This Condo has been in the family since it was first built. And it was in desperate need of being renovated. The kitchen was isolated from the rest of the condo. The laundry space was an old pantry that was converted. We needed to open up the kitchen to living space to make the space feel larger. By changing the entrance to the first guest bedroom and turn in a den with a wonderful walk in owners closet. Then we removed the old owners closet, adding that space to the guest bath to allow us to make the shower bigger. In addition giving the vanity more space. The rest of the condo was updated. The master bath again was tight, but by removing walls and changing door swings we were able to make it functional and beautiful all that the same time.

This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. This project is a good example of what can be done with a little refresh. Sometimes parts of your space work well and parts don’t, so a full gut and replace might not make sense. That was the case here. After living with it for a decade or so realized they would really prefer two sinks in the vanity. Since there were two windows in the bathroom, we decided to eliminate the window to the left of the current vanity and replace with it with a longer run of cabinets. The other window is to the right of the vanity let’s in beautiful morning light. The window we removed was a northern exposure and its location under an eave didn’t allow for much light, so it was the perfect solution! In addition to the new vanity, we also changed out the countertop, added new mirrors and lighting, and changed out the tile floor to a larger hex with fewer grout lines. This adds a brighter more modern look while still maintaining the vintage feel of the room. The shower was in great shape, so we left that as is except for swapping out the shower floor tile to match the main floor and adding a more updated decorative mosaic tile. We added a new toilet and for a bit of luxury a heated towel bar. This Master Suite while being spacious, was poorly planned in the beginning. Master Bathroom and Walk-in Closet were small relative to the Bedroom size. Bathroom, being a maze of turns, offered a poor traffic flow. It only had basic fixtures and was never decorated to look like a living space. Geometry of the Bedroom (long and stretched) allowed to use some of its' space to build two Walk-in Closets while the original walk-in closet space was added to adjacent Bathroom. New Master Bathroom layout has changed dramatically (walls, door, and fixtures moved). The new space was carefully planned for two people using it at once with no sacrifice to the comfort. New shower is huge. It stretches wall-to-wall and has a full length bench with granite top. Frame-less glass enclosure partially sits on the tub platform (it is a drop-in tub). Tiles on the walls and on the floor are of the same collection. Elegant, time-less, neutral - something you would enjoy for years. This selection leaves no boundaries on the decor. Beautiful open shelf vanity cabinet was actually made by the Home Owners! They both were actively involved into the process of creating their new oasis. New Master Suite has two separate Walk-in Closets. Linen closet which used to be a part of the Bathroom, is now accessible from the hallway. Master Bedroom, still big, looks stunning. It reflects taste and life style of the Home Owners and blends in with the overall style of the House. Some of the furniture in the Bedroom was also made by the Home Owners.

Inspiration for a large rustic master medium tone wood floor, brown floor and vaulted ceiling bedroom remodel in Other with white walls and no fireplace

This Houston, Texas River Oaks home went through a complete remodel of their master bathroom. Originally, it was a bland rectangular space with a misplaced shower in the center of the bathroom; partnered with a built-in tub against the window. We redesigned the new space by completely gutting the old bathroom. We decided to make the space flow more consistently by working with the rectangular layout and then created a master bathroom with free-standing tub inside the shower enclosure. The tub was floated inside the shower by the window. Next, we added a large bench seat with an oversized mosaic glass backdrop by Lunada Bay "Agate Taiko. The 9’ x 9’ shower is fully enclosed with 3/8” seamless glass. The furniture-like vanity was custom built with decorative overlays on the mirror doors to match the shower mosaic tile design. Further, we bleached the hickory wood to get the white wash stain on the cabinets. The floor tile is 12" x 24" Athena Sand with a linear mosaic running the length of the room. This tranquil spa bath has many luxurious amenities such as a Bain Ultra Air Tub, "Evanescence" with Brizo Virage Lavatory faucets and fixtures in a brushed bronze brilliance finish. Overall, this was a drastic, yet much needed change for my client.

Several years ago, Jill and Brian remodeled their kitchen with TKS Design Group and recently decided it was time to look at a primary bath remodel. Jill and Brian wanted a completely fresh start. We tweaked the layout slightly by reducing the size of the enormous tub deck and expanding the vanities and storage into the old tub deck zone as well as pushing a bit into the awkward carpeted dressing area. By doing so, we were able to substantially expand the existing footprint of the shower. We also relocated the French doors so that the bath would take advantage of the light brought in by the skylight in that area. A large arched window was replaced with a similar but cleaner lined version, and we removed the large bulkhead and columns to open the space. A simple freestanding tub now punctuates the area under the window and makes for a pleasing focal point. Subtle but significant changes. We chose a neutral gray tile for the floor to ground the space, and then white oak cabinetry and gold finishes bring warmth to the pallet. The large shower features a mix of white and gray tile where an electronic valve system offers a bit of modern technology and customization to bring some luxury to the everyday. The bathroom remodel also features plenty of storage that keeps the everyday necessities tucked away. The result feels modern, airy and restful!

Once upon a time, this bathroom featured the following: No entry door, with a master tub and vanities open to the master bedroom. Fading, outdated, 80's-style yellow oak cabinetry. A bulky hexagonal window with clear glass. No privacy. A carpeted floor. In a bathroom. It’s safe to say that none of these features were appreciated by our clients. Understandably. We knew we could help. ​ We changed the layout. The tub and the double shower are now enclosed behind frameless glass, a very practical and beautiful arrangement. The clean linear grain cabinetry in medium tone is accented beautifully by white countertops and stainless steel accessories. New lights, beautiful tile and glass mosaic bring this space into the 21st century. End result: a calm, light, modern bathroom for our client to enjoy.

When Casework first met this 550 square foot attic space in a 1912 Seattle Craftsman home, it was dated and not functional. The homeowners wanted to transform their existing master bedroom and bathroom to include more practical closet and storage space as well as add a nursery. The renovation created a purposeful division of space for a growing family, including a cozy master with built-in bench storage, a spacious his and hers dressing room, open and bright master bath with brass and black details, and a nursery perfect for a growing child. Through clever built-ins and a minimal but effective color palette, Casework was able to turn this wasted attic space into a comfortable, inviting and purposeful sanctuary.
