When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. WINNER: Silver Award – One-of-a-Kind Custom or Spec 4,001 – 5,000 sq ft, Best in American Living Awards, 2019 Affectionately called The Magnolia, a reference to the architect's Southern upbringing, this project was a grass roots exploration of farmhouse architecture. Located in Phoenix, Arizona’s idyllic Arcadia neighborhood, the home gives a nod to the area’s citrus orchard history. Echoing the past while embracing current millennial design expectations, this just-complete speculative family home hosts four bedrooms, an office, open living with a separate “dirty kitchen”, and the Stone Bar. Positioned in the Northwestern portion of the site, the Stone Bar provides entertainment for the interior and exterior spaces. With retracting sliding glass doors and windows above the bar, the space opens up to provide a multipurpose playspace for kids and adults alike. Nearly as eyecatching as the Camelback Mountain view is the stunning use of exposed beams, stone, and mill scale steel in this grass roots exploration of farmhouse architecture. White painted siding, white interior walls, and warm wood floors communicate a harmonious embrace in this soothing, family-friendly abode. Inspiration for a rustic master dark wood floor and brown floor bedroom remodel in San Francisco with white walls and no fireplace

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

Summary of Scope: gut renovation/reconfiguration of kitchen, coffee bar, mudroom, powder room, 2 kids baths, guest bath, master bath and dressing room, kids study and playroom, study/office, laundry room, restoration of windows, adding wallpapers and window treatments Background/description: The house was built in 1908, my clients are only the 3rd owners of the house. The prior owner lived there from 1940s until she died at age of 98! The old home had loads of character and charm but was in pretty bad condition and desperately needed updates. The clients purchased the home a few years ago and did some work before they moved in (roof, HVAC, electrical) but decided to live in the house for a 6 months or so before embarking on the next renovation phase. I had worked with the clients previously on the wife's office space and a few projects in a previous home including the nursery design for their first child so they reached out when they were ready to start thinking about the interior renovations. The goal was to respect and enhance the historic architecture of the home but make the spaces more functional for this couple with two small kids. Clients were open to color and some more bold/unexpected design choices. The design style is updated traditional with some eclectic elements. An early design decision was to incorporate a dark colored french range which would be the focal point of the kitchen and to do dark high gloss lacquered cabinets in the adjacent coffee bar, and we ultimately went with dark green.
