This Boulder, Colorado remodel by fuentesdesign demonstrates the possibility of renewal in American suburbs, and Passive House design principles. Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. This spectacular family home situated above Lake Hodges in San Diego with sweeping views, was a complete interior and partial exterior remodel. Having gone untouched for decades, the home presented a unique challenge in that it was comprised of many cramped, unpermitted rooms and spaces that had been added over the years, stifling the home's true potential. Our team gutted the home down to the studs and started nearly from scratch. The goal was to dramatically open up the living space and modernize the home, while capitalizing on the stunning views the property had to offer. With the existing floor plan, only bedrooms had partial views, with common living areas relegated to the back portion, preventing residents from enjoying the expansive sightlines available to the home. The completely reimagined floorplan included relocating the kitchen and Master Suite to the opposite side of the home to take better advantage of the views and natural light. All bathrooms and the laundry room were completely remodeled along with installing new doors, windows, and flooring throughout the home and completely upgrading all electrical and plumbing. The end result is simply stunning. Light, bright, and modern, the new version of this home demonstrates the power of thoughtful architectural planning, creative problem solving, and expert design details.

Of utmost importance to this client was a home boasting an elegant vibe – highlighting sophisticated furnishings without pretension – but with little-to-no-maintenance. Throughout the house, the designers incorporated performance fabrics that are sustainable for pets and children, offering an elegant ease that transitions from outdoor to indoor. They also focused heavily on the convenience factor, bringing the home deep into technology with media seating for a true media room; custom motorized shades in every room; TVs that reveal with a simple push of a button; and even desks that transition from a standing to seated position. Of course, you can’t have convenience without some glamour, and a former sitting room that was converted into a dressing room will make any woman’s eyes pop with envy. The to-die-for closet features power rods that float down for easy reach, a dressing mirror with wings that fold in and LED lights that change colors, a bench covered in couture fabric for distinctive perching, decadent carpeting and tons of shoe storage.

What was once a dead space between the master bathroom and master bedroom was turned into a dressing suite now creating a true master suite area in the home where the client could have a personal haven to revive after a busy day. A true Master Suite with a seamless layout allowing sleeping, dressing, bathing, and relaxation which flowed smoohtly and efficiently in their new retreat. The interiors of the wardrobes were finished with low profile custom LED lighting which automatically turns on and off with the opening of the doors and drawers. Custom power shades were programmed to open and close based on the time of day. The power shades also have a remote system so the program could be temporarily overridden if they wish to open or close them more. Paint colors were kept neutral to help emphasize all the natural lighting in the space.
