Full home renovation of a Burnaby single-family home completed over nine months. The project involved a complete structural rework of the main floor to create an open-concept layout, including steel beam installation to remove load-bearing walls, a full kitchen renovation, 4.5 bathroom renovations, new HVAC throughout, and structural repairs across the home. The scale and complexity of this project required careful sequencing — structural work, mechanical systems, and finish trades coordinated across an occupied neighbourhood site over a nine-month build. In this Manhattan pied-à-terre renovation, Gallery tackled the entire apartment. A true full renovation, we updated the kitchen, master bathroom, and powder room, installed new flooring throughout the entire space, and built the entertainment center in the living room. DESIGN DETAILS The clients wanted their pied-à-terre to have some modern touches, but not too sleek or contemporary. Since it combines a number of styles and elements, transitional turned out to be their ideal aesthetic. Whites, grays, and earthy tones carried this color theme throughout the apartment. One of the clients is an artist and wanted wall space to display their original work, visible in the dining area and powder room in the photos below. The entertainment center is another highlight, with its white mosaic brick tile accent wall and glass open shelves to display family photos on both sides. Instead of tiles, the new powder room walls received a textured concrete application, resulting in an almost industrial vibe. In the master bathroom renovation, glass mosaic tile accent walls bring a touch of personality to both the shower and a storage nook opposite the vanity. UNIQUELY-SHAPED ROOMS We specialize in adapting to every potential challenge, including uniquely-shaped rooms like the nearly-triangular kitchen in this Manhattan pied-à-terre renovation. It’s important to design an uncommonly-shaped space as practically as possible, including specs seemingly as small as sink positioning. Every little detail counts tenfold in a room that’s not rectangular! These clients were in the second stage of renovating their stylish Tudor when we were approached to help formulate a final design plan for entertainment, technology integration and lighting design and control systems. Although the plan was to implement the final completion of these systems in stages, we needed to prepare the appropriate wiring to accomplish the end goals. We provided a lighting design plan for the areas under construction and some simple control solutions from Lutron and Universal Remote Control. Once the Family room was completed we brought in the BDI Novia A/V Cabinet in Coco stained Cherry. This excellent piece of A/V furniture was just large enough to house the entertainment system along with the homes WiFi router. The A/V system was built around a Denon AVR 3809Ci. Source components consisted of Comcast Cable HD DVR, Samsung Blu-Ray DVD player and an Apple TV. The Apple TV was the primarily used for playing the clients music and sharing their family pictures on the 50” Samsung LED TV. The Samsung Blu-Ray DVD player was designed with an internet application for Pandora Radio which is a great way to experience a wide variety of music by creating sets of personable radio stations. Listing to the entertainment system is a real joy with the Totem Tribe in-wall speakers. These sealed cabinet in-wall speakers are some of the best in the world for a very reasonable price. The Velodyne MiniVee 10 was used as the subwoofer. Panamax surge protection was incorporated for everything including the TV. The Universal Remote Control MX-980 was programmed to operate the primary entertainment system along with multiple audio zones for Kitchen, Dining, Patio, Master Bed & Bathroom through the Aton DLA6 zoned speaker selector and volume controller. Additional MX900 was used to support the master suite control within that area. A Lutron Graphic eye was used in the Dining room to manage all of the lighting scenes while the Family room was controlled via the MX-980 remote and RF replacement wall dimmers. This was a great balance of budget and appropriate user interface options. Client

This detailed Victorian tiled hallway at a property in Camden was overdue some much-needed repair and maintenance. The owners of the property appreciated that original period features like this add a lot of value to a property and asked me to visit the property to quote for renovating it. The property was in a terrace of similar properties most of which appeared to have retained their Victorian character. I inspected the floor and found there were a couple of loose, cracked, worn and broken tiles that needed to be replaced. In addition, the floor tiles needed a deep clean and then seal to bring back the wow factor. I was confident we could renovate the floor but at that point unsure if we would be able to find exact match replacements for the damaged tiles. Fortunately, Victorian tiles are still in demand and I knew of several companies I could check with so I was confident they could be found. We discussed how long the work would take and assuming I could source the replacements agreed a price for the full restoration of the floor. After doing some research I managed to find suitable replacements with a company called Original Style and the work was scheduled for the following month. Firstly, we prepared all areas with protective tapes to threshold edges and skirting. This was followed by spaying the tiles with a strong dilution of Tile Doctor Remove & Go which is product designed to remove old sealers and coatings. After about ten minutes the tiles were scrubbed with black scrubbing pads and scrubbing brushes. Fresh water was used to rinse the floor and the slurry was extracted using a wet vacuum. The floor was inspected and then a second clean carried out, this time using Tile Doctor Pro-Clean which is a Tile and Grout cleaning agent. The same process of application was used and after rinsing and extracting the dirt the tiles were given a steam clean. This ensured all the dirt was lifted out of the pores of the tile and the floor was now as clean as it possible could be. The next step was the remove the loose and cracked tiles using the reclaimed tiles we had sourced earlier. Some cuts were necessary to get the replacements to match the originals but overall the plan worked. A quick drying adhesive was used to secure the tiles so we could apply the grout shortly after. The whole floor was then re-grouted and cleaned off to ensure a good match. The floor was left to dry off overnight, and you could already see it was now looking considerably improved. Returning the next morning we checked the floor was dry using a moisture meter, this is important as to apply a sealer to damp tiles will lead to a patchy experience. All was well so we were ready to apply the sealer. To start a single base coat of Tile Doctor Colour Grow sealer was applied to the floor and left to dry. This sealer is an impregnator that protects from within by occupying the pores in the clay tile improving colour in the process. This sealer does leave a matt finish however and the client wanted a subtle shine so one dry it was followed by four coats of Tile Doctor Seal & Go. The combination of the two sealers works really well to add long lasting protection to the tiles and provide the desired finish to the floor. The floor was much improved, and the client was delighted. The detailed pattern and colours were now much more prominent, and the hallway looked much more inviting for both the owner and their guests. For the aftercare of Victorian tiles, I recommended the use of Tile Doctor Neutral Cleaner which is pH neutral and won’t prematurely erode the life of the sealer. As part of Valor Roofing’s Raise the Roof program, US Army Veteran, SGT George Welch received a free roof on his home in Edgewater, MD. SGT Welch is 73 years old and was an Army Military Policeman (31B), as well as a Gunner on a Helicopter Gunship. His platoon was involved in the Battle of Saigon in which they were trapped in an alleyway. Unfortunately, a few of his platoon members did not survive. “When we consider a Veteran for the Raise the Roof Program, it is important to not only establish a need, but to ensure we recognize the Veteran for their dedication to our country,” said Al Kincaid, Founder of Raise the Roof.“ SGT Welch exemplifies the bravery and heroism we have come to expect from our servicemen and women. Furthermore, SGT Welch deserves a roof that is sturdy and safe. His current home desperately needs something that we can provide. It is our duty as grateful Americans to do our part.” Living in Edgewater, Maryland for the last 41 years has been a blessing for SGT Welch, but more importantly, for the community that surrounds him. SGT Welch is a cancer survivor, but that doesn’t limit his ability to walk his beloved dogs and get his daily exercise in. This is wonderful news for the neighboring K-9’s, as they all have grown accustom to sneaking a dog treat from his pockets — purposefully — full of delicious snacks. “SGT Welch was flabbergasted when we arrived. Most Veterans are very humble and do not believe they deserve recognition for their service,” said Will Fisher, Program and Brand Manager at Valor, “After we saw his reaction, we took a moment to show respect. The last thing we wanted was to overwhelm him even more.
