THE SETUP Sam’s client had lived in her downtown townhome home for less than a year when she decided to remodel the spacious second level. This open area consisted of three sections: a TV and fireplace zone, a sparsely furnished dining area, and a dominant central kitchen. The kitchen featured a long back wall with three segmented sections and a massive island housing the cooktop. She found the kitchen’s functionality lacking and its presence overwhelming – it dominated the entire floor, regardless of where you stood. Design objectives: - Reconfigure key kitchen elements (sink, cooktop, oven) while minimizing the kitchen’s visual impact - Optimize the kitchen’s back wall, eliminating existing dead space - Create a purposeful, well-defined dining area - Establish a distinct, comfortable living area - Reuse existing appliances and flooring - Maintain an overall modern design aesthetic THE REMODEL Design challenges to be solved: - Redesign the island to reduce its overwhelming presence - Create a comfortable, dedicated living room within the available space - Establish a distinct, inviting dining area within spatial constraints - Enhance kitchen functionality and style without dominating the entire floor THE RENEWED SPACE Design solutions: - Sam created raised end caps for the island. This separated the kitchen from adjacent living and dining areas while focusing the kitchen’s functionality. The new sink location offers ample workspace, allowing the cook to interact with guests seated at the island. The redesigned island also provides additional storage. - For the living area, Sam opted for a functional-yet-minimalist approach. Large-format tile creates a natural stone look for the fireplace and TV wall. The recessed TV and extended fireplace shelf maintain a sleek profile. - Artistic wallpaper adds depth and texture, while the intentional lack of extensive shelving keeps the space open and distinct. - Sam transformed the dining area’s blank wall into a feature, adding a unique dry bar with counter space, open shelves, cabinet storage and a beverage fridge. - - - Wallpaper behind and above the bar contributes to the area’s personality. A mirror adds depth while pendant lights add style and visual interest. Relocating the cooktop to the back wall facilitates hidden ventilation, reducing visual clutter. Sam balanced transitional and modern elements for a contemporary yet comfortable feel. The digital control panel on the convection cooktop maintains a sleek look, while the wall oven is now at an easy-to-use height. ----- Mirrored base cabinet fronts and a paneled fridge prevent cabinetry monotony. The redesign has delighted Sam’s client, achieving her main goal of creating a more inviting and visually appealing space. Each section now has its own visual personality and functionality while harmonizing within a monochromatic palette. The entire floor offers wow-factor pop upon first glance, with each area maintaining its distinct character while contributing to a cohesive, modern aesthetic.

Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul. With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. Once an overlooked space, the clients and their children are now eager to spend time outdoors together. This clean contemporary backyard renovation transformed what the client called "an overgrown jungle" into a space that allows for functional outdoor living and serene luxury. THE SETUP Client Background: Our clients, a couple who have transitioned into the empty nest phase, have cherished their home for over three decades without undergoing any significant renovations. With a newfound desire to adapt their living space to better suit their current lifestyle, they’ve embarked on a journey to reimagine their kitchen — the heart of their home. Their aspiration is to cultivate a serene, neutral-toned sanctuary on the first floor that seamlessly merges with their family room, ensuring a harmonious and inviting environment. Design Inspiration: The renovation is inspired by the couple’s penchant for soft, calming neutrals, using their cherished family room and the kitchen’s existing tile flooring as the cornerstone for the color scheme. This approach aims to foster a sense of warmth and tranquility throughout. Design Objectives: Harmonize the kitchen with the family room by adopting a soothing, neutral color scheme, ensuring a seamless flow across the first floor. Enhance kitchen functionality with thoughtfully designed cabinetry, providing a designated place for every item and maximizing storage efficiency. Cultivate an inviting and comfortable atmosphere that reflects the homeowners’ desire for a calm and relaxing space. Design Challenges: The homeowners wish to retain the existing kitchen tile flooring and integrate it into a refreshed, modern design. Accommodating a dining area spacious enough for family visits without compromising the kitchen’s open feel or functional layout. Despite liking the current placement of plumbing and appliances, the homeowners aspire for a more open floor plan to facilitate better movement and interaction. The need to amplify natural light in the kitchen, especially around the sink area, where existing lighting is insufficient. Preserving the half-wall between the kitchen and family room, a feature the homeowners want to keep, while ensuring it complements the new design. THE RENEWED SPACE Design Solutions: By choosing a neutral color palette that complements the existing tile, the design unifies the kitchen with the adjacent spaces. The tile’s grout was cleaned and restored, enhancing the floor’s appearance and integrating it seamlessly with the new kitchen aesthetic. The inclusion of a larger island with seating for two, alongside maintaining a substantial dining table, was achieved by optimizing the spatial layout. This allowed for a sociable yet functional kitchen, accommodating large family gatherings without feeling crowded. Minor adjustments to the kitchen’s layout maintained the preferred locations for plumbing and appliances while introducing an ‘open’ design concept. Strategic modifications, such as angling the pantry wall, improved the flow and accessibility within the space. Replacing the garden window with a broader, standard window significantly increased natural light, transforming the sink area into a bright, welcoming space with enhanced views of the outdoors. The decision to keep the half-wall was ingeniously leveraged to define the dining area while maintaining an open connection to the family room. This feature not only serves as a visual separator but also ties the two spaces together through the shared color scheme and design elements. The homeowners are thrilled with their newly remodeled kitchen, which has become a hub of warmth and hospitality. Hosting a wedding shower and a birthday party, they have shared their renewed space with friends and family, who have been equally enamored. This remodel has not only met their functional and aesthetic desires but has also enriched their home with a fresh sense of serenity and joy. The upstairs part of the home is shaping up nicely. Charming Old World meets new, open space planning concepts. This Ranch Style home turned English Cottage maintains very traditional detailing and materials on the exterior, but is hiding a more transitional floor plan inside. The 49 foot long Great Room brings together the Kitchen, Family Room, Dining Room, and Living Room into a singular experience on the interior. By turning the Kitchen around the corner, the remaining elements of the Great Room maintain a feeling of formality for the guest and homeowner's experience of the home. We were contacted by a home owner in Playa Vista who had just purchased a home with a relatively small yard. They wanted to explore our services of how we could maximize space and turn their back yard into an area that was warm, welcoming, and had multiple uses / purposes. We integrated a modern cedar deck with a built in hot tub, created a nice perimeter planter with hedges that will continue to grow to add privacy, installed awesome concrete pavers and of course... you cant forget the ambient outdoor string lights. This project turned out stunning and we would love to assist you on any project you might be looking to embark on in the near future.
