanities in Cherry Slate finish and Sienna Bordeaux Granit tops provide a rich component in the room and are accessorized with Jeffrey Alexander Regency pulls that have a delicate antique brushed satin brass design. An added key feature in this master bathroom is a newly installed door that conveniently leads out to their beautiful back yard pool just a few steps away.

Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place. This comprehensive renovation project encompassed both architectural and construction components. On the architectural front, it involved a legal combination of the two units and layout adjustments to enhance the overall functionality, create an open floor plan and improve the flow of the residence. During the building phase, we meticulously refinished floors, walls, and ceilings, replaced doors, and updated electrical and plumbing systems. The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen. The three bedrooms were elevated with refinished built-in wardrobes and custom closet solutions, adding both usability and elegance. The fully reconfigured master suite bathroom, included a linen closet, elegant Beckett double vanity, MSI Crystal Bianco wall and floor tile, and high-end Delta and Kohler fixtures. In addition to the comprehensive renovation of the living spaces, we've also transformed the office/entertainment room with the same great attention to detail. Complete with a sleek wet bar featuring a wine fridge, Empira White countertop and backsplash, and a convenient adjacent laundry area with a renovated powder room. In a matter of several months, Modern Citi Group has redefined luxury living through this meticulous remodel, ensuring every inch of the space reflects unparalleled sophistication, modern functionality, and the unique taste of its owners.
