For three years this Westlake Village couple lived in a house that didn't quite fit their needs. With frequent houseguests staying for weeks at a time, the family needed more space, particularly in the cramped kitchen. So began their search for a new home. Though the couple viewed several residences, they realized nothing compared to the space and location of the house they already owned. The family knew JRP by reputation from friends who were JRP clients. After consulting with our team, the couple agreed a whole-home renovation was the way to the dream home they had been searching for. Inspired by top architectural magazines, the couple had a clear vision of how their home should look and feel: a clean, open, modern space with a mix of details that played to the family's lively spirit. The highlight of this new, open floorplan home is the gorgeous kitchen perfect for hosting. The unified palette is soft and beautiful. Clean, bright surfaces underpin strong visual elements such as polished quartz countertops, brushed oak floors, and glass tiles set in a herringbone pattern. A center-island breakfast bar now sits opposite a giant picture window and a show-stopping view of the Santa Monica mountains. Upstairs, the redesigned master bath is what dreams are made of. The double vanity and freestanding tub were rearranged to maximize space while the wood tile floors and stunning rock backsplash add an elemental feel. Now completely transformed, every detail of this transitional home creates the perfect atmosphere for relaxing and entertaining. After having lived in 22 different places all around the world, this family decided to settle in a Dutch colonial home in Harding Township. The house sits on a wonderful piece of property that is only challenged by the wetlands that surround it. For this reason, we had to work within the existing footprint and not consider any additions. The homeowners wanted to be able to host the holidays in their new home which meant we had an aggressive design and construction schedule. We started the design work in the Spring of 2012 and construction took place over the Summer and into the Fall. By Thanksgiving, the project was complete, with no meaningful cost overruns. Renovations included a new kitchen, mudroom, and office/library on the first floor and a new master suite, hall bath, home office, and laundry room upstairs. The challenge was creating comfortable space with clean lines that would accommodate the homeowner’s casual and worldly lifestyle, but would not feel out of place with the character of the existing house. The kitchen is a glorious hard-working space with lots of counter space, space for a giant farmer’s table, and symmetrical views through oversized double hung-windows out to the expansive yard. The master bath is outfitted with wood, stone, and metal, and also includes artifacts from some of their world travels. In a second phase of work, we designed some outbuilding to further enhance the character of the property. Currently we are working with the family to design a memorial to honor their child who died of Leukemia.

New construction in Ranlo with many custom upgrades; the entire property (from floor plan to landscaping) was drawn up by the builder/developer (Itani) to maximize bedroom, bathroom, living, kitchen and storage space. The 1,787 sf house sits on a large 0.34 acre lot in a quiet neighborhood. Features include a large master bedroom and custom closet, privacy fence and custom landscaping, spacious second and third bedrooms, an open floor plan with upgraded LVP throughout, tiled shower in the master, giant bathroom vanities and extra cabinets, a large custom 2-car wood-framed carport, oversized kitchen island with extra seating, two large covered porches with ceiling fans and custom stonework, 600 sf of extra storage space in the attic and crawl space, ample space for on- and off-street parking, and many other upgrades. 502 Rhyne Circle is the third of three new houses in the development.

Inspiration for a transitional bathroom remodel in Miami

Metallic fabric covering cushions in the master bedroom’s sitting area echoe the finish on the nightstands. “It’s a giant room,” says interior designer Sharon Fannin. “Upholstered panels on the walls make it more intimate, quieter. Area rugs also soften the hard surfaces.” Featured in the November 2008 issue of Phoenix Home & Garden, this "magnificently modern" home is actually a suburban loft located in Arcadia, a neighborhood formerly occupied by groves of orange and grapefruit trees in Phoenix, Arizona. The home, designed by architect C.P. Drewett, offers breathtaking views of Camelback Mountain from the entire main floor, guest house, and pool area. These main areas "loft" over a basement level featuring 4 bedrooms, a guest room, and a kids' den. Features of the house include white-oak ceilings, exposed steel trusses, Eucalyptus-veneer cabinetry, honed Pompignon limestone, concrete, granite, and stainless steel countertops. The owners also enlisted the help of Interior Designer Sharon Fannin. The project was built by Sonora West Development of Scottsdale, AZ.
