This remodel project in Kirkland involved a new master bath and laundry room. The master bath was once a dark and dated space, but was transformed into a bright, open and inviting space that provides the perfect ambiance and functionality for getting ready for the day.

The cabinet is a freestanding furniture piece that we allowed the homeowner to purchase themselves to save a little bit on cost, and it came with prefabricated with a counter and undermount sinks. We installed 2 floating shelves in walnut above the commode to match the vanity piece. The faucets are Hansgrohe Talis S widespread in chrome, and the tub filler is from the same collection. The shower control, also from Hansgrohe, is the Ecostat S Pressure Balance with a Croma SAM Set Plus shower head set. The gorgeous freestanding soaking tub if from Jason - the Forma collection. The commode is a Toto Drake II two-piece, elongated. Tile was really fun to play with in this space so there is a pretty good mix. The floor tile is from Daltile in their Fabric Art Modern Textile in white. We kept is fairly simple on the vanity back wall, shower walls and tub surround walls with an Interceramic IC Brites White in their wall tile collection. A 1" hex on the shower floor is from Daltile - the Keystones collection. The accent tiles were very fun to choose and we settled on Daltile Natural Hues - Paprika in the shower, and Jade by the tub. The wall color was updated to a neutral Gray Screen from Sherwin Williams, with Extra White as the ceiling color.

Complete remodel and addition to the master bathroom. We took the original tiny bathroom, and tore down a wall to an oversized walk in closet, to make room for this luxurious walk in shower and tub combo. There's generous room in the shower to allow for a built in bench that carries over to the deck mounted tub filler. The large ledge around the tub serves multiple functions; first as seating space for the owners to be able to bathe their young children and second, for them to rest a glass of wine while soaking to relax at the end of a long day.

The bathroom cabinetry by Koch and Company incorporates two vanity cabinets and a floor to ceiling linen cabinet, all in a Fairway door style in charcoal blue, accented by Alno hardware crystal knobs and a super white granite eased edge countertop. The vanity area also includes undermount sinks with chrome faucets, Granby sconces, and Luna programmable lit mirrors. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

Creation of a new master bathroom, kids’ bathroom, toilet room and a WIC from a mid. size bathroom was a challenge but the results were amazing. The master bathroom has a huge 5.5'x6' shower with his/hers shower heads. The main wall of the shower is made from 2 book matched porcelain slabs, the rest of the walls are made from Thasos marble tile and the floors are slate stone. The vanity is a double sink custom made with distress wood stain finish and its almost 10' long. The vanity countertop and backsplash are made from the same porcelain slab that was used on the shower wall. The two pocket doors on the opposite wall from the vanity hide the WIC and the water closet where a $6k toilet/bidet unit is warmed up and ready for her owner at any given moment. Notice also the huge 100" mirror with built-in LED light, it is a great tool to make the relatively narrow bathroom to look twice its size.

We undertook a full house renovation of a historic stone mansion that serves as home to DC based diplomats. One of the most immediate challenges was addressing a particularly problematic bathroom located in a guest wing of the house. The miniscule bathroom had such steeply pitched ceilings that showering was nearly impossible and it was difficult to move around without risk of bumping your head. Our solution was to relocate the bathroom to an adjacent sitting room that had 8’ ceilings and was flooded with natural light. At twice the size of the old bathroom, the new location had ample space to create a true second master bathroom complete with soaking tub, walk-in shower and 5’ vanity. We used the same classic marble finishes throughout which provides continuity and maintains the elegant and timeless look befitting this historic mansion. The old bathroom was removed entirely and replaced with a cozy reading nook ready to welcome the most discerning of houseguests.

A long vanity provides ample space for multiple people to get ready in the morning or ready for bed. The unique glass mirrors add a fun touch with built in lighting.
