The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

Within the master bedroom was a small entry hallway and extra closet. A perfect spot to carve out a small laundry room. Full sized stacked washer and dryer fit perfectly with left over space for adjustable shelves to hold supplies. We have years of experience working in houses, high-rise residential condominium buildings, restaurants, offices and build-outs of all commercial spaces in the Chicago-land area.

The shower includes dual shower areas, four body spray tiles (two on each side) and a large glass surround keeping the uncluttered theme for the room while still offering privacy with an etched “belly band” around the perimeter. The etching is only on the outside of the glass with the inside being kept smooth for cleaning purposes. The end result is a bathroom that is luxurious and light, with nothing extraneous to distract the eye. The peaceful and quiet ambiance that the room exudes hit exactly the mark that the clients were looking for.

The genesis of design for this desert retreat was the informal dining area in which the clients, along with family and friends, would gather. Located in north Scottsdale’s prestigious Silverleaf, this ranch hacienda offers 6,500 square feet of gracious hospitality for family and friends. Focused around the informal dining area, the home’s living spaces, both indoor and outdoor, offer warmth of materials and proximity for expansion of the casual dining space that the owners envisioned for hosting gatherings to include their two grown children, parents, and many friends. The kitchen, adjacent to the informal dining, serves as the functioning heart of the home and is open to the great room, informal dining room, and office, and is mere steps away from the outdoor patio lounge and poolside guest casita. Additionally, the main house master suite enjoys spectacular vistas of the adjacent McDowell mountains and distant Phoenix city lights. The clients, who desired ample guest quarters for their visiting adult children, decided on a detached guest casita featuring two bedroom suites, a living area, and a small kitchen. The guest casita’s spectacular bedroom mountain views are surpassed only by the living area views of distant mountains seen beyond the spectacular pool and outdoor living spaces. Simple clean design...in this master bathroom renovation things were kept in the same place but in a very different interpretation. The shower is where the exiting one was, but the walls surrounding it were taken out, a curbless floor was installed with a sleek tile-over linear drain that really goes away. A free-standing bathtub is in the same location that the original drop in whirlpool tub lived prior to the renovation. The result is a clean, contemporary design with some interesting "bling" effects like the bubble chandelier and the mirror rounds mosaic tile located in the back of the niche.
