photos by Pedro Marti The owner’s of this apartment had been living in this large working artist’s loft in Tribeca since the 70’s when they occupied the vacated space that had previously been a factory warehouse. Since then the space had been adapted for the husband and wife, both artists, to house their studios as well as living quarters for their growing family. The private areas were previously separated from the studio with a series of custom partition walls. Now that their children had grown and left home they were interested in making some changes. The major change was to take over spaces that were the children’s bedrooms and incorporate them in a new larger open living/kitchen space. The previously enclosed kitchen was enlarged creating a long eat-in counter at the now opened wall that had divided off the living room. The kitchen cabinetry capitalizes on the full height of the space with extra storage at the tops for seldom used items. The overall industrial feel of the loft emphasized by the exposed electrical and plumbing that run below the concrete ceilings was supplemented by a grid of new ceiling fans and industrial spotlights. Antique bubble glass, vintage refrigerator hinges and latches were chosen to accent simple shaker panels on the new kitchen cabinetry, including on the integrated appliances. A unique red industrial wheel faucet was selected to go with the integral black granite farm sink. The white subway tile that pre-existed in the kitchen was continued throughout the enlarged area, previously terminating 5 feet off the ground, it was expanded in a contrasting herringbone pattern to the full 12 foot height of the ceilings. This same tile motif was also used within the updated bathroom on top of a concrete-like porcelain floor tile. The bathroom also features a large white porcelain laundry sink with industrial fittings and a vintage stainless steel medicine display cabinet. Similar vintage stainless steel cabinets are also used in the studio spaces for storage. And finally black iron plumbing pipe and fittings were used in the newly outfitted closets to create hanging storage and shelving to complement the overall industrial feel. Pedro Marti

Our St. Pete studio designed this stunning home with an elegant and classic black and white theme, creating a sophisticated and welcoming ambience. The fireplace wall in the living room was painted black, which complements the beautiful coffee table, lighting, and curtains. The dining room got a beautiful wallpaper highlight making the space look elegant. The home office is designed to be a space for productivity with a soothing neutral palette and black and white decorative accents. The living room looks classy and stylish with beautiful furniture and striking artwork. The client's love for black accents continues into the bedrooms too. The daughter's bedroom walls were painted a shade of deep black with stylish furniture to complement the look. A large custom designed walk-in closet features adjustable built ins for maximum storage, and details like chevron drawer faces and lit trifold mirrors add a touch of glamour. Getting ready for the day is made easier with a personal coffee and tea nook built for a Keurig machine, so you can get a caffeine fix before leaving the master suite. In the master bathroom, a breathtaking patterned floor tile repeats in the shower niche, complemented by a full-wall vanity with built-in storage. The adjoining tub room showcases a freestanding tub nestled beneath an elegant chandelier.

An open house lot is like a blank canvas. When Mathew first visited the wooded lot where this home would ultimately be built, the landscape spoke to him clearly. Standing with the homeowner, it took Mathew only twenty minutes to produce an initial color sketch that captured his vision - a long, circular driveway and a home with many gables set at a picturesque angle that complemented the contours of the lot perfectly. The interior was designed using a modern mix of architectural styles – a dash of craftsman combined with some colonial elements – to create a sophisticated yet truly comfortable home that would never look or feel ostentatious. Features include a bright, open study off the entry. This office space is flanked on two sides by walls of expansive windows and provides a view out to the driveway and the woods beyond. There is also a contemporary, two-story great room with a see-through fireplace. This space is the heart of the home and provides a gracious transition, through two sets of double French doors, to a four-season porch located in the landscape of the rear yard. Our clients wanted the ultimate modern farmhouse custom dream home. They found property in the Santa Rosa Valley with an existing house on 3 ½ acres. They could envision a new home with a pool, a barn, and a place to raise horses. JRP and the clients went all in, sparing no expense. Thus, the old house was demolished and the couple’s dream home began to come to fruition. The result is a simple, contemporary layout with ample light thanks to the open floor plan. When it comes to a modern farmhouse aesthetic, it’s all about neutral hues, wood accents, and furniture with clean lines. Every room is thoughtfully crafted with its own personality. Yet still reflects a bit of that farmhouse charm. Their considerable-sized kitchen is a union of rustic warmth and industrial simplicity. The all-white shaker cabinetry and subway backsplash light up the room. All white everything complimented by warm wood flooring and matte black fixtures. The stunning custom Raw Urth reclaimed steel hood is also a star focal point in this gorgeous space. Not to mention the wet bar area with its unique open shelves above not one, but two integrated wine chillers. It’s also thoughtfully positioned next to the large pantry with a farmhouse style staple: a sliding barn door. The master bathroom is relaxation at its finest. Monochromatic colors and a pop of pattern on the floor lend a fashionable look to this private retreat. Matte black finishes stand out against a stark white backsplash, complement charcoal veins in the marble looking countertop, and is cohesive with the entire look. For this classic San Francisco William Wurster house, we complemented the iconic modernist architecture, urban landscape, and Bay views with contemporary silhouettes and a neutral color palette. We subtly incorporated the wife's love of all things equine and the husband's passion for sports into the interiors. The family enjoys entertaining, and the multi-level home features a gourmet kitchen, wine room, and ample areas for dining and relaxing. An elevator conveniently climbs to the top floor where a serene master suite awaits.

This baby boomer couple recently settled in the Haymarket area. Their bathroom was located behind the garage from which we took a few inches to contribute to the bathroom space, offering them a large walk in shower, with Digital controls designed for multiple shower heads . With a new waterfall free standing tub/ faucet slipper tub taking the space of the old large decked tub. We used a Victoria & Albert modern free standing tub, which brought spa feel to the room. The old space from the closet was used to create enough space for the bench area. It has a modern look linear drain in wet room. Adding a decorative touch and more lighting, is a beautiful chandelier outside of the wet room. Behind the new commode area is a niche. New vanities, sleek, yet spacious, allowing for more storage. The large mirror and hidden medicine cabinets with decorative lighting added more of the contemporariness to the space. Around this bath, we used large space tile. With a Classic look of black and white tile that complement the mosaic tile used creatively, making this bathroom undeniably stunning. The smart use of mosaic tile on the back wall of the shower and tub area has put this project on the cover sheet of most design magazine. The privacy wall offers closure for the commode from the front entry. Classy yet simple is how they described their new master bath suite.

Rustic and modern design elements complement one another in this 2,480 sq. ft. three bedroom, two and a half bath custom modern farmhouse. This large master bathroom was fairly unoffensive. In fact, it was boring! Simple builder grade material made this bathroom unmemorable with the exception of the large corner bathtub that swallowed nearly half of the space. This couple wanted to create a practical and beautiful new master bathroom that would be worth remembering. We settled on a neutral color palette of white and gray while using antique brass accents to warm the new space. The end result is a bathroom that feels updated and timeless along with being practical for this busy family.

This modern bathroom design in Cohasset is a striking, stylish room with a Tedd Wood Luxury Line Cabinetry Monticello door style vanity in a vibrant blue finish with black glaze that includes both open and closed storage. The cabinet finish is beautifully contrasted by an Alleanza Calacatta Bettogli polished countertop, with the sills, built in shower bench and back splash all using the same material supplied by Boston Bluestone. The bathroom floor is Bianco Dolomite 12 x 24 polished tile. Every element of this bathroom design works together to create a stunning, vibrant space.
