As the “nest” began to empty and her available time to maintain the home lessened, Ursula realized that it was time to sell. The 1996 home still had the original kitchen and baths, and was in need of general repair and new flooring. The HVAC system, water heater, and washer and dryer had been replaced as they aged, but the kitchen appliances, exterior, windows, and roof needed replacing. Jeff wanted to repair and update the home with quality materials and workmanship so that it would provide the most value to the new owners and sell as quickly as possible, so we got to work determining what the best use of the budget would be to accomplish this goal. We focused on updating the major interior design elements that would provide the most enjoyment, durability, and energy efficiency for the new homeowners as well as meticulously replaced worn exterior components with tasteful color palette selections. We repaired and refinished all of the kitchen cabinets and added granite counter tops and a stainless steel sink. All of the Kitchen appliances were replaced with new energy efficient stainless models. All bathroom cabinetry was repaired and refinished, all of the faucets and shower trims were replaced, and all of the toilets with EPA WaterSense rated low-flow toilets. The master bathroom shower glass was replaced with updated semi-frameless glass. All of the hardwood flooring was refinished as well as general repair on the walls and new paint throughout. This home was a total of 3658 sq. ft. of finished living space with 4 bedrooms and 4 bathrooms. Some of the many features included in this home was a Great Room, an attached 28’x28’ garage with an above bonus room; a spacious, gourmet kitchen with granite countertops; an expansive master suite with walk-in closet and a guest suite on the lower level and 9’ ft. ceiling height on both floors. This home consists of four modular components. Decking and the garage/bonus room was built on site.

Connie and Bob were looking for more elbow room in their compact cottage home overlooking Canandaigua Lake. With the original cottage in excellent condition, the plan was to maintain much of the structure, from siding to the deck to the roof. The most logical path to a balanced, comfortable, increase in size was to craft timber frame additions on each side of the existing home. The larger, lake facing addition used traditional scissor trusses and includes additional loft space off the master bedroom with a unique, square lookout perch. Both additions were crafted from Easter White Pine with Western Red Cedar exterior components.

This Mccormick Ranch beauty was remodeled from head to toe, inside and out. We gutted this home to bring in a more modern feel. The kitchen was updated with white shaker cabinetry, glass tile backsplash and gorgeous Calcutta marble countertops. We built a custom wall unit and added an over sized barn door to hide all of the components. The master bath was turned into a spa with the addition of a steam shower lined in Calcutta marble. The en suite bath was also updated with a steam shower lined in glass tile. A carrara accent wall was created for the gorgeous furniture piece vanity. We installed 12 inch distressed wood throughout the house. The landscaping was professionally done with artificial grass in the front, a paver driveway/walkway and tumbles travertine pavers for the courtyard.

We were given the challenge of designing a house overlooking a pond on a site constrained by wetlands. Our client had an interest in permanence and solidity and a desire to work with architectural concrete. Additionally, the client desired interiors that would showcase their substantial art collection. Our design approach began with the footprint of an L-shaped courtyard house, which in part, was determined by the limited buildable area. The house is sited on a natural rise in the land, allowing the first floor elevation to rise 15 ft above the pond’s surface; this height provides dynamic views through the trees that separate the house from the pond. Ultimately, our design leverages the inherent capabilities of architectural concrete i.e. its structural capacity; the material allows for bold cantilevers and expanses of glass, creating greater transparency between interior and exterior environments. The interior palette is comprised of rift sawn oak with 16-inch wide oak plank flooring, oak casework and millwork, a stainless steel and glass main staircase, and minimalist concrete details throughout. On the upper level, the plan accommodates a master bedroom suite, three children’s bedrooms, and a family room. The first floor includes a guest bedroom, living room, kitchen, dining room, office, and family room. The ground level has a recreational room, a mudroom, and office/studio. The site plan employs native plantings and includes a small resistance pool in the courtyard. Concrete will be utilized for all of the house’s structural and insulation components. This method modulates the fluctuation of interior temperature, creating both an energy-efficient envelope and enough concrete mass to keep temperatures moderate and consistent throughout a 24-hour day. The employment of triple-glazed windows and a triple-glazed aluminum curtain wall further increases the project’s energy efficiency and allows the house to have abundant glass. Natural light permeates the interior and affords spectacular view in all directions of both Todd Pond and the neighboring woodlands.

Overlooking Semiamhoo Bay, Galadriel is a refined, modern home with the warmth and strength inherently found in West Coast architecture. Textures of natural stone, Douglas fir, glass and steel unify the interior with its geographical setting - surrounded by evergreens and unrestricted views of the ocean. The entrance to the home is accessed by a crossing above a reflecting pool, in which sits a stunning and solitary bonsai which is illuminated from above through an oculus in the roof’s overhang. Expansive outdoor spaces featuring fire features and seating areas are connected by a curved metal staircase set over a blackened steel reflecting pool, adding a graphic element to the rear of the home. Clerestory glazing in an elevated roof area offers an opening into the tree canopy towards the front of the property and allows light to permeate the interior of the home, while full height windows throughout maximize the impressive views. Living spaces throughout provide ample room for entertaining and comfort. Creativity is shown in the many colourful and whimsical accents. The master bedroom features two ensuite baths - a unique request that makes good sense for the owners. Spaces for work, writing and art were given priority reflecting the values and livelihood of our clients. Projecting from a stone clad wall, cantilevered white oak stair treads lead to an extraordinary wine display that incorporates a sculptural component taken as a memento from our client’s work as a producer in the film industry, adding a strong personal dimension. Basement media room with in wall and in ceiling speakers. The TV is mounted above an electric fireplace. Window coverings are roller shades from Hunter Douglas. All wiring is home run to an equipment rack to avoid any wires or components laying around.

After serving as a rental for some time, this home was ready to be reclaimed by its owner and her son. Gutting “back to the studs” was an understatement for this one. This transformation involved replanning everything; including the roof, the HVAC system, the entire plumbing system, and relocating the side entrance and staircase to the back of the house. Only the subfloors, the exterior framing structure, and the brick remains from this original 1940’s-built bungalow. When we’re renovating an old structure, we’re bound to find some surprises. This renovation did not disappoint! From basement to roof, we found more than a few, shall we say, potentially catastrophic surprises along the way. Let’s start with the basement. The homeowner wanted to update the basement and make it a usable living space for her adult son as well as a spa with a sauna for her. This required bringing the 6 foot ceiling height up to code at 7 feet. To do this, we had to re-think the HVAC system that was in the basement ceiling. When we opened up the basement ceiling to remove the HVAC supply and return trunks, we discovered asbestos! The asbestos had to be removed before we could dismantle and remove the HVAC system. For the main floor, when we were replanning the existing 2-bedroom layout to create two master bedrooms each with their own ensuites, we looked at the possibility of removing the main load-bearing wall. But our investigations led to the discovery that the load bearing wall was not lined up with the roof or the basement load points, so the load of the house was not continuous throughout. This was a disaster waiting to happen. And as we found out, this lack of alignment was causing major issues with the roof when we went to replace the shingles. We discovered portions of the roof truss in very poor condition, literally moments away from giving out. These were replaced and other truss components were fortified before we went on to re-shingle the roof and replace all the soffits and eavestroughs. Once the structural and space planning elements were sorted out, we could turn our focus to helping this homeowner select the finishes she and her son wanted for their new spaces. She wanted white all the way, and he wanted bold colours. You will see these color choices reflected in their private bathrooms as well as in the upper kitchen and living area that she will mostly use, and the basement entertainment area that he will mostly use. To round out the personalization of this made-new-again home, we converted the basement into an entertainment center with a bar for her son, and a sauna and third full bathroom with a jacuzzi tub for a spa-like feel for her. Without having to build from scratch, this homeowner got the custom home of her dreams. While you “can’t teach an old dog new tricks”, the sky’s the limit on how you can transform an old home into the home of your dreams. Kathy and Steve recently downsized to this Corvallis home and came to us looking to bring personality to their new space. They were drawn to vibrant and contrasting features, and liked elements of their previous Traditional-styled home but were excited about incorporating modern components while keeping functionality at the forefront of the design. The floor plan of the Kitchen required multiple design iterations to find the perfect fit, as the original house did not offer any connection between spaces, and the ability to entertain guests was a key goal. The final design features a thoughtful mix of straight and curved lines, as well as contrasting patterns and colors. Our designer incorporated functional design elements, such as easy-access drawers for the base cabinets, accessible storage from the backside of the peninsula, a tower cabinet that sits on the Vanity, a hot tub cover with access from the Master Bedroom, and more. This home has been transformed into a fun, functional, and comfortable oasis for Aging in Place.

This active, forward-thinking couple bought a new house in order to “right-size” for the next chapter in their lives. They found a ranch home in a neighborhood they liked, but the floor plan needed a remodel in order to fit their lifestyle. Two small bedrooms were combined in order to make one large master. The existing living room and garage were combined to make one large living space. The floor of the garage was raised to be on an equal plane to the existing living room. Hardwood was added to match the existing flooring and then all was refinished for a fresh look. A large ViWinco Bay Window was added where the garage door once was, and a Velux Solar Skylight was installed to add to the natural sunlight coming from the bay. Custom built-ins lined the furthest wall for storage and closet space. Sliding doors were installed as an entrance and exit to the back of the existing house. A new extended length garage was added for the owner’s vehicles with spare room for the homeowners brewing experiments. Azek window and door trim surrounded the newly installed ViWinco windows along with Cedar Siding mimicking the house. Liftmaster Garage Doors were installed with dual controls for the car and a spare for safety and easy entry. Hangout for Grandchildren These two people are much too busy with their jobs and their many hobbies, from beer brewing, to gardening, and everything in between. But they needed a place where grandchildren could hang out and watch a movie when they came to visit. A part of their basement was finished into a perfect space with a lot of storage for games, books, movies and any other toys or crafts that may need to be stored for frequent visits. Custom bookshelves lined two walls and one was designed for the television and all its components. The area was carpeted and a hall was created with tile to another storage cabinet for linens. A nice basement bathroom was created opposite to the laundry area. Basement Bathroom Remodel A Sterling Accord, 60” Seated Shower was installed in the bathroom with a Moen 4-functioning massaging hand shower with slide bar for the shower feature. A Wellborn select vanity was selected with upgraded solid wood, dovetail drawers. Moen’s hardware on the cabinets compliments the brushed nickel plumbing fixtures in Moen’s Voss Series. The Highline Kohler comfort height toilet, along with the Grip-tight Cachet seat added to the practicality, along with the beauty of this basement bath. A Verdera Kohler mirrored cabinet was installed, giving this homeowner more storage for all those bathroom essentials. Kohler was also installed in this remodel, as the Caxton sink is a bathroom favorite among many of our clients. The Caesar stone countertop in Urban Safari, along with the 12” X 12” Castelbianco Nasino Ivory tile flooring, softens the look and brings it all together. This wonderful couple can now concentrate on their gardening and savoring the long days of summer.

Dramatic modern addition to a 1950's colonial. The project program was to include a Great Room and first floor Master Suite. While the existing home was traditional in many of its components, the new addition was to be modern in design, spacious, open, lots of natural light, and bring the outside in. The new addition has 10’ ceilings. A sloped light monitor extends the height of the Great Room to a 13’+ ceiling over the great room, 8’ doors, walls of glass, minimalist detailing and neutral colors. There are so many components of this space that show functionality and glamour. We kept the bright white theme throughout this custom home and extended the shiplap and white high-end materials into the bathroom. One of our favorite pieces that really captured the look included a Victoria + Albert free standing tub. Working with Krystine Edwards on the interior design, the homeowners chose oversized lanterns over the vanities, which were purchased from a local lighting store – Carolina Lanterns. And, the Moroccan style mirrors added just the extra touch of charm. Now, let’s talk about the oversized walk-in, frameless glass shower. It is simply breathtaking. We used Bianca Carerra marble, arabesque tile and penny round tiles on the floor. With three shower heads, there’s the option to set the temperature to each person’s liking. Once the valves are set you never have to change it again; you simply turn on the water! This master bath allows for plenty of room with 2 sinks on either side of a well placed counter cabinet that is wired for electrical components to keep them charged while out of sight.
