Newly constructed home located in the Zilker neighborhood of Austin. The existing bungalow on the property was deconstructed, with materials set aside for re-use in the new home. Goal of the project was to source exclusively from these existing materials, as well as materials salvaged from the homeowners' family ranch in West Texas. The remaining products and materials were sourced locally and made in the USA whenever possible, to lower the carbon footprint and support local manufacturers and artisans. Sequined Asphault Studio This project was originally spec home for a developer. The buyer purchased the home before it was done and wanted to customize the bathroom to better fit their needs. We raised the custom vanity with mirrored doors to 40" inches to accommodate their height. They were looking for a very classic bathroom in a grey carrara stone. The vanity mirrors were purchased from Restoration Hardware. We wanted to add more storage to accommodate their needs and wants.

After years of living with their master bathroom, our clients felt they could no longer ignore its shortcomings or the siren’s call for renovation. Their desire was for a glowing traditional bathroom with the same sophistication and cohesive architectural vocabulary found throughout their home. They also wanted the space to provide a more open and organized plan, better lighting and storage, a more luxurious bathing experience and a more defined connection with the master bedroom. Inspiration for a mid-sized modern master travertine floor freestanding bathtub remodel in Jacksonville with beige walls

Remodeling your master bathroom in Calabasas offers the perfect opportunity to optimize both functionality and style. Custom features, such as built-in cabinetry and spacious shower designs, can transform an ordinary bathroom into a highly organized, luxurious retreat. I recently worked with a homeowner in Calabasas who struggled with limited storage and a dated design. By integrating custom storage cabinets and a sleek walk-in shower, we were able to create a space that not only looked great but solved their storage woes. The built-in cabinetry, combined with the shower’s marble finishes, added much-needed storage for linens, toiletries, and more, all while maintaining a clean, open layout. The result was a bathroom that was both practical for daily use and aesthetically aligned with the homeowner’s vision.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Photography by Jim Tetro This house, built in the 1960s, sits southfacing on a terrific wooded lot in Bethesda, Maryland. The owners desire a whole-house renovation which would improve the general building fabric and systems, and extend the sense of living out of doors in all seasons. The original sixties-modern character is preserved and the renovation extends the design forward into a contemporary, modern approach. Connections to and through the site are enhanced through the creation of new larger window and door openings. Screened porches and decks perch above the sloped and wooded site. The new kitchen and bathrooms allow for opportunities to feel out-of -doors while preparing, cooking, dining, and bathing. Smart passive strategies guide the environmental choices for this project, including envelope improvements, updated mechanical systems, and on-site stormwater management.

A145 features a specific program for a family whose main requirement was the versatility of the social space, having spaces wholly open and integrated and simultaneously being able to divide them for the comfort of each one of its members. The home is located in the Ayamonte Golf Club and its dividing line with the spring forest in Zapopan, with an East-West orientation, on a land of 1000m2. From an aesthetic point of view, the house was designed based on the spring forest’s primary setting. Special care was taken in the landscape design, integrating species of the region organically. Using natural materials in facades and interiors was a deliberate choice, with the intention that the construction, over the years, would become part of the natural setting and transform along with it. The residence is not just a home but a friend to the environment. It is equipped with solar panels for the house’s daily use and the pool’s heating, reducing its carbon footprint. Additionally, it has a water treatment plant, ensuring responsible water usage and management. The interior design style vividly reflects the residents’ personalities. Most of the pieces made in Mexico were designed and manufactured in a contemporary style.
