Updated Spec Home: The Bathrooms The last stop on the main level of this Updated Spec Home are the Bathrooms. Every surface of the Guest Bath and Master Bath was touched- even some renovations in the Master bedroom. All I can say is thank goodness these two love wallpaper – we selected classic patterns for each bath that will stand the test of time! Guest Bathroom The Guest Bath also doubles as my mom’s bath. The footprint remained the same but we updated everything. A new vanity was chosen to give her that furniture look while still providing some storage – although there is a linen closet located just outside the bath. We topped it off with a beautiful mirror with great detail and an equally great light fixture. Also, we mixed the finishes in the bath between nickel and champagne, i.e., gold/silver mix. Mixing metals is perfectly acceptable and quite frankly way more interesting the everything matching. Updated Spec Home Bathrooms - Robin's Nest Interiors Updated Spec Home Bathrooms - Robin's Nest Interiors We found this amazing wallpaper with its subtle colors and pattern and selected a large square tile to coordinate for the floor. Yes, you can do a large tile in a small bath because it actually makes the space feel larger. For finishing touches, we had this gorgeous shower curtain made. Above the new toilet, we added interesting abstract artwork framed in a large mat so it would not clash with the wallpaper. Master Bathroom Originally, the Master Bath had a large garden tub as the focal point and a tiny stand up shower in the corner. We removed the garden tub, moved the shower to this area as the focal point and turned the tiny shower into a much needed linen closet. At this point, I know you are thinking, what about resale with no tub? There is a tub in the Guest Bath so the house will still be appealing to young families or bath lovers alike. © 2016 RealTourCast | Tim Furlong Jr. Tile selections came first – my sister fell in love with this gorgeous dark greige glass tile. We used it in the upper half of the shower while keeping the lower half light with this plank tile in a striated pattern. We carried the plank tile onto the floor for a seamless look. Updated Spec Home Bathrooms - Robin's Nest Interiors We replaced the two vanities with stock cabinetry that looks custom in a rich wood stain. Also, we found a gorgeous granite remnant for the countertop and finished off the vanity area with oversized mirrors, sleek lighting, and striking hardware.Updated Spec Home Bathrooms - Robin's Nest Interiors The wallpaper is absolutely perfect for this space – it adds an interesting backdrop without overpowering the room. Her fantastic artwork was able to fit in the niche next to the new toilet. This is one gorgeous bath! The original design of this late Mid-century Modern house featured a horrifically ugly entry which the owners needed our help to fix. In addition, they wanted to add a master suite, create a home theatre, and remodel the family room. Although they originally considered adding a second floor, our final design resulted in an extension of the house which accentuated its existing linear quality. Our solution to the entry problem included cutting back part of the vaulted roof to allow more light in and adding a cantilevered canopy instead. A new entry bridge crosses a koi pond, and new clerestory windows, stone planters and cedar trim complete the makeover of the previously bland plywood-clad box. The new master suite features 12 foot ceilings, clerestory windows, 8 foot high French doors and a fireplace. The exterior of the addition employs the same pallet of materials as the new façade but with a carefully composed composition of form and proportion. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. Inspiration for a mid-sized modern master laminate floor bedroom remodel in San Francisco with white walls and no fireplace

Our mission was to gift Bellevue with classic, natural and timeless style while setting it up with impressive functionality so that it was ready to be an entertaining-friendly home they needed it to be. Mission accepted! Our clients’ vision was clear: They wanted the focal point of every space to be the view of Oakland while making it cozy and infusing the space with color. We carefully selected a neutral color palette and balanced it with pops of color, unique greenery and personal touches to bring our clients’ vision of a stylish modern and casual vibes to life.

We love when our clients trust us enough to do a second project for them. In the case of this couple looking for a NYC Pied-a-Terre – this was our 4th! After designing their homes in Bernardsville, NJ and San Diego, CA and a home for their daughter in Orange County, CA, we were called up for duty on the search for a NYC apartment which would accommodate this couple with room enough for their four children as well! What we cherish most about working with clients is the trust that develops over time. In this case, not only were we asked to come on board for design and project coordination, but we also helped with the actual apartment selection decision between locations in TriBeCa, Upper West Side and the West Village. The TriBeCa building didn’t have enough services in the building; the Upper West Side neighborhood was too busy and impersonal; and, the West Village apartment was just right. Our work on this apartment was to oversee the design and build-out of the combination of a 3,000 square foot 3-bedroom unit with a 1,000 square foot 1-bedroom unit. We reorganized the space to accommodate this family of 6. The living room in the 1 bedroom became the media room; the kitchen became a bar; and the bedroom became a guest suite. The most amazing feature of this apartment are its views – uptown to the Empire State Building, downtown to the Statue of Liberty and west for the most vibrant sunsets. We opened up the space to create view lines through the apartment all the way back into the home office. Customizing New York City apartments takes creativity and patience. In order to install recessed lighting, Ray devised a floating ceiling situated below the existing concrete ceiling to accept the wiring and housing. In the design of the space, we wanted to create a flow and continuity between the public spaces. To do this, we designed walnut panels which run from the center hall through the media room into the office and on to the sitting room. The richness of the wood helps ground the space and draws your eye to the lightness of the gorgeous views. For additional light capture, we designed a 9 foot by 10 foot metal and mirror wall treatment in the living room. The purpose is to catch the light and reflect it back into the living space creating expansiveness and brightness. Adding unique and meaningful art pieces is the critical final stage of design. For the master bedroom, we commissioned Ira Lohan, a Santa Fe, NM artist we know, to create a totem with glass feathers. This piece was inspired by folklore from his Native American roots which says home is defined by where an eagle’s feathers land. Ira drove this piece across the country and delivered and installed it himself!!

Coastal Shingle Style on St. Andrew Bay Private Residence / Panama City Beach, Florida Architect: Eric Watson Builder: McIntosh-Myers Construction For this lovely Coastal Shingle–style home, E. F. San Juan supplied Loewen impact-rated windows and doors, E. F. San Juan Invincia® impact-rated custom mahogany entry doors, exterior board-and-batten siding, exterior shingles, and exterior trim and millwork. We also supplied all the interior doors, stair parts, paneling, mouldings, and millwork. Challenges: At over 10,000 square feet, the sheer size of this home—coupled with the extensive amount of materials we produced and provided—made for a great scheduling challenge. Another significant challenge for the E. F. San Juan team was the homeowner’s desire for an electronic locking system on numerous Invincia® doors we custom manufactured for the home. This was a first-time request for us, but a challenge we gladly accepted! Solution: We worked closely with the builder, Cliff Myers of McIntosh-Myers Construction, as well as the architect, Eric Watson, to ensure the timeliness of decisions as they related to the home’s critical production timeline. We also worked closely with our design engineer and the home’s engineer of record, Allen Barnes of Apex Engineering Group, to provide a solution that allowed for an electronic lock on our custom Invincia® mahogany doors. Inspired by the Craftsman aesthetic and classic All-American bungalow design, the exterior features interesting roof lines with overhangs, stone and shingle accents and abundant windows designed both to let in maximum natural sunlight as well as take full advantage of the lakefront views. The covered front porch leads into a welcoming foyer and the first level’s 1,150-square foot floor plan, which is divided into both family and private areas for maximum convenience. Private spaces include a flexible first-floor bedroom or office on the left; family spaces include a living room with fireplace, an open plan kitchen with an unusual oval island and dining area on the right as well as a nearby handy mud room. At night, relax on the 150-square-foot screened porch or patio. Head upstairs and you’ll find an additional 1,025 square feet of living space, with two bedrooms, both with unusual sloped ceilings, walk-in closets and private baths. KenneyD, Master addition/ remodel I converted our square, cathedral ceiling, bonus room with a gable into a new master bedroom. The main room has only one skylight and one window, but it lacks an acceptable exterior walls to add a window. To solve this meant a large opening to the bathroom, which now has 2 windows and 2 skylgihts. This required a unique design which incorporated a large wetroom, a peak-a-boo shower, large vanity and a watercloset.

Board and batten wainscoting was installed, the room was painted, shutters were installed, and new nightstands were purchased.
