Ok, it is super hard to see but the walls that are covered in those graceful birch branches were all done by a local muralist who used countless pens and trillions of dots! Yes, the walls in the master bedroom are done with nothing but dots. A huge linen drape completely encloses the bedroom making for a perfect sleeping chamber. Oh, and the view? Unbelievable.

Lacking street presence and an inability to enjoy the natural beauty of the surrounding landscape, this 1940’s hipped roof bungalow sat unassumingly on its site in the prairie west of Junction City.
The vision of this renovation was to transform and bring new life into the bungalow, keeping within regional vernacular styles, by establishing a more prominent street presence, building a three-story addition to the original house, and bringing in more light to allow for expansive views of the surrounding prairie.
The renovation of the existing bungalow required removing overbuilt layers of gypsum board and plaster and lath to reveal the original dimensional 2x4 wall studs. The basement was structurally reinforced to adequately support load bearing walls. The house became more functional by resizing two bedrooms with a relocated Jack and Jill expanded bathroom and expanding and reconfiguring the living room and kitchen to create an open floor plan. A storm shelter was added underneath a new front porch to give protection and peace of mind during Kansas severe weather. The street presence was dramatically improved with new windows, updated siding, and a new gabled roof extending over a front porch.
A three story addition to the rear of the house improves function on the first floor with the addition of a dining room directly off the kitchen with large wrap around windows to the south and east. A second full bathroom and adjacent laundry room was added to the first floor. A second floor master suite and full bathroom includes a balcony and expansive windows to the south and east. The stair tower connecting all levels of the house culminates in a 360° viewing room on the third floor allowing for unobstructed views of the natural landscape and passing thunderstorms.

LINEA Design Build Remodel designed and executed every aspect of this thorough indoor and outdoor transformation of a client's home in South Arlington, VA. The work included: new James Hardie plank siding, a new, custom permeable paver driveway (with stabilizing concrete borders) and walkways, an all new interior including an entirely new master bath with free-standing tub, separate walk-in shower and double vanity, two renovated hall baths, a new Art Deco jewel-box of a powder room featuring red glass tile from California and a wallpapered ceiling, a large, expanded kitchen with custom blue cabinets and an 11-foot island, a completely re-invented fireplace and hearth, family room and dining area, removal of 2 load-bearing walls, a completely remodeled basement with bar, guest bedroom and bathroom suite, a dramatic and highly functional new lighting plan inside and out, an extensive, well-engineered and effective storm drain system encircling the entire house, a new floating porcelain-tiled back patio with a sun- and neighbor-shielding pergola, a simplified, elegant new facade and drought-friendly, easy-care landscaping all around.

Challenge: Our clients wanted to modernize the look of their 1997 home, and update all electrical and plumbing infrastructure. Structural issues were apparent at the onset of the project with missing bearing points and beams that should have been incorporated into the original build.
Solution: The work started with a complete strip out of the interior. Existing finishes, appliances, kitchen, bathrooms, flooring, electrical, plumbing, doors and frames, heating systems, all trim, drywall, insulation and vapour barrier we all removed. This left a bare wood frame shell which required some tricky structural changes to open up the interior necessitating load transfer modifications and additional foundations.
The main stair was widened to create a luxurious ascent to the master bedroom overlooking the golf course. All bathrooms were fully replaced with a new kitchen designed to be open to the dining room and living room. The new interior finishes, and the essential design thereof, came together smoothly with all trades meeting agreed time frames and prices.
We had a great time working with the client throughout the project. Communication was strong during the course of construction which resulted in a renovation that exceeded the client’s criteria and that also met our exacting level of quality.

The view after the remodel looks south from the bar. The camera is in roughly in the same position as the doorway from the dining room to the kitchen used to be. Traffic now moves along the west wall past the fridge without disrupting food prep. The installation of engineered, laminated beams in the ceiling permitted the load-bearing pantry wall and west wall to be removed to include the pantry in the footprint of the kitchen, and to provide a home for the fridge. The front of the fridge is just about where the doorframe to the rear hallway to the bedrooms and master bath used to be. The stove has been moved to its new location from directly in front of the where the fridge is now. A vintage enamel-topped cabinet serves as an island/landing spot midway between the fridge, sink and stove. The faux-wood Formica countertop and backsplash have been replaced with "Absolute Black" granite with a honed (dull) finish, and Daltile white subway tile with contrasting Mapei "Iron" colored grout. The granite counter has been bumped out at the sink (a VIGO Newhall double-basin undermount) from 22" to the modern standard of 25" to accommodate contemporary appliances. Beyond the bump, we kept the 22" depth to permit us to keep using the original bank of drawers. The brick wall left of the pantry has been exposed for textural and color contrast as has the chimney. The more saturated "Golden Chime" paint has been muted by tinting it for a lighter feel. The center panels of the upper cabinets have been replaced with "Mistlite" obscure glass and an additional cabinet added over the sink. The pantry, formerly a cluttered storage area is an attractive, functional storage and prep area. The clutter is hidden by storage cabinets that echo those in the main portion of the kitchen, with the entire bank on the west wall having been salvaged from the wall that used to be between the kitchen and dining room. The undercabinet LED lights/sockets brighten the prep area. The pantry counter, constructed of clear-grain fir salvaged from the kitchen floor (now oak), increases the linear workspace by 6 feet. Two new (old) overhead lights were added. In the kitchen a vintage farmhouse fixture obtained from North End Lampworks replaces a contemporary fixture. In the dining room, (not visible) a 100-year-old wrought iron chandelier purchased from CenturyOfLighting.com's Etsy page was added. The vintage exhaust fan is no longer functional, having been moved to make space for the cabinets above the fridge. But, we hated to lose the architectural interest, so the cast iron grill is mounted to a wood frame backed by a photo of the actual fan, and mounted to the frame with the same hardware that would be used to mount the real fan. The whole assemblage is hung on the wall like a framed picture.

This house from 1929 in Charlotte's Eastover Neighborhood received a major remodel! We removed a load-bearing wall and seamlessly installed a new flush lam-beam and removed the old plaster & lath ceiling. We removed windows and repurposed in new locations. The original hardwoods were resurfaced, new cabinets, quartz countertops, & appliances. We pulled a miracle and did it in 2 months along with their master bath.

2B is at once a tranquil art gallery and a comfortable residence; white walls as a simple canvas that bears the quiet sophistication of hovering sculptures and framed compositions of brushstrokes and purposeful blots. Exposed structural concrete and sliding panels of timber begin to define the ephemeral lightness and contain the sideboard that complements the living space, just as the bay windows frame the dynamic mountainous scenes beyond. Natural light afforded by the bays begins to change in timbre and so the sculptural shadows begin to dance to the soft bending pentatonic melodies by the lady of the house - the artiste in residence. - www.0932.am

Complete transformation of kitchen, Living room, Master Suite (Bathroom, Walk in closet & bedroom with walk out) Laundry nook, and 2 cozy rooms!
With a collaborative approach we were able to remove the main bearing wall separating the kitchen from the magnificent views afforded by the main living space. Using extremely heavy steel beams we kept the ceiling height at full capacity and without the need for unsightly drops in the smooth ceiling. This modern kitchen is both functional and serves as sculpture in a house filled with fine art.
Such an amazing home!

It has been said that the most difficult person to work for is yourself. That anecdote certainly held for this project, designed by Myron, co-owner of Hom, Inc. and constructed by Hom, Inc.
Myron designed this home as a case study for a potential spec house project. The home has only one interior bearing wall and very few beams, which leaves a blank canvas for the entire floor plan upstairs and down. Any of the interior walls can be removed or relocated to suit the lifestyle for any new homeowner.
The home also features LP Smartside products on the exterior, conditioned crawl space, standing seam roof accents, reclaimed pine flooring, granite countertops, lighting by Shades of Light, a coffered living room ceiling, exposed beams in the vaulted master bedroom, custom built in cabinets and shelving in the mudroom and living room, walk in closets in each bedroom and much more.
The structure of the home is also designed according to common lumber lengths and spans. By calculating allowable spans and using common dimensional lumber lengths, the home was designed so none of the floor joists or ceiling joists were required to be cut to fit. This feature of the design provides for a much more efficient and cost effective framing process.
Myron currently lives in this house with his wife and children in the old section of Mill Quarter Plantation in Powhatan County.

This was a dilapidated historic barn that was restored to become the living space of a families home. New timber trusses support a structurally insulated roof that bears on existing repointed stone walls. A light and spacious, but cozy room.

The exterior of this villa style family house pops against its sprawling natural backdrop. The home’s elegant simplicity shown outwards is pleasing to the eye, as its welcoming entry summons you to the vast space inside. Richly textured white walls, offset by custom iron rails, bannisters, and chandelier/sconce ‘candle’ lighting provide a magical feel to the interior. The grand stairway commands attention; with a bridge dividing the upper-level, providing the master suite its own wing of private retreat. Filling this vertical space, a simple fireplace is elevated by floor-to-ceiling white brick and adorned with an enormous mirror that repeats the home’s charming features. The elegant high contrast styling is carried throughout, with bursts of colour brought inside by window placements that capture the property’s natural surroundings to create dynamic seasonal art. Indoor-outdoor flow is emphasized in several points of access to covered patios from the unobstructed greatroom, making this home ideal for entertaining and family enjoyment.

A new-build, replacement dwelling in a sensitive green belt location, designed to take advantage of the countryside setting and views.
By capitalising on volume increases to the existing dwelling through a series of incremental Permitted Development schemes, the home better suits its site and context. By raising a previously ground bearing floor area into a cantilever it can now encapsulate long ranging views from the master bedroom. To create a contemporary rural aesthetic the materials include a zinc roof, pre-weathered burnt timber cladding and brick.
Landscaping has been designed by renowned British Garden Designer Andy Sturgeon who created three distinct gardens: a wild flower walk to the pool, a formal crescent-shaped striped lawn and south-facing gravel garden. The garden takes advantage of views across the Thames valley to Hedsor House and Cliveden, as a result of it being elevated and levelled with excavation material from the basement.

With bold granite slabs, hand-made tile mosaic, custom made range hood, and intricate cabinetry detail, this kitchen is truly catered to the homeowner’s bold Mediterranean aesthetic. The blown glass island pendants and bright lighting keep this traditional style up-to-date. Bearing walls were removed to open up the kitchen to adjacent spaces. This kitchen remodel combines traditional design and layout with the convenience of the latest amenities, making the final product a match made in kitchen heaven.
